176 MS-198, Lucedale, MS 39452, USA
For individuals and families in Mississippi exploring housing options, particularly in more rural settings, mobile home parks like Broadus Trailer Park in Lucedale, MS, often represent a segment of the affordable housing market. Located on MS-198, these types of communities can offer an alternative to traditional rental homes or apartments, typically focusing on providing lots for manufactured homes.
When considering any community for long-term residency, understanding both the offerings and the experiences of current or past residents is crucial. Public feedback for Broadus Trailer Park highlights significant concerns regarding property maintenance, safety, and tenant relations. Reviews mention serious issues such as a lack of timely repairs for critical conditions, including faulty electrical outlets, absence of hot water, and inadequate refrigeration, impacting the health and safety of residents, including a veteran. There are also comments about the general condition of the mobile homes and the upkeep of tenant yards, suggesting a need for substantial renovation or replacement of existing units. Furthermore, a review indicated difficulties in obtaining lease documentation and issues with mail service.
It is important for prospective residents to approach communities with this kind of feedback by prioritizing direct communication and thorough personal inspection. While mobile home parks can offer a path to more accessible housing, particularly through lot rentals for privately owned homes, the management's responsiveness to maintenance and resident well-being is paramount. The reviews suggest that potential tenants should exercise due diligence, carefully inspecting any rental units, understanding lease terms fully, and clarifying all aspects of property management's responsibilities for repairs and amenities before committing.
Broadus Trailer Park, by its nature as a mobile home park, serves a segment of the housing market in Lucedale, Mississippi. For those considering a residence here, a comprehensive understanding of current conditions and a direct dialogue with the park management about the raised concerns would be essential to make an informed decision.
Broadus Trailer Park is situated at 176 MS-198, Lucedale, MS 39452, USA. This address places the mobile home park in a rural setting within George County, Mississippi. Lucedale is a smaller, agricultural community in the southeastern part of the state, known for its quiet charm and access to natural resources.
The park's location directly on MS-198 (Mississippi Highway 198) offers straightforward accessibility. MS-198 is a state highway that runs through the area, connecting to other local roads and ultimately providing access to larger routes. For residents, this means relatively easy navigation to and from the park, simplifying daily commutes and errands within Lucedale and the surrounding areas.
Lucedale, as the county seat of George County, provides essential local services for its residents. Within a reasonable driving distance from Broadus Trailer Park, residents can typically access grocery stores, local shops, pharmacies, medical clinics, and dining options. The community also benefits from local schools within the George County School District, making it a consideration for families.
While Lucedale offers a quieter, rural lifestyle, its location in southeastern Mississippi means it is within a broader regional context. Depending on specific travel needs, larger cities like Hattiesburg or the Mississippi Gulf Coast (Gulfport/Biloxi) would require a more significant drive, typically an hour or more. However, for those who value a tranquil setting and local community living, Lucedale provides a comfortable base.
The immediate surroundings of Broadus Trailer Park along MS-198 would likely be characterized by rural landscapes, potentially including agricultural fields or forested areas, contributing to a sense of peace and quiet away from urban congestion. This location is particularly suitable for individuals and families seeking affordable living in a less densely populated area of Mississippi.
Based on its classification as a mobile home park, Broadus Trailer Park would typically offer the fundamental services required for manufactured home residents. However, it's crucial to acknowledge the serious concerns raised in public reviews regarding the actual provision and quality of these services, particularly concerning maintenance and tenant support. The following outlines what would generally be offered by such a park, with the caveat that prospective residents should thoroughly verify the current state and reliability of these offerings.
Given the significant negative feedback concerning repairs, safety, and tenant relations, any prospective resident should prioritize direct and explicit clarification of all services, management responsibilities, and maintenance protocols before considering residency at Broadus Trailer Park. It is highly advisable to obtain all agreements in writing and confirm the current condition of any rental unit or lot.
Given the nature of the public reviews, identifying "highlights" for Broadus Trailer Park requires a nuanced approach, focusing on what the park should offer, or its inherent characteristics as a mobile home park, while acknowledging the severe discrepancies reported by residents. The primary feature of such a park is its contribution to providing potentially affordable housing options in a specific geographic area.
However, it is crucial to balance these general characteristics with the direct feedback from residents. The severe concerns raised about a lack of repairs for critical conditions (electrical, hot water, refrigeration), safety and security issues, and difficulties with management responsiveness (e.g., mail access, lease documentation) are significant counterpoints to any potential highlights. For a community to truly be highlighted, these fundamental issues would need to be demonstrably resolved.
Prospective residents are strongly advised to thoroughly investigate the current conditions of any unit or lot and engage in direct, detailed conversations with the management about all concerns raised in public reviews to assess if the features align with a safe and acceptable living environment.
Given the nature of the public reviews for Broadus Trailer Park, which highlight significant concerns regarding maintenance, safety, and tenant relations, it is highly unlikely that the park actively advertises or offers typical "promotions" in the conventional sense (e.g., move-in specials, discounts). The focus of any such community with these reported issues would likely be on basic lot rentals and perhaps the direct sale of older, as-is units, rather than promotional incentives.
Mobile home parks primarily generate income through:
It is improbable that Broadus Trailer Park would offer incentives such as:
Instead, any "offer" would likely revolve around the base price of lot rent or the sale price of a mobile home. Prospective residents should focus their inquiries on:
Due to the serious nature of the concerns raised in public reviews, any discussion about pricing or terms should be accompanied by a thorough inspection of the property and a clear understanding of the park's commitment to addressing maintenance and safety issues.
Given the limitations in public data and the nature of the provided reviews for Broadus Trailer Park, which indicate challenges in communication and responsiveness, direct contact information beyond the address is not explicitly available or widely publicized in a manner that suggests reliable, immediate public access. The reviews highlight that residents faced difficulties in contacting management for repairs, and one mentioned an inability to obtain necessary documentation.
Since no direct phone number or website was provided in the source information that could be confidently presented as a consistently reliable point of contact for all inquiries, individuals interested in Broadus Trailer Park would typically need to:
Prospective residents should be prepared that reaching management and obtaining comprehensive information might require persistence, as suggested by the existing public feedback.
When evaluating Broadus Trailer Park for suitability for locals in Mississippi, it's essential to consider the reported challenges alongside the fundamental role mobile home parks play in providing housing. For some residents in Lucedale, this type of community may be suitable primarily due to a singular factor: its potential as a very low-cost housing option in a rural area where alternatives might be scarce or equally challenging to access.
In regions like Lucedale, affordability is often a critical concern for individuals and families. Mobile home parks, even those with reported issues, can sometimes offer the lowest entry point into detached housing or provide a lot for an existing manufactured home at a price point that is otherwise unattainable. For those whose financial constraints are severe, or who have limited choices in the local rental or purchase market, the park's existence might, by default, make it a consideration.
The rural setting on MS-198 also appeals to a segment of the local population who prefer a quiet, less congested lifestyle away from urban centers. For individuals who prioritize peace and quiet, and have ties to the Lucedale community or work in the immediate area, the location offers practical convenience for daily living and commuting within this specific region of Mississippi.
However, it is crucial for any local considering Broadus Trailer Park to be acutely aware of the serious concerns raised in public reviews regarding maintenance, safety, and management responsiveness. For a community to be truly "suitable," it must provide safe and habitable living conditions, reliable access to basic utilities (hot water, working electricity), and clear, responsive management. The feedback suggests these fundamental aspects have been significantly lacking.
Therefore, while Broadus Trailer Park might represent an economically accessible housing choice in Lucedale, its suitability for locals hinges entirely on whether potential residents are able to verify that the grave issues reported have been comprehensively addressed and that current conditions meet basic standards for health, safety, and livability. Without demonstrable improvements in these areas, its suitability for a healthy and secure local living environment remains severely questionable.

Will not make repairs to their rentals even with life-threatening or inhumane conditions. Has no concern for the safety or security of its tenants. I rented a lot for seven months requesting documentation of my lease deemed necessary for obtaining any assistance during hardships while the landlord removed my mail box. I would recommend a tent city before this place. My 73.
