For Ohio residents exploring long-term housing solutions, especially those seeking a more affordable pathway to homeownership or stable residency, Canaan Community in Plain City, Ohio, offers an established mobile home park environment. Situated in the charming village of Plain City, this community provides lots for manufactured homes, presenting a unique living arrangement for individuals and families who desire a sense of community and potentially lower housing costs compared to traditional stick-built homes in the area.
Canaan Community functions as a residential mobile home park, distinct from short-term RV campgrounds. It aims to provide a stable living environment for its residents, where individuals typically own their manufactured homes and lease the land (lot rent) from the park management. This article will provide a clear and factual overview of Canaan Community from the perspective of an Ohio resident. We will delve into its location and accessibility, the types of services commonly offered in such a community, and highlight aspects of its living environment based on available public information, including valuable insights from current and past residents. Our goal is to equip potential residents with a realistic understanding of what it means to live in Canaan Community in Plain City, Ohio.
Canaan Community is located at 5130 NE Plain City-Georgesville Rd, Plain City, OH 43064, USA. This address places it in Plain City, a village that offers a blend of rural charm and convenient access to larger urban centers. Plain City itself provides local amenities, including schools within the Jonathan Alder Local School District, local shops, and community events. One review notes that the park is "conveniently located just 7 minutes to Plain City, Hilliard and Dublin," and less than 16 miles from Ohio State University and Columbus. This accessibility is a significant advantage for residents, offering easy commutes to major employment hubs, educational institutions, extensive shopping, dining, and entertainment options in nearby Hilliard, Dublin, and Columbus. While the community offers a quieter, more rural feel due to its Plain City location, its proximity to these larger suburbs ensures residents don't feel isolated from urban conveniences. This balance between a tranquil setting and convenient access to city resources is often a key factor for individuals and families considering mobile home living.
As a mobile home park, Canaan Community provides the foundational services necessary for its residents to maintain a long-term home within the community. These services are typically centered around the provision and maintenance of the land and communal infrastructure.
Canaan Community offers features and highlights that contribute to its appeal as a residential option, though it's important to consider various resident perspectives to get a balanced view.
However, a key concern highlighted by a long-term resident is the consistent increase in lot rent, with a recent jump of "$125 dollars." This resident feels that "no trailer park should cost this much after you pay for your trailer and up keep," and that constant increases are "not the answer to fix everything." This indicates that while the base cost of a mobile home might be lower, the rising recurring expenses can be a significant financial burden for residents.
As a long-term residential mobile home park, Canaan Community generally does not offer the same type of "promotions or special offers" as a short-term recreational RV park or campground (e.g., seasonal discounts, holiday packages). Any financial incentives would typically relate to the terms of lot rental agreements or specific arrangements for purchasing a mobile home within the park.
For instance, if the park has new mobile homes for sale directly or through affiliated dealers, there might be financing options, builder incentives, or specific pricing structures for new units. The fact that new Clayton Built homes are available for sale (e.g., "Clark model") suggests that there might be opportunities for purchasing a new home as part of a residency agreement. However, the recurring concern about rising lot rent is a significant financial factor that potential residents should consider carefully when evaluating the overall cost of living.
Prospective residents should directly contact the park management or sales office to inquire about current lot rental rates, any available mobile homes for sale, and any specific terms or conditions that might affect their overall housing costs. They would be the authoritative source for any detailed financial arrangements.

It is highly recommended to call during regular business hours to speak with a park representative. When making inquiries, it is advisable to ask specific questions about current lot rent, the history of rent increases, utility responsibilities, community rules, and any concerns derived from publicly available reviews. Visiting the park in person is also crucial to assess the condition of common areas and the overall living environment. Given the mixed reviews, open communication with management and a thorough understanding of all agreements are paramount before committing to residency.
For Ohio locals seeking a long-term housing solution in a growing suburban area with access to major amenities, Canaan Community in Plain City offers a distinct option within the mobile home park sector. Its location provides convenient access to Plain City itself, as well as the larger employment and entertainment hubs of Hilliard, Dublin, and Columbus, making it practical for daily living and commuting. While some residents express strong positive sentiments about the community and the efforts of new management to improve the park and enforce rules, others voice significant concerns about consistent and substantial increases in lot rent, and challenges with community dynamics. The availability of newer manufactured homes can be an attractive feature for those seeking modern living, but the long-term financial commitment due to rising lot rents needs careful consideration. Ultimately, Canaan Community is suitable for Ohioans who prioritize an accessible location and are prepared to engage proactively with park management to understand all financial implications and community expectations. It offers a unique opportunity for potentially more affordable living in a desirable region, provided prospective residents conduct thorough due diligence and are comfortable with the specific characteristics of mobile home park residency.

Been here 3yrs every yr they raise rent this time 125 dollars no trailer park should cost this much after you pay for your trailer and up keep. Everyone hates everyone out here i talk to 1 person they tell about the other then vise versa its crazy. The park needs alot of work done and constley raising rent is not the answer to fix everthing i would figure there is enough profit to make off everyone out here without bleeding is dry.
Jul 26, 2024 · anno moosyI have lived here for 22 years. I feel safe and comfortable. My neighbors are great!!!! I am a senior with health problems. I can count on my friends to help me, if I need it. Our managers are new. They are trying to make this park better. They are also running two parks. This why the office is closed at odd times. Give them a chance and you will find them to be really good people. They are just enforcing the rules of the park.
Feb 28, 2019 · Linda FitzpatrickThis place has really gone down hill in the last few months especially! Management is rude! They write us up for everything! Patio furniture, small chairs on my porch. Our trashcans... even though they both have lids and my trash is never outside of the cans. They have even gotten on to us for our kids... who are never outside unattended. However, the apparent drug dealer who lives across the street is fine, as well as all the glass from the beer bottles he throws around. Its ridiculous! We moved away from the west side of columbus for a better area and schools for my children, not to be bullied over patio furniture and imaginary trashcan problems. Third manager thats been here since weve been here..... pretty sure the worst one.
Dec 26, 2018 · Victoria MeadorsLot rent is to high. everywhere else is under $300 for wat it cost they should mow the property and the pool is ALWAYS down..things have went downhill but just got new managers so hopefully they are whyyyyy better!! I love living out here but it was better in 2012-2015
Jul 30, 2018 · Angi MaloneThe maintenance man bout hit my 13 year old son with his zero turn mower, then go to office to complain and all I get is..."I don't see him doing that" and sent me on my way, even though I had 2-3 witnesses . I asked for regional managers phone number to call my complaints in, but the manager refused to give me the number. Then they tow our car because it was parked on the road in front of my place, no warning on the car or nothing til they towed it and slapped one on while getting towed. They let another car sit on a jack by the mailboxes with a warning sticker on it from Dec. 11th... but towed mine away. Wth... and it was still sitting there when I moved out of that dump mhp beginning of January. The manager is a rude, non speaking english, dummy that has no business being in a management spot anywhere. Not trained at all apparently. She let's others get by with what she would write you up for, just cause they kissed butt. Well I won't kiss butt to anyone. I think that others that live there need to call zoning inspectors for all the building and remodeling that some are doing out there. It's a good place to live if you're illegal.
