PLEASE do yourself and./or your elderly loved ones a favor and DON'T let them buy a mobile home in this TERRIBLE place. My mother lives there and she along with so many of her neighbors are miserable living there now. The property was recently sold in the last 12 months or so and the new owners (none of the residents even know who the new owners are) sadly they are forced to deal with a Woman "Ms. Brooks" who is the most unprofessional, disrespectful and hateful woman. She completely ignores calls, emails and communications from the residents but at the same time is very quick to assess fines against the residents when they don't do what she tells them to do. She implements rules without reason or logic. The latest is putting up a sign requiring that "all leaves must be removed from residents yards every Monday" if they fail to do so they will get a "pink slip" that results in a fine. That might be okay except that if you go there on a Monday or Tuesday you will find that NONE of the common area's have been touched at all. This kind of hypocrisy extends into all areas of the operation at Royal Hills Village. The many elderly and disabled residents that live there are being terrorized by this woman who claims to have been put in charge of making all decisions related to this property. No one should have to spend their last years terrified that they are going to be fined every time they turn around. Something MUSTS be done about this. This will not be the last step I take to try and help these poor people who are being taken advantage of. PLEASE DO NOT LET YOUR LOVED ONE BECOME A VICTIM ALSO. I am only giving them a star because it's required in order to post this.

If Management and maintenance weren’t so difficult to reach and get them to follow through with what they say they’ll do, their ratings would go up tremendously. They will hunt you down to give you a pink slip and get you to comply to their standards, but if you need something or if they make a mistake that they need to fix, they become a ghost town. No joke.

Making a bunch of elderly people slave and manicure there yards perfectly when most are on a fixed income and are not in good enough health to do so is ridiculous. Plus the ever spying individuals who dont have anything other to do with there time than to complain about every little thing that think is going on is crazy. If you looking for a quiet relaxing place to live out your golden years...pass on this place.

My parents both passed last year and the management (Vonda) were terrible to our family. She stated that they would start an eviction procedure within 7 days of the 1st and take the home if we did not pay lot rent of over $550 per month even though no one was living there. They also wanted to charge us $10,000 to move the home which we could not afford. This made it impossible for us to afford to have time to get their affairs in order and go through probate because it would have exceeded the value of the home. They took their home which was paid for. As we were moving everything we were told by multiple residents that this was typical for the management. I wish my parents had never moved here.

While the Mgt. has a personality of a dead fish and what they are responsible for is either in disrepair or in need of improvement (which they ignore) the Village does have high standards for residents which maintain this beautiful property. We do complain to each other about the lack of pleasantries and harsh manor of the Mgt. THEY DO NEED PERSONALITY LESSONS. Over all this is a very friendly community...minus the Mgt.
