The owner/ manager of this trailer park thinks he's God. He tries to micromanage the daily lives of all who enter his park. He constantly stops by unannounced and enforces his rules vastly different between each and every resident as he feels fit. Whatever you do don't park on the grass, unless your one of his favorites then the rules don't seem to apply. Then there's the water. I hope you like the smell of sulfur and rust because it's got plenty of that. Drinking the water is like playing Russian Roulette with your rear, eventually you loose. Let's take a moment to talk about the safety of this park. They got a nice speed limit of 10 mph, which you couldn't get up to if you wanted to the roads are in such disrepair, two spine shattering speed bumps you have to come nearly to a stop to go over, and an adequate storm shelter for all to gather in in the case of bad weather. Like when that tornado came through in May of 2017, and most of the residents headed over to the shelter for safety only to find out that it had been paddle locked shut by the landlord to keep the kids from playing in there. Anyway super great place 10 outta 10 would recommend...

We have lived in Canoe Villa for 26 years,it's a nice quiet place to live,conveniently located to shopping,and the freeway. GREAT place to live! The owner of the park is personable,and diligent to keeping things orderly.
