Cedar Hill Mobile Home Park, like many mobile home communities, primarily offers land leases for individual mobile homes, allowing residents to place their own manufactured homes on designated lots. While the provided reviews highlight some areas where residents feel services could be enhanced, based on the nature of mobile home parks and general public data, the expected services typically include:
- Lot Rentals: The core service is the provision of lots for mobile homes. Residents pay a monthly lot rent to lease the space their home occupies. The provided information indicates lot rent is around $450/month and is slated to increase to $500/month.
- Water Access: The park provides access to well water for its residents. However, a review mentions the water "stinks," suggesting potential quality issues that residents have noted.
- Sewer/Septic System: The park provides a sewer or septic system for waste disposal. A review specifically mentions that the park "won't fix septic," indicating that residents have experienced issues with the maintenance of this service.
- Grounds Maintenance (Mowing): The park generally takes responsibility for mowing common areas and perhaps individual lots. A review states that mowing occurs "whenever," suggesting inconsistency in this service.
It is important for prospective residents to inquire directly with management regarding the current status and scope of these services, especially concerning any mentioned maintenance issues, to ensure clarity before committing to a tenancy.
Cedar Hill Mobile Home Park offers specific features and highlights that define its living environment in Cartersville, GA. While some aspects have drawn criticism in reviews, understanding these points is crucial for prospective residents:
- Affordable Lot Rent: A key feature is the relatively affordable lot rent, noted to be around $450/month, though it is increasing to $500/month. This makes it a more accessible housing option compared to many traditional rental properties in the area.
- Long-Term Tenancy: The presence of "tenants that's been there a long time" suggests that some residents find it a suitable place for long-term living, indicating a level of stability within the community.
- Individual Lot Space: Residents have their own dedicated lot space for their mobile home, providing a degree of privacy and outdoor area not typically found in apartment living.
- Well Water Access: The park provides well water to its residents, which can sometimes be a cost-saving feature compared to municipal water services, though a review notes issues with water quality ("stinks").
- Septic System: The park utilizes a septic system for waste, an important infrastructure feature for mobile home parks in certain areas.
- Ongoing Management Presence: Despite criticisms regarding management's responsiveness in some areas, the very fact that there is management to contact and rules (even if inconsistently applied, according to reviews) indicates a structured environment.
- Proximity to Cartersville Amenities: The park's location in Cartersville means residents have access to the city's resources, including shops, services, and recreational opportunities like Lake Allatoona and various parks.
Prospective residents should weigh these features against their personal priorities and the feedback from current residents to make an informed decision.
Based on the provided information and common practices for mobile home parks, Cedar Hill Mobile Home Park does not explicitly advertise "promotions or special offers" in the traditional sense of discounts or limited-time deals. Instead, its primary "offer" is its consistent pricing structure for lot rent and the general affordability it provides as a housing option.
- Standard Lot Rent: The park operates on a fixed monthly lot rent, which is currently $450 and is soon to increase to $500 per month. This straightforward pricing is the main financial aspect for residents.
- No Grace Period for Rent: It's important to note the specific policy regarding rent payment: "No late grace period. Charge $5 a day starting the 2nd of month." This is a key financial term that prospective tenants should be aware of, as it affects the overall cost if rent is not paid precisely on time.
For any potential new resident incentives, such as move-in specials or assistance with home placement, it would be essential to contact the park management directly. However, the provided reviews do not indicate any such offers are currently available or consistently promoted. The primary value proposition lies in the base cost of lot rent compared to other housing types in Cartersville.

Customer Reviews
They let the tenants that's been there a long time tell lies on people and don't or won't listen to the other's side or opinions. There's one tenant that is nosy. He watches everything everybody does. He even takes pictures of other tenants. They let some tenant have "toys" in their yard but not others. They are not an equal opportunity landlord. No late grace period. Charge $5 a day starting the 2nd of month. No trash service. Mows whenever. Well water that stinks. Won't fix septic. You get absolutely nothing for $450 mo. And going up to $500 soon. All while trying to sell it. There's more but you get the just of it.
Giving this a rating to get the their attention. The number listed doesn’t work rings once then hangs up.
Great place to live. Quite. Safe. Good neighbors. Great management. Easy to pay online. Highly recommended for a short or long term stay.
