Eagle View Mobile Home Park About

For many residents of Georgia, the appeal of RV living, whether for temporary stays or as a long-term solution, is growing. RV parks offer a unique blend of flexibility, community, and often, a more budget-friendly approach to housing. If you're in the Cartersville area and exploring your options for RV accommodations, understanding what a local RV park provides is essential. This article aims to shed light on such a community, Eagle View Mobile Home Park, located in Cartersville, Georgia, from the perspective of local users.

RV parks in Georgia serve a diverse range of individuals and families. Some use them for seasonal getaways, parking their recreational vehicle while they explore the state's natural beauty or visit nearby attractions. Others, however, consider RV parks as a semi-permanent or permanent living solution, appreciating the lower overhead compared to traditional homeownership and the sense of community that can develop. These communities often provide essential services and a structured environment that appeals to those seeking a specific lifestyle.

When considering an RV park, especially for an extended stay, it's crucial for local Georgians to weigh various factors. These include the condition of the park's infrastructure, the responsiveness of management, the type of amenities offered, and the overall living experience. A well-maintained park ensures safety and comfort, while good management fosters a positive environment for all residents. The amenities can range from basic utility hookups to communal facilities like laundry rooms, recreational areas, or even Wi-Fi, all contributing to the quality of life within the park.

For those unfamiliar with the concept, an RV park typically offers designated spaces or "lots" where individuals can park their recreational vehicles. These lots usually come equipped with hookups for electricity, water, and sewage, providing the necessary utilities for comfortable living in an RV. Beyond these practical aspects, the community aspect of an RV park can be a significant benefit, offering opportunities for social interaction and a shared sense of lifestyle among residents.

Services Offered

Based on the provided information, Eagle View Mobile Home Park appears to function primarily as a mobile home park that also accommodates RVs, suggesting a focus on lot rentals for various types of dwellings. While specific, publicly detailed service lists are not readily available, common services typically offered in such a park setting are outlined below. However, it is important to note that direct confirmation with management is always recommended, especially given the concerns raised in customer reviews.

  • RV Lot Rentals: The core service offered would be the rental of spaces suitable for parking recreational vehicles. These lots typically include essential utility hookups for a comfortable stay.
  • Utility Hookups: Standard RV lots usually provide connections for electricity, water, and sewage, which are fundamental for RV living. The availability of different amperage hookups (e.g., 30-amp, 50-amp) would be a key detail to confirm.
  • Long-Term Stay Potential: Given its designation as a "Mobile Home Park" that also accepts RVs, it suggests a capacity and willingness to accommodate longer-term RV residents, potentially offering competitive rates for extended stays compared to nightly or weekly camping grounds.

It is crucial for prospective residents to inquire directly about the maintenance of these services and any additional amenities that may be available.

Features / Highlights

When considering a residential community like Eagle View Mobile Home Park, it's important to look at its features and highlights, keeping in mind that actual experiences can vary as suggested by customer feedback.

  • Strategic Location: One key feature is its address in Cartersville, Georgia. This location offers easy access to I-75, making it convenient for travel to Atlanta and other parts of Georgia. The proximity to Cartersville's amenities, including shopping, dining, and recreational areas, is a practical advantage for residents.
  • Accommodation for RVs: The park is identified as an "RV Park," indicating it provides designated spaces and the necessary hookups for recreational vehicles. This caters to individuals and families seeking RV living options in the Cartersville area.
  • Mobile Home Options: The park's name also specifies "Mobile Home Park," which suggests that it provides lots for manufactured homes, and possibly offers rental units. However, based on the customer reviews, there are significant concerns regarding the condition and code compliance of some rental trailers, with mentions of "dilapidated" conditions, "split in half" double-wide trailers, and "fire hazard" issues due to single exits.
  • Potential for Affordability (with caution): While the concept of mobile home and RV parks often implies more affordable living compared to traditional housing, the reviews explicitly state that "the rent is pretty high from what I understand, which in light of all of this isn't worth it. Especially when you can rent a house for a little bit more or have your own, up-to-code apartment for the same price." This suggests that while cost-effectiveness might be an intended feature, the value proposition is heavily impacted by the reported condition of the property.

However, based on the critical customer reviews that highlight concerns about management and property conditions, it is imperative for any prospective resident to inquire directly about current rates, potential offers, and, most importantly, to perform thorough due diligence. Conclusion: Why This Place Is Suitable for Locals

When considering an RV park or mobile home community in the Cartersville, Georgia, area, local residents typically seek a combination of convenience, affordability, and a comfortable living environment. Eagle View Mobile Home Park's location offers a geographical advantage, being situated at 937 Euharlee Rd SW, Cartersville, GA 30120. This places it within reach of Cartersville's essential services, including shopping centers, dining establishments, and recreational opportunities. Its proximity to major roadways like I-75 is a clear benefit for those who commute or enjoy exploring other parts of Georgia. For locals who value accessibility to urban amenities while still seeking a specific type of community living, the location itself is a significant factor.

However, it is crucial for local users to approach Eagle View Mobile Home Park with a comprehensive understanding of the feedback from current and past residents. While RV parks can offer a unique lifestyle and potentially more flexible housing solutions, the provided customer reviews raise serious concerns that directly impact suitability for locals. Reports of "horribly managed" roads with "potholes that are at least 3 inches deep" and "sinkholes" suggest significant infrastructure issues. For those who rely on their vehicles for daily commuting or simply maintaining their RVs, such road conditions present a practical challenge and potential financial burden due to vehicle damage.

Furthermore, for locals considering mobile home rentals within the park, the reviews highlight severe safety and living condition concerns. Descriptions of "dilapidated" trailers that are "not up to code," with "black mold," "holes all through the house in the floors," and a "fire hazard just waiting to happen" due to insufficient exits, are critical red flags. The mention of high utility bills due to unrepaired water pipes further compounds the financial burden for residents. These issues directly contradict the expectation of comfortable and safe living that any local resident would seek in a long-term housing solution.

While the concept of an RV park or mobile home community can offer an affordable alternative to traditional housing, the explicit feedback about high rent in light of these conditions suggests that the perceived value for money may be severely compromised. For local Georgians seeking a stable and well-maintained living environment, these concerns about property management, safety, and living standards are paramount.

In conclusion, while Eagle View Mobile Home Park benefits from a favorable location in Cartersville, its suitability for local residents is significantly impacted by the serious concerns expressed in customer reviews regarding maintenance, safety, and the condition of its properties. Prospective residents from Georgia are strongly advised to conduct extremely thorough personal inspections, inquire extensively about all living conditions and maintenance protocols, and carefully weigh these reported challenges against the park's locational advantages before making any commitments. Prioritizing safety, habitability, and fair value for money is essential for any local seeking a home in this community.

I was only here to visit some friends, however, this mobile home park is horribly managed. There are potholes that are at least 3 inches deep that you have to go out of your way to miss, if you don't want a flat tire. The asphalt road quickly turns into a dirt road with a 3-4 inch drop off because the road prior eroded so much that it caused a sinkhole and all management did was fill the sinkhole with more dirt. So at anytime the sinkhole could open back up with enough rainfall. If you're looking to rent a trailer, be prepared to live in half of a trailer. The doublewide trailers are split in half and rented out to two separate tenants. These trailers are dilapidated and had not been maintenanced in a long while. Not only that but the trailers themselves and the way they rent them out, is not up to code. There is only 1 exit out of any of the divided trailers, which is the entrance to the trailer. And that is a fire hazard just waiting to happen. The rent is pretty high from what I understand, which in light of all of this isn't worth it. Especially when you can rent a house for a little bit more or have your own, up-to-code apartment for the same price.

If I could give zero stars, I would. Rana, the owner is a P.O.S. He won't fix anything! This place needs to be condemned! My kids stayed sick all of the time because of the BLACK MOLD all over the house. Holes all through the house in the floors, we have had to have at least 20 water pipes fixed because he wouldn't and our water would run up to $800 for one month! He is nothing but a money hungry slumlord. You would be better off living in a tent in the middle of crack town than living here.
