This is our last stay here. It was so bad, we voluntarily forfeited our deposit for a return trip and stayed elsewhere. What use to be an affordable, well maintained park, has turned into a beat down, dumpy looking, not maintained parking lot. No fresh paint on anything, landscaping (??) is nothing but weeds, grass needs mowing, and the dog park filthy. Mid-calf high grass in the dog run is not conducive to anything positive. They put me and my 39 ft fifth wheel on an end lot with no way to make the turn to exit the property. Simply enough to back up and start over, but the 7 other EMPTY sites where I could be placed would have made it much easier. You also arrive (with scheduled reservations) to find a 4-5 page document to sign and return. No thanks. Not going to sign a document which appears on arrival after a long day of travel, especially when terms and conditions are already accepted online and monies paid will not be refunded. The first noise from the trash dump across the road started at 4:45am this last visit. We'll see the typical Corporate response here about how they will take this advice seriously, but I left a review last year, was asked to send a note to an email address for f/u, did so, and over a year later.......nothing. Nothing is what you get at this property unless they make some changes.

Stayed here 6 years ago was wonderful place. New owners and management have destroyed this place! The locals and permanent residents are thicker than fleas on dogs back. Was told when we checked in not to dump waste tanks till they get somebody out to look at system. 2nd day witnessed somebody walking around pulling people's sewer hoses out of connections and just letting waste run on ground. Trash dumpster was overflowing. Looked like they haven't cut grass or weeds in weeks. Terrible place stay away

Raw sewage. Day 2 (less than 12 hours from arrival) sewage overflow due to tanks being too full and rain. Raw sewage backed up and spilled out from multiple sites and all campers had to disconnect from sewer hook ups. This issue also shut down use of the dump station. Due to the smell of raw sewage and not being able to have sewer hookup we did not stay the 2nd night and on what would have been day 3 we hooked up and left. There was rain right before we hooked up to leave and more raw sewage was spilled out and the stench was even worse. Dirtiest rv park we have ever visited. Long term rentals rule the campground and take up space / cross campsite boundaries for short term stay sites. Long term rentals also seem to have few rules keeping their areas clean. Dumpsters were overflowing. We ended up taking our sewage and trash back home with us. We tried to avoid tracking dirty sewage water in our truck/camper but it was nearly impossible. Went to talk to the front office when we decided to leave early and ask about a refund due to our issues. The lady working the front had no clue about what they could or could not do for us and gave us the managers email and said this is how you get ahold of someone. The grounds are not well kept. Grown up grass and overgrown trees. There is a guy that rides around in a golf cart that’s supposed to be maintenance but isn’t maintaining anything. We left feeling filthy and like we needed to burn everything we had brought. Wish I’d looked more in to the reviews before booking and would have never booked here.

This place is an overpriced dump. They quoted us around $90 for a basic gravel site. After we complained about the price the guy on the phone gave us a friends and family discount of $20. The bathrooms are dirty and in need of repair. The clubhouse is full of junk. The businesses around the property are loud. There are 11 pages of rules that you need to be a lawyer to understand. There must be better RV parks in the area.

It's not fancy and I honestly wouldn't call it a resort but at least I can be with my pups. The only other RV park in Clarksville, TN doesn't allow "aggressive breeds". Very quiet neighbors and friendly staff. We are happy here.
