Crestview Manor Mobile Home Community About

For many Michigan residents, finding a housing option that balances affordability with a sense of community is a key priority. Mobile home parks, also known as manufactured home communities, often present a viable and attractive solution. Crestview Manor Mobile Home Community, located in Lapeer, Michigan, is one such community that aims to offer residents an accessible pathway to homeownership within a structured neighborhood environment. In this model, residents typically own their manufactured home while leasing the land it sits on, which can offer a more budget-friendly entry point into homeownership compared to traditional stick-built houses.

Lapeer, Michigan, known for its historic charm and a balanced mix of small-town atmosphere and convenient amenities, provides a practical and appealing backdrop for community living. The presence of a manufactured home community within Lapeer can be particularly appealing to individuals and families seeking a stable and cost-effective living situation within a desirable part of the state. However, as with any residential community, the day-to-day experience is significantly shaped by factors beyond just location, including community management, maintenance of shared spaces, and the overall atmosphere among residents.

Feedback from current and prospective residents offers a diverse perspective on life at Crestview Manor. While some highlight the positive aspects of neighborly support and a responsive management, others point to significant challenges, particularly concerning the application process and the physical infrastructure of the park. This blend of feedback underscores the importance for Michigan locals to conduct thorough due diligence when considering Crestview Manor Mobile Home Community as their potential new home.

This article aims to provide a clear, engaging, and informative overview of Crestview Manor, drawing on all available public data to help Michigan residents make an informed decision about this housing option in Lapeer.

Location and Accessibility

Crestview Manor Mobile Home Community is conveniently situated at 1485 E Ridgeview Dr, Lapeer, MI 48446, USA. This address places the community firmly within the city of Lapeer, the county seat of Lapeer County, Michigan. Lapeer is valued by its residents for its blend of historical character and its function as a central hub for commerce and services in the county.

The park's location on E Ridgeview Drive offers residents practical accessibility to Lapeer's amenities. Crucially, it is described as being "Close to downtown/shopping/food." This proximity means residents have easy and quick access to Lapeer's historic downtown district, where they can find local shops, dining establishments, and community events. Furthermore, access to essential shopping centers and various food options nearby significantly enhances daily convenience, minimizing travel time for errands and leisure.

Lapeer itself benefits from its connectivity to major state routes, including M-24 and M-21. M-24, a significant north-south artery, provides pathways to communities both north and south of Lapeer, including Oxford and ultimately connecting towards the Metro Detroit area. M-21, an east-west route, offers access to larger cities like Flint and Port Huron. This network of roads makes Crestview Manor accessible not only to those already in Lapeer but also for individuals or families commuting from or visiting other parts of Michigan.

While the internal roads within the park have received negative feedback regarding their condition, the external location offers strong advantages. The ability to live in a more affordable community while still being moments away from city conveniences and major travel routes makes Crestview Manor’s location a notable highlight for many Michigan residents.

Services Offered

As a mobile home community, Crestview Manor typically provides a foundational set of services aimed at maintaining the community and supporting its residents. Based on common practices within Michigan's manufactured home parks and insights from customer reviews, the services offered generally include:

  • Lot Leasing: The primary service involves leasing individual plots of land where residents place their manufactured homes. This lease grants residents the right to occupy the specific site and utilize the community's infrastructure.

  • Utility Infrastructure: The park provides the necessary hookups for essential utilities such as water, sewer, and potentially electricity and natural gas to each homesite. Residents are typically responsible for their individual consumption charges for these utilities.

  • Internal Road Maintenance: The upkeep of the roads within the mobile home park is usually a responsibility of the park management. However, reviews indicate this is a significant area of concern, with "terrible streets, pot holes everywhere never getting filled or fixed."

  • Common Area Maintenance: Maintenance of any shared spaces, such as community grounds, landscaping in general areas, and entrances, is typically overseen by the park management. The lighting in these areas is also a concern, as reviews mention "poorly lighted at night."

  • On-Site Management: A management team is present to handle day-to-day operations, address resident inquiries, and enforce community rules. One positive update notes that "I've brought issues to management and she was quick to correct it," suggesting some responsiveness. However, other feedback indicates significant difficulty reaching management and a lack of response to applications.

  • Maintenance Staff: The presence of maintenance staff is implied, with a positive comment stating "Maintenance works his butt off!" indicating dedicated effort, despite the overall issues with infrastructure.

  • Noise Ordinance: The park has a "noise ordinance," which is a beneficial service for residents seeking a quiet living environment and contributes to peace within the community.

  • Application Processing (with issues): Management is responsible for processing applications, including "criminal and credit check." However, reviews indicate severe delays and poor communication in this process.

Prospective Michigan residents should inquire directly about all services, fees, and specific policies, paying close attention to clarifications on road maintenance, lighting, and the application process, given the mixed feedback.

Features / Highlights

Crestview Manor Mobile Home Community in Lapeer, Michigan, possesses a mix of features and highlights that can appeal to Michigan locals, alongside significant areas of concern that prospective residents should carefully consider.

  • Affordable Rent: A major highlight is that "the rent is the best around." For residents seeking budget-friendly housing in Lapeer, this can be a very attractive financial advantage, making homeownership or affordable living more accessible.

  • Community Watch & Neighborly Support: The "Update" review notes a strong positive: "Everyone in the part I live in, looks out for each other." This suggests a thriving internal community spirit where neighbors are supportive and engaged, contributing to a sense of safety and belonging.

  • Noise Ordinance: The presence of a "noise ordinance for the park" is a significant feature for residents who prioritize a quiet and peaceful living environment, helping to ensure tranquility within the community.

  • Convenient Location: Being "Close to downtown/shopping/food" offers practical benefits, allowing residents easy access to Lapeer's amenities, dining, and retail options without extensive travel.

  • Dedicated Maintenance Effort: Despite overall issues, one review specifically commends that "Maintenance works his butt off!" This indicates that there are individuals dedicated to addressing issues, even if the scale of the problems (like potholes) might overwhelm resources.

  • Responsive Management (Mixed Feedback): While some feedback indicates significant issues, one "Update" notes that "I've brought issues to management and she was quick to correct it," suggesting that, at times, management can be effective in addressing resident concerns.

However, critical points raised in other reviews are substantial and must be weighed:

  • Poor Road Conditions: "Terrible streets, pot holes everywhere never getting filled or fixed" is a pervasive and severe issue, impacting vehicle maintenance, safety, and overall park aesthetics.

  • Insufficient Guest Parking: The lack of "place to park for guest unless you want to park at the office and walk a half mile" is a major inconvenience for residents wishing to host visitors.

  • Poor Night Lighting: "Poorly lighted at night" raises concerns about safety and visibility within the park after dark.

  • Aging Housing Stock & Restricted New Homes: The policy that the park "will not allow new homes to come in or be built" and only allows updates to "existing trailers some or most are 1960s to 1980s models" means the community is limited to older manufactured homes. This affects the overall appearance, potential for property value appreciation, and modern amenities within homes.

  • Extremely Poor Application Process: Multiple complaints describe an "awful" and "very poor business" application process, with "waiting a month for management to run a criminal and credit check," no callbacks, unanswered emails, and an empty office during business hours. Applicants felt they "did the job for them" after paying a fee, only to receive no response.

These factors collectively define Crestview Manor. While the affordable rent and strong neighborly spirit are appealing, the significant infrastructure issues, limited guest parking, and severely criticized application process are critical considerations for any Michigan local.

Promotions or Special Offers

Information regarding specific promotions or special offers at Crestview Manor Mobile Home Community is not detailed in the provided public data. Manufactured home communities often utilize various incentives to attract new residents, though these can fluctuate based on market demand, current occupancy levels, and the management's marketing strategies. Potential types of promotions that might be found in such communities could include:

  • Move-in Specials: These might involve a reduced first month's rent, waived application fees, or other initial concessions for qualified new residents upon signing a lease agreement.

  • Lot Rent Discounts: Temporary or structured reductions on the monthly lot rental fee for a specified period or under certain conditions, such as signing a longer-term lease.

  • Home Purchase Programs: If Crestview Manor offers homes for sale (either new or pre-owned), they might provide special financing options, discounted home prices, or upgrade packages for homes placed within the community.

  • Referral Programs: Benefits for existing residents who successfully refer new individuals or families who move into the community.

Given the significant mixed feedback, particularly concerning the application process and communication issues, any Michigan local interested in promotions or offers at Crestview Manor should exercise extreme caution and diligence. It is imperative to:

  • Contact Crestview Manor directly using the provided phone numbers to inquire about any current incentives. Be prepared for potential delays in response, as indicated by past applicants.

  • Request all terms and conditions of any offer in writing, including the duration of the promotion, how it applies to the total monthly costs (lot rent, utilities, etc.), and any conditions for its continuation.

  • Specifically ask about the application fee and process, the expected timeline for background and credit checks, and ensure clear communication protocols are established from the outset.

  • Clarify how any promotion interacts with the park's policy on existing homes versus new homes, given the feedback that new homes are not allowed.

Thoroughly understanding all financial aspects and securing clear, written documentation of any promotions is essential before making any commitments, especially in light of the documented communication challenges.

When contacting Crestview Manor, prospective residents are strongly encouraged to prepare a detailed list of questions. In light of the critical feedback provided by both current and prospective residents, it would be particularly beneficial to inquire about:

  • The current status and plans for road repairs and addressing potholes throughout the park.

Conclusion: Why this place is suitable for locals

Crestview Manor Mobile Home Community in Lapeer, Michigan, presents a mixed bag for local residents, making its suitability highly dependent on individual priorities and willingness to navigate reported challenges.

On the positive side, for many Michigan locals, the "best around" rent makes it a very appealing option for affordable housing or an accessible path to homeownership in Lapeer. This financial benefit is a significant draw, especially in today's housing market. The community also boasts a strong sense of neighborliness, with residents reportedly "look out for each other," fostering a supportive and communal atmosphere. The presence of a "noise ordinance" further contributes to a peaceful living environment, which is highly valued by many seeking tranquility. Additionally, its "Close to downtown/shopping/food" location offers undeniable convenience, ensuring easy access to Lapeer's amenities without significant travel. The acknowledgment that "Maintenance works his butt off!" suggests a dedication to upkeep, even if infrastructure challenges persist.

However, critical drawbacks must be weighed against these positives. The "terrible streets" riddled with potholes, lack of sufficient guest parking, and "poorly lighted at night" significantly impact daily life, safety, and the overall aesthetic appeal of the park. Furthermore, the policy of not allowing new homes and limiting residents to older "1960s to 1980s models" can affect the community's long-term vibrancy and property values. Most critically, the "very poor business" practices surrounding the application process – with excessive delays, lack of communication, and apparent disorganization – are a major deterrent for prospective residents.

Therefore, Crestview Manor Mobile Home Community could be suitable for Michigan locals who:

  • Prioritize extremely affordable rent and a strong sense of internal neighborly community above all else.

  • Are prepared to live with significant infrastructure challenges (roads, lighting, parking) and an aging housing stock.

  • Possess the patience and persistence to navigate a potentially challenging and unresponsive application and management communication process.

Ultimately, while Crestview Manor offers a budget-friendly option and a supportive neighborhood, prospective residents must carefully consider if they are willing to accept the considerable trade-offs in terms of park infrastructure and management efficiency. Thorough personal investigation and direct communication are essential before making a commitment.

*Update* while it was very frustrating waiting, this is not a bad place. Maintenance works his butt off! Everyone in the part I live in, looks out for each other. I've brought issues to management and she was quick to correct it. I like that there is a noise ordinance for the park. Close to downtown/shopping/food. And the rent is the best around. 8/10 Would recommend to others, there's always room for improvement. Been waiting a month for management to run a criminal and credit check. Asked if we could run it ourselves since it was taking so long and was told no... Just to be told after THREE weeks that we can do it ourselves. So not only did we pay for the application fee but we did the job for them and 5 days later there's still no response. Can't get a call back, I've emailed and there's been no response, been going to the office and there's no one there during normal business hours! Very poor business! And when we handed our stuff in, it was thrown in a pile.

Terrible streets, pot holes everywhere never getting filled or fixed . No place to park for guest unless you want to park at the office and walk a half mile to visit family or friends. Poorly lighted at night . Old trailers and will not allow new homes to come in or be built. Only update existing trailers some or most are 1960s to 1980s models . Sad mobile home park.
