It is strongly advisable to call during standard business hours to speak with a representative. This will allow you to obtain the most current information regarding lot rentals, any available homes, and to ask specific questions about community policies, fees, and ongoing maintenance plans. For Michiganders, particularly those seeking housing in the Hastings area, Baltimore Terrace MHC offers a specific type of residential option that warrants careful consideration. Its suitability for locals primarily stems from its provision of manufactured home living, which can offer a more affordable and independent housing solution compared to traditional apartments or stick-built homes. The community's location within Hastings provides convenient access to local schools, shops, and services, offering a blend of small-town living with essential amenities nearby.

However, it is crucial for any local considering Baltimore Terrace MHC to acknowledge and thoroughly investigate the concerns raised by current residents. Reviews indicate ongoing issues with road maintenance, specifically "lots of potholes that desperately need to be fixed," which suggests a potential lack of investment in infrastructure beyond mandatory repairs. More significantly, the feedback about new ownership raising rent "without any upgrades" and only fixing what is "required to fix" points to potential concerns regarding value for money and the overall quality of the living environment.

Therefore, while Baltimore Terrace MHC offers a fundamental housing type, its suitability for local residents will heavily depend on their priorities and willingness to navigate potential challenges. Prospective residents should visit the property in person, directly inquire about all fees and the park's maintenance schedule, and if possible, speak with current residents to gather a comprehensive understanding of the living experience before making a decision. This due diligence is essential to ensure that the community meets their expectations for comfort, safety, and a reasonable living standard in Hastings, Michigan.

Lots of potholes that desperately need to be fixed. Not a new situation as I have been visiting here for over a year on a regular basis.

Was bought out by a company that owns many mobile home parks. They really haven't done much but raise the rent and fix what they are required to fix.

Clean quiet trailer park seems to be a good place. The streets could use some attention but all the roads in Michigan could use alot of attention.

Although Jan, the park manager is very nice, you can't get info on who owns the park now or a phone number to talk to anyone but Jan. I have been waiting for over 5 months for my security deposit back and they refuse to return my calls or answer emails. Not a place I would move back too!
