The standard services offered in such communities generally include common area maintenance and utility infrastructure. Based on resident feedback, there are mixed experiences regarding the quality of these services:
- Lot Rentals: The core service is the provision of individual lots for manufactured homes. Residents own their homes and pay a monthly lot rent for the use of the land.

- General Park Upkeep/Cleanliness (with noted concerns): One review states that the park is a "dirty place" and that "Most all trailers are dirty and can use a good washing to make the park more desirable to live." Conclusion: Why This Place is Suitable for Locals
For Michigan locals considering Lapeer Meadows in Lapeer, the community offers a mix of promising social aspects and notable physical challenges that are important to weigh. The primary suitability for locals stems from the general affordability often associated with manufactured home living, providing a more accessible pathway to homeownership compared to traditional stick-built houses. Furthermore, the positive feedback regarding the friendly management and a welcoming community atmosphere is a strong draw. The personal touch from management, as described by residents, suggests a potential for a positive and helpful living experience in terms of administrative support and community interaction.
However, it is vital for prospective residents to be fully aware of the concerns raised by other residents regarding the park's physical upkeep. The descriptions of "terrible" roads and a "dirty place" where "Most all trailers are dirty" indicate a potential disconnect between the social environment and the physical aesthetics and maintenance standards. For Michigan locals, especially those who prioritize a well-maintained property and functional infrastructure, these reported conditions are critical considerations.
Therefore, while Lapeer Meadows offers the potential for affordable living and a friendly community in a convenient Lapeer location, its suitability is contingent upon a thorough personal investigation. Michigan residents considering this park should conduct extensive due diligence, including an in-person visit to personally assess the conditions of the roads and general park cleanliness. It is also recommended to engage in direct, detailed conversations with management to clarify all expectations regarding maintenance responsibilities and any plans for addressing the reported issues. This will ensure that the actual living conditions align with their personal housing needs and expectations.

I don't live there but it's a dirty place. Most all trailers are dirty and can use a good washing to make the park more desirable to live.roads are terrible, drive through and you'll see what im talking about! Park management needs to hire someone to clean this place up..
My son moved in a few months back. He is very pleased. We love it here everyone that I have met is so nice and has been here for years. Tony (our park manager). Is so very nice and awesome!
I would NEVER recommend someone living here unless you would like to be played on your water bill. It seems all great until you get a random phone call saying you owe $2800 to water for a problem that wasn’t even there in the first place. Please save your money and time. Or get a really good civil lawyer.
Tina Boyd lies about selling trailers and the office cries when you want to pull a trailer out their park cause they don't accept your dogs breed pathetic place to call home
