For Texans navigating the vast landscape of RV parks, finding a spot that aligns with individual needs – whether it’s for a quick overnight stop or a longer, more settled stay – is always a priority. The diverse regions of our state offer various experiences, from bustling city-adjacent parks to quiet rural retreats. Today, we're taking a closer look at Duck RV Park, located in Pleasanton, Texas. As fellow Texans, we understand that an RV park is more than just a place to park your rig; it's a temporary home, a community, and a base for your adventures. It's crucial to have clear, factual information to help you make the best decision for your journey.
Pleasanton, often referred to as "The Birthplace of the Cowboy," offers a blend of small-town charm and a strategic location in South Texas, with relatively easy access to the San Antonio metropolitan area. This makes it an attractive stop for travelers passing through, as well as those working in the Eagle Ford Shale region or seeking a more permanent base away from the big city hustle. An RV park here can serve a variety of purposes, from a convenient overnight stop to a longer-term residence.
When considering an RV park, especially for extended stays, insights from previous residents are invaluable. The feedback for Duck RV Park, while limited, highlights some important aspects. It appears to primarily cater to "long term living RV park" residents, though it also "accepts short term lease." Reviews touch upon the challenges and expectations that can arise in a long-term residential setting within an RV park, including experiences with management and property maintenance. Understanding these points can help set realistic expectations for prospective residents and short-term visitors.
In this article, we aim to provide a clear and factual overview of Duck RV Park. We’ll detail its location and accessibility in Pleasanton, list any services and features that are publicly known or indicated by reviews, and provide essential contact information. Given the nature of the provided reviews, this article will focus on presenting the information neutrally and factually, allowing you to weigh the various aspects as you consider Duck RV Park for your next stay in Texas.
Duck RV Park is situated in Pleasanton, Texas, a community known for its historical roots and its strategic location in Atascosa County, south of San Antonio. Located at 816 N Mansfield St, Pleasanton, TX 78064, USA, this RV park appears to primarily serve as a base for long-term residents, although it also accommodates short-term visitors. The park's environment, as indicated by customer reviews, leans towards a residential rather than a traditional recreational campground feel.
The operational nature of Duck RV Park, particularly for long-term residents, involves a direct relationship between the park owner/landlord and its occupants. Reviews suggest that some residents view it as their "place of living," indicating a more permanent residency than a transient vacation spot. This dynamic can lead to different expectations regarding services, maintenance, and community interactions compared to a vacation-focused RV resort.
Based on the available customer feedback, there are mixed experiences reported. One reviewer, a long-term resident, expressed challenges with job stability and rental payments, noting previous flexibility from the management in accepting payments throughout the month, but then facing eviction notices and late charges, which they had not previously encountered. This suggests that the park management, while possibly accommodating in the past, may have stricter enforcement of policies in certain situations. The reviewer also mentioned issues with "gossip rumors and board people" within the park community, which can be a factor in a long-term residential setting.
Another review from an individual performing yard work for residents described an unpleasant encounter with the owner/landlord regarding lawn care, highlighting a potential area of contention concerning property maintenance and communication. This reviewer pointed out that while the owner claimed to be "the lawn guy," much of the property had tall grass, indicating inconsistencies in upkeep. This suggests that the overall maintenance of common areas might be a point of consideration for prospective residents or visitors.
Despite these specific concerns, the park is generally described as "a nice place to live" temporarily, with "friendly people." This indicates that for some, the park offers a suitable environment, particularly for those needing a more permanent or extended stay in the Pleasanton area. The overall picture of Duck RV Park is one of a functional, long-term oriented RV park where residents establish a life, though potential residents should be aware of the dynamics of such a community and the management's policies.
Duck RV Park is located at 816 N Mansfield St, Pleasanton, TX 78064, USA. Pleasanton is a city in Atascosa County, Texas, situated south of San Antonio. This location places the RV park within a region that offers a blend of small-town atmosphere with reasonable proximity to larger urban centers and the economic activities of South Texas.
Accessibility to Duck RV Park is relatively straightforward within Pleasanton. North Mansfield Street (816 N Mansfield St) is a local road, and the city itself is well-connected by major state highways. Pleasanton is served by U.S. Highway 281, which runs north-south, providing a direct route to San Antonio (approximately 35 miles to the north) and connecting to other parts of South Texas. State Highway 97 also passes through Pleasanton, offering east-west connectivity.
For Texans traveling from various parts of the state, accessing Pleasanton is generally easy via these major highways. From San Antonio, a drive south on US-281 would lead directly to Pleasanton. For those coming from other regions, connections to US-281 would facilitate arrival. The park's address on N Mansfield St suggests it is within the city limits or just on the outskirts, implying proximity to local amenities in Pleasanton.
Pleasanton itself provides essential services for residents, including grocery stores (like Walmart and H-E-B), local restaurants, and other community facilities, which would be convenient for both long-term residents and short-term visitors at Duck RV Park. The area around Pleasanton is also known for its agricultural and oil and gas industries (due to the Eagle Ford Shale), making it a common stop or temporary home for workers in these fields. While the provided reviews do not detail the immediate surroundings of the park, its location within Pleasanton indicates access to these local conveniences, contributing to its suitability for long-term living.
Based on the provided customer reviews, Duck RV Park in Pleasanton, Texas, appears to offer essential services primarily geared towards facilitating long-term residency, alongside accommodating short-term stays. While detailed lists of amenities are not explicitly provided in the limited reviews, the context suggests the presence of standard RV park provisions and some key features mentioned by residents:
It is important for prospective residents to directly inquire about the current policies regarding rent payments, late fees, and eviction procedures, especially given the experiences shared in the reviews. The primary service offered is the provision of an RV site for residential purposes, with the associated utilities and a degree of on-site management.
Based on the customer reviews, Fox Hollow RV Park & Cottages in Canyon Lake highlights several aspects that are important to its residents and visitors. While the feedback is limited and some points suggest areas for improvement, the core features that define the park's experience can be identified:
Areas mentioned for potential improvement, such as the desire for "less ants all over the place and the yard mowed a little more often," suggest that while basic services are provided, attention to pest control and consistent outdoor maintenance could enhance the overall experience. However, the core features of being a quiet, clean, and community-oriented park with free laundry remain notable highlights for those considering Fox Hollow RV Park & Cottages for their stay in the Canyon Lake area.
Based on the provided customer reviews for Duck RV Park, there is no explicit mention of specific, ongoing promotions or special offers in terms of discounts or packages. The reviews primarily focus on the park's operational aspects and resident experiences.
However, the nature of Duck RV Park being a "long term living RV park" that also "accepts short term lease" inherently suggests a pricing structure that typically offers better value for extended stays. In the RV park industry, it is standard practice for parks that cater to long-term residents to provide:
The review mentioning the landlord's past flexibility in accepting partial payments throughout the month (though this policy appears to have changed for that particular resident) could be interpreted as a form of accommodation or understanding, which might be considered a soft "offer" in terms of financial flexibility. However, it's crucial to understand that this is not a guaranteed policy and may not be consistently applied, as indicated by the reviewer's current situation.
For the most accurate and up-to-date information on rates, any available discounts, or specific terms for long-term leases, it is highly recommended that prospective residents or short-term visitors contact Duck RV Park directly. For Texans considering an RV park in the Pleasanton area, Duck RV Park offers a particular suitability, especially for those seeking a long-term or temporary residential base. Located at 816 N Mansfield St, Pleasanton, TX 78064, USA, its placement within this South Texas community provides a quiet, small-town atmosphere while maintaining reasonable access to the amenities of Pleasanton and the larger San Antonio metropolitan area via nearby highways like US-281.
The primary reason Duck RV Park is suitable for locals is its strong focus on "long term living." For individuals or families needing extended accommodation due to work in the regional oil and gas industries, temporary relocation, or simply seeking an affordable and quieter place to reside with their RV, this park clearly caters to that need. The availability of long-term leases provides stability that is often sought by those who consider their RV their primary home.
While the reviews offer a mixed perspective on management interactions and property maintenance, the fact that residents have stayed for significant periods (like "8 months") indicates that it functions as a viable long-term housing solution for many. The friendly nature of some interactions, as mentioned by one reviewer, suggests a potentially supportive community among residents, which can be a valuable aspect of long-term RV park living. Furthermore, the park's acceptance of "short term lease" means it also serves as a practical option for Texans needing a quick stopover or a brief stay in the area.
For Texans, a key takeaway is the importance of direct communication with the park management before committing to a stay, particularly for long-term arrangements. Discussing current payment policies, late fees, and expectations regarding park maintenance and community dynamics upfront can help ensure a more positive experience. Despite some reported challenges, Duck RV Park's role as a long-term RV residence in Pleasanton makes it a pertinent option for Texans whose RV is more than just a vacation vehicle, but a place they call home or a temporary base for their work or life in the region.

The owner/landlord is a jerk. I was there to cut some yards of a couple residents and he proceeded to harass me. He said "I am the lawn guy around here" but 90% of his property the grass was at least two feet tall.
Sep 05, 2021 · Jeffery HubleI have lived here for 8months now. Single and struggling. Been threw a couple jobs. The 1st month I had all rent. Every month after that he was kind to work with me. By taking cash as I made it. Sometimes it took me all month but I paid. Now for some reason I'm being evicted.. with late charges. Never had to pay late charges before. I don't know what happen. I thought this was my place of living never look at it like a vacation spot. The covic-19 I thought we weren't supposed to kick out. What you have here is a lot of goosip rumors and board people.
