Situated in a desirable part of Kirtland, this park presents itself as an "upscale trailer park," focusing on providing a serene environment for its residents. It’s a place where the focus is on peaceful living, and the community dynamics are geared towards adults and those seeking a calm residential setting.

Eagle Mobile Homes Park has garnered attention for its tranquil nature and the friendly demeanor of its management and many residents. While it boasts a sense of quietude and privacy, it also comes with specific community guidelines that shape its unique character. Prospective residents, particularly those with children or pets, will find that understanding these policies is key to determining if Eagle Mobile Homes Park is the right fit for their lifestyle.

This article aims to provide a comprehensive overview of Eagle Mobile Homes Park, shedding light on its location, services, distinctive features, and important considerations to help Ohio locals make an informed decision about this established Kirtland community.

Location and Accessibility

Eagle Mobile Homes Park is located at 8323 Eagle Rd, Kirtland, OH 44094, USA. Kirtland is a charming city in Lake County, Ohio, known for its scenic beauty, rural feel, and convenient access to the greater Cleveland metropolitan area. The park's position on Eagle Road places it in an area that offers a balance of peaceful living and connectivity to essential services and attractions.

Residents of Eagle Mobile Homes Park benefit from being in the highly sought-after Kirtland Local School District, an important consideration for any families in the area. The location provides a sense of being "just far enough away from all the hustle and bustle" while still offering "easy access to necessary amenities." This means that while the park itself aims for a quiet environment, residents can quickly reach grocery stores, local businesses, and other services in Kirtland and surrounding communities.

Accessibility to main roads and transportation links is a benefit, making commuting and travel generally convenient. However, a significant point raised by a current resident is the condition of the road leading into and out of the park, particularly in winter, noting it "is horrible in the winter time and they take their time fixing it if they do fix it at all it's patching it." This is an important practical consideration for residents, especially during colder months. Despite this, the overall location within Kirtland offers a desirable setting for those seeking a tranquil home base in Northeast Ohio.

Services Offered

Eagle Mobile Homes Park provides core services essential for mobile home community living, tailored to maintain its established character. While specific details on every service might require direct inquiry, generally, residents can expect the following:

  • Mobile Home Lot Rentals: The park offers individual lots for manufactured homes, which typically include hookups for essential utilities such as water, sewer, and electricity. Information indicates that water is public, and sewer is private sewer, with services including Association Management, Sewer, Trash, and Water being part of fees.
  • On-Site Management: The community benefits from on-site management. Reviews indicate that the manager is often described as "such a sweet heart," suggesting a personable approach, though their authority may be limited by corporate policies.
  • Utility Access: Homes have access to crucial utilities, including water, sewer, and electric. Some homes are new construction and offer appliances like dishwashers, microwaves, ranges, and refrigerators, with washer and dryer hookups.
  • Maintenance of Common Areas: While a concern has been raised regarding road conditions, the park generally aims for a well-maintained environment. Maintenance of communal infrastructure is typically part of park management responsibilities.
  • Community Rules and Regulations: Strict community rules are in place to preserve the park's quiet and private atmosphere. These rules significantly influence acceptable activities and lifestyle within the park. For instance, pets are allowed with restrictions (no more than 2 pets, breed restrictions, no vicious or exotic animals), and children's activities are heavily regulated ("kids are not allowed to ride their bikes or step off of their lot into the street area").
  • Waste Management: Trash services are typically included as part of the community's offerings.
  • Quiet Atmosphere: The park is characterized by its quiet environment, which is a key service in itself, attracting residents who prioritize peace and tranquility.

These services, combined with the specific community guidelines, define the living experience at Eagle Mobile Homes Park.

Features / Highlights

Eagle Mobile Homes Park stands out with several distinct features and highlights that appeal to a specific demographic of Ohio residents, creating a unique living environment:

  • High Degree of Privacy and Quiet: Consistently noted as a significant highlight, the park offers a "very private" and "quiet" living experience. This is a major draw for individuals or couples seeking a serene environment away from noise and bustling activity, differentiating it from more family-oriented communities.
  • Upscale Atmosphere (Perception): One review describes it as a "more upscale trailer park," suggesting a higher standard of living and appearance compared to traditional mobile home parks, though specific luxury amenities beyond individual home features aren't extensively detailed publicly.
  • Friendly Management and Neighbors (Subjective): While there's a split in opinions, some residents praise the manager as a "sweet heart" and find the "neighbors are nice," indicating a positive personal interaction for many.
  • Mature Community Focus: The park appears to cater predominantly to an older demographic, with an observation that "it will turn into a 55 and older only community which that's what it basically is right now." This focus contributes to the quiet atmosphere and appeals to retirees or empty nesters.
  • Well-Maintained Yards (General): While specific to individual homes, Trulia data indicates that 92% of yards are "well-kept," suggesting a general pride of ownership and attention to appearance among residents.
  • Pet Policy (with Restrictions): Despite a review stating "No pets are allowed," official information from Rockleigh Properties (who list homes in the park) indicates that "Pets aloud with some restrictions. No more than 2 pets per manufactured home are permitted. Each pet must be registered with the Owner. Breed Restrictions: No vicious dogs (as defined by Ohio Revised Code (ORC) 955.11) or dogs know to be vicious will be permitted." This clarifies that pet ownership is possible under specific guidelines.
  • New Construction Homes: The availability of "brand new" manufactured homes within the park provides residents with modern, low-maintenance living options, often featuring open concepts and updated interiors.

Promotions or Special Offers

As a mobile home park, Eagle Mobile Homes Park's "promotions" or "special offers" typically revolve around the availability of homes for sale or rent within the community, rather than seasonal discounts on services. Any incentives would generally be offered by the park management (currently Rockleigh Properties) or directly by home sellers. Ohio residents interested in Eagle Mobile Homes Park should inquire about the following possibilities:

  • New Home Purchase Incentives: For new manufactured homes being placed or sold within the park, there might be builder-backed promotions, such as appliance packages, reduced closing costs, or possibly temporary lot rent concessions for the first few months.
  • Reduced Rental Rates for Specific Homes: Occasionally, if a home has been vacant for a period, the park or the individual home seller might offer a reduced rental rate for the initial lease term to attract a new resident.
  • Referral Programs: While not explicitly advertised for Eagle Mobile Homes Park, some mobile home communities have referral programs where current residents receive a bonus for referring new residents who sign a lease or purchase a home.
  • Waiver of Application Fees: In some cases, especially for qualified applicants, a park might waive the application fee as an incentive to move in.
  • Included Appliances: New homes in the park often come with included appliances (dishwasher, microwave, range, refrigerator), which, while standard for new builds, can be considered a value-add.

For the most accurate and up-to-date information on any specific promotions, available homes, or rental terms, it is highly recommended that interested individuals contact Eagle Mobile Homes Park directly at the provided phone number. Prospective residents should also consult the official listings by Rockleigh Properties or other real estate sites that feature homes in the park, as any offers would be detailed there.

Conclusion: Why Eagle Mobile Homes Park is Suitable for Locals

For Ohio residents, Eagle Mobile Homes Park in Kirtland offers a very specific and appealing living environment, particularly for those prioritizing privacy and a quiet, mature community atmosphere. Its suitability hinges on aligning with the park's distinct characteristics and rules, which are clearly outlined in various reviews.

The strongest appeal of Eagle Mobile Homes Park is its commitment to creating a "very private" and "quiet" residential setting. This makes it an ideal choice for individuals or couples, particularly those seeking a tranquil lifestyle away from the hustle and bustle often found in more densely populated areas or family-centric communities. The perception of it being an "upscale trailer park" also suggests a certain standard of living and appearance for the homes within the community, which is a desirable quality for many.

However, it is crucial for prospective Ohio residents, especially those with children or pets, to fully understand the park's stringent policies. Reviews indicate that the community is "not at all one bit kid friendly," with rules restricting children from riding bikes or stepping off their lots into the street. Similarly, while pets are officially allowed, there are strict limitations on the number, breed, and general conduct of animals, suggesting a preference for a pet-light environment. These rules, combined with observations that it "basically is" a 55 and older community already, make it significantly more suitable for older adults or those without children and pets who value a quiet, adult-oriented neighborhood.

The location in Kirtland, within a reputable school district and offering access to local amenities, is generally a positive. However, the recurring concern about the "horrible" road conditions, particularly in winter, is a practical consideration that residents should be prepared for. The sentiment of neighbors calling police for "ridiculous things" suggests a community where rules are closely observed, which can be a pro or con depending on an individual's preference for community oversight.

In conclusion, Eagle Mobile Homes Park in Kirtland is a highly suitable option for Ohio residents who specifically seek a private, quiet, and mature mobile home community. It offers a peaceful retreat for those whose lifestyle aligns with its strict, adult-focused rules regarding children and pets. While the road conditions are a notable point, the overall tranquil environment and friendly management (as experienced by many) make it a viable and attractive choice for a particular segment of the Ohio population.

Very unfriendly management. The park is not at all one bit kid friendly. No pets are allowed.. kids are not allowed to ride their bikes or step off of their lot into the street area. the road going into and out of this mobile home park is horrible in the winter time and they take their time fixing it if they do fix it at all it's patching it. Neighbors call the police for the most ridiculous things on each other. my opinion is that once the last family with children move out, it will turn into a 55 and older only community which that's what it basically is right now.

I dont even live here but this place needs reported. Their parking lot or road is super dangerous and far from code. I actually feel bad for the residents and will be making calls. Management should be embarrassed.
