Forest Brook Mobile Home Community About
Introduction / Overview
For many Pennsylvanians, particularly those in the western part of the state, finding an affordable and stable living situation is a key priority. Mobile home communities, also known as manufactured home communities, often present a viable housing solution, offering a more accessible entry point to homeownership or long-term rental options. Forest Brook Mobile Home Community, located in Rochester, PA, is one such option that local residents might consider.
It's important to approach any housing decision, especially one involving a community like Forest Brook, with a clear understanding of what it offers and what current residents' experiences are like. Unlike short-term RV parks, mobile home communities are designed for permanent or long-term residency, with residents typically owning their manufactured home while leasing the land it sits on.
However, based on available public feedback, Forest Brook Mobile Home Community appears to have a very mixed reputation among its residents. While manufactured homes can offer a good value proposition, the quality of the community environment and management responsiveness are paramount. Reviews highlight significant concerns regarding safety, increasing costs, and utility issues. This article aims to provide a factual and comprehensive overview for Pennsylvanians considering this community, drawing directly from resident experiences to help inform your decision.
Location and Accessibility
Forest Brook Mobile Home Community is situated at 131 Ash St, Rochester, PA 15074, USA. This address places it within Rochester Borough in Beaver County, Pennsylvania. Rochester is part of the greater Pittsburgh metropolitan area, offering a blend of small-town charm and reasonable access to larger urban centers.
For local Pennsylvanians, particularly those in Beaver County and surrounding areas, the location provides certain access advantages. Rochester is located along the Ohio River, and its proximity to major roadways such as Route 65 and Interstate 376 allows for relatively easy commutes to nearby towns and cities. Downtown Pittsburgh is typically accessible within a 45-minute drive, making it a viable option for those who work in the city but prefer a more suburban or rural living environment.
The community's specific location on Ash Street suggests a residential setting within the borough. Rochester itself offers basic local amenities such as grocery stores, local shops, and services. Larger retail centers and more extensive amenities in areas like Cranberry Township are generally within a 15-20 minute drive, providing residents with convenient access to broader shopping and entertainment options.
However, it's crucial to consider the accessibility in the context of the community's internal environment. While external access to roads and amenities is generally good, internal conditions and perceived safety within the community, as highlighted by resident reviews, should be thoroughly investigated by prospective residents. The ease of access to local schools and other community resources in Rochester would also be a factor for families considering this location.
Services Offered
As a mobile home community, Forest Brook Mobile Home Community provides the foundational services necessary for long-term manufactured home living. These services primarily revolve around the management and maintenance of the leased lots and common infrastructure.
- Lot Leases: The core service is providing leased land lots where residents can place their manufactured homes. Residents own their home, but pay a monthly lot rent to the community. Publicly available information indicates that HOA fees can be around $480 monthly, which typically covers these services.
- Utility Connections: The community provides hookups for essential utilities to each lot, typically including water, sewer, and garbage collection. However, it's important to note that recent customer reviews have highlighted significant concerns regarding water quality and availability, with mentions of "always running out, low water quality and force boiling." Garbage and water costs are also cited as increasing annually.
- Maintenance of Common Areas: Mobile home communities are typically responsible for maintaining shared infrastructure such as internal roads and common spaces. While some reviews mention "gravel roads" in similar communities, and details for Forest Brook are limited, basic road upkeep would be expected.
- Management Services: The management team is responsible for overseeing the community, enforcing rules, handling resident issues, and collecting lot rent. Customer feedback indicates concerns about the management's handling of security and rising costs.
- Off-Street Parking: Descriptions of homes within the community mention "off street parking for 3-4 vehicles, depending on size," indicating that residents have dedicated parking spaces at their individual lots.
Based on the provided information, the following services appear to be areas of significant concern or are not explicitly mentioned:
- Community Amenities: There is no mention of communal amenities such as clubhouses, playgrounds, swimming pools, or recreational facilities specifically for Forest Brook. However, another "Forest Park Village" by UMH Properties (a different community) mentions a playground and storage space, suggesting that some manufactured home communities do offer these, but they are not confirmed for this specific Forest Brook location.
- Security Measures: While security is a major concern raised by residents (vandalism, break-ins), there is no information provided about specific security services or measures implemented by the community, such as gates, surveillance, or regular patrols.
- Resident Support: The negative tone of the reviews suggests a lack of satisfactory resolution for resident concerns, particularly regarding safety and utility issues.
Features / Highlights
Forest Brook Mobile Home Community, from the perspective of potential local residents, presents a challenging set of features and highlights. While manufactured home living can offer certain advantages, the provided customer feedback significantly influences the perception of this particular community's highlights.
Based on the direct reviews, the following are notable points, which, unfortunately, lean heavily towards concerns rather than positive features:
- Proximity to Local Amenities (External): Being located in Rochester, PA, provides access to local services and reasonably close proximity to larger shopping and employment centers in Beaver County and Pittsburgh. This is a general geographical advantage of the area, rather than a specific highlight of the community itself.
- Individual Home Ownership (with leased land): For some, the ability to own a home, even while leasing the land, can be a highlight for financial reasons compared to traditional home purchases or apartment rentals. However, this benefit is offset by the increasing lot rent and utility costs mentioned by residents, with one home mentioning a $480 monthly HOA fee.
- Off-Street Parking: Homes within the community offer "off street parking," which is a practical feature for residents with vehicles.
Conversely, the following points are significant concerns and effectively act as 'lowlights' based on resident experiences:
- Significant Safety Concerns: Residents explicitly state, "Cars are getting vandalized and trailers are getting broken into on the regular. This place is full of people that should be in jail. You’ll never feel safe ‘at home’ on their property." This is a critical and deeply concerning feature, impacting the fundamental sense of security for residents.
- Persistent Water Problems: "Sadly way too many water problems... Always running out, low water quality and force boiling 😔..." are severe issues that directly affect daily living and quality of life, indicating a lack of reliable and clean water supply.
- Regular Cost Increases: "They keep raising the lot rent and garbage and water, every year that I’ve been here." Unpredictable and frequent cost increases can make budgeting difficult and erode the perceived affordability of manufactured home living, with lot rents and associated fees potentially rising annually.
- Lack of Sense of Security/Home: The statement, "You’ll never feel safe ‘at home’ on their property," implies a pervasive negative atmosphere that goes beyond mere inconvenience, impacting emotional well-being and a sense of belonging.
- Potential for Unaddressed Issues: The severity of the complaints regarding safety and water quality, without any counter-narrative of swift resolution, suggests that these are ongoing problems rather than isolated incidents.
Promotions or Special Offers
Based on the provided customer reviews, there is no information available regarding any promotions or special offers at Forest Brook Mobile Home Community. The tone of the existing reviews, which highlight significant dissatisfaction with rising costs, safety, and utility issues, does not suggest a context where promotions would be prominently featured or likely to be a primary draw for prospective residents.
In the absence of any positive indicators, it would be speculative to suggest what kinds of promotions might exist. However, if a Pennsylvanian were still considering this community despite the concerns, the only way to inquire about any potential offers would be to:
- Directly Contact the Community Management: You could call the provided phone numbers, (724) 776-5750 or +1 724-776-5750, to ask about any current incentives for new residents, or potential discounts for longer-term leases (though lot leases are typically ongoing). However, it is crucial to also use this opportunity to inquire directly about the issues raised in reviews, such as safety measures, water quality, and the frequency/reasons for rent increases, before making any commitments.
It is advised that any offers, if presented, be thoroughly scrutinized in light of the prevalent resident complaints about the community's living conditions and management practices.

Conclusion: Why this place is suitable for locals
Based on the provided information, Forest Brook Mobile Home Community in Rochester, PA, presents significant challenges that make it largely unsuitable for local Pennsylvanians seeking a safe, stable, and comfortable long-term living environment. While manufactured home communities can offer an affordable housing alternative, the consistent and severe negative feedback from residents at Forest Brook raises serious concerns that prospective local residents must carefully weigh.
The primary issues revolve around a pervasive sense of insecurity and safety concerns, with reports of "cars getting vandalized and trailers getting broken into on the regular," and the direct statement that one "will never feel safe ‘at home’ on their property." This directly contradicts the fundamental need for a secure living space, making it a highly problematic choice for individuals and families in Pennsylvania looking for peace of mind.
Furthermore, critical issues with essential utilities, specifically "too many water problems... always running out, low water quality and force boiling," represent a significant detriment to daily living quality. Combined with complaints about annual increases in lot rent, garbage, and water costs, the perceived affordability of manufactured home living here seems to be undermined by ongoing, unpredictable expenses and unreliable services.
In conclusion, for local Pennsylvanians considering Forest Brook Mobile Home Community, the available public data strongly suggests that it may not be a suitable choice for those prioritizing safety, consistent utility services, and stable housing costs. While its location in Rochester offers accessibility to regional amenities, the internal community environment, as described by residents, points to significant challenges that could profoundly impact the quality of life. It is crucial for anyone considering this community to conduct thorough due diligence, including direct inquiries about the raised issues and personal visits, to ensure their safety and comfort.
Customer Reviews
I thought it looked like a good place to live. Boy, was I wrong. Cars are getting vandalized and trailers are getting broken into on the regular. This place is full of people that should be in jail. They keep raising the lot rent and garbage and water, every year that I’ve been here. And make no mistake, they own the lot. You’ll never feel safe ‘at home’ on their property.
