Center Manor About

For individuals and families in Pennsylvania considering mobile home living, or for those seeking temporary housing in the Monaca area, understanding the landscape of available mobile home parks is crucial. Center Manor, located in Monaca, PA, is one such option that has garnered various perspectives from past occupants. Like any community, it has its distinct characteristics and considerations that prospective residents should be aware of.

Reviews for Center Manor present a mixed picture, highlighting both its potential role in accommodating transient laborers, particularly in connection with the local cracker plant, and significant concerns regarding the park's condition and management responsiveness. One review speculates that it's "filled more with old towed RV trailers" and might house "transient laborers who work at the cracker plant." This suggests it may serve a specific demographic looking for temporary or short-term accommodation in the area.

However, another review expresses strong dissatisfaction, describing the park as "dilapidated" and criticizing the management for allegedly prioritizing profits over resident well-being. Serious concerns are raised about "outdated electric wiring" leading to appliance damage, and difficulties with getting maintenance issues resolved, particularly concerning electrical problems and unreliable utility connections. This reviewer also mentions complex and unsatisfactory solutions for internet access. This article aims to provide a factual, balanced overview of Center Manor, drawing directly from available public information to help local Pennsylvanians make an informed decision.

Location and Accessibility

Center Manor is located at 400 Center Manor Dr, Monaca, PA 15061, USA. Monaca is a borough in Beaver County, Pennsylvania, situated along the Ohio River. This region has seen significant industrial development, most notably with the construction of the Shell Pennsylvania Chemicals cracker plant, which has brought a substantial influx of workers to the area. The location of Center Manor within Monaca positions it as a potential housing option for individuals working on or around such industrial projects.

The address on "Center Manor Dr" suggests a dedicated internal road system within the park, likely designed for ease of access to individual lots. For those residing in or relocating to Beaver County, Monaca offers a connection to the broader economic activity of the region. While the park's internal conditions are a concern for some, its geographical location might be convenient for those working at local industrial sites, or for individuals seeking temporary housing in the vicinity. Proximity to Monaca's local amenities, such as basic shops and services, would depend on the exact distance from the main commercial areas, which can be further investigated by interested parties. The accessibility from major roads in Beaver County would also be a factor for residents commuting to and from the area.

Services Offered

Based on the provided reviews, Center Manor, as a mobile home park, primarily offers spaces for mobile homes and RV trailers. While a detailed list of well-maintained services is not evident from the reviews, the following are generally expected or inferred, along with specific concerns raised:

  • Lot Rentals: The core service, providing plots of land for mobile homes or RV trailers.
  • Utility Hookups: The park presumably offers connections for essential utilities like electricity, water, and sewage to each lot. However, a major concern raised is about "outdated electric wiring," leading to electrical problems for residents, suggesting potential issues with the reliability or safety of these hookups.
  • Cable/Internet Connectivity (with caveats): One review details a complicated setup required for internet access, involving running wires "from a lot down at a pole, up and down a tree to our RV then a neighbors had to be ran from his lot through our yard around our RV and connected to a splicer just so he could have internet." This indicates that while internet access may be possible, the infrastructure for it could be challenging or require unconventional solutions.
  • Waste Management: It is typical for mobile home parks to provide services for trash collection and disposal, though specific details are not mentioned in the reviews.
  • Management Interaction (with caveats): Reviews suggest that while there is an "office," there may be challenges with "office really doesn’t want to deal with you" when issues arise, particularly for electrical problems that they prefer a "private local guy" to handle instead of the local electric company.

Prospective residents should conduct thorough inquiries about the condition of utilities and management responsiveness before committing to a stay.

Features / Highlights

Center Manor, as a mobile home park in Monaca, PA, presents a mixed bag of features. While some aspects draw criticism, others are implied by its function as a housing option in an industrially active area. Here are some of the features and highlights, as gleaned from the reviews:

  • Proximity to Industrial Workplaces: The park's location is notably connected to local industrial activities, particularly the "cracker plant." This makes it a potential housing solution for "transient laborers" or individuals working on long-term projects in the area, offering convenience for those needing temporary accommodation close to their worksite.
  • Accommodation for RV Trailers: The park is described as being "filled more with old towed RV trailers," indicating that it accommodates various types of RVs, which can be a key feature for mobile workers or individuals who prefer RV living.
  • Historical Function: Regardless of current conditions, the park has served as a place of residence, suggesting its established presence in the community.
  • Potential for Affordability (speculative): Mobile home parks generally offer a more affordable housing alternative, and for transient workers, the cost of temporary accommodation is often a key factor.

However, it is crucial to acknowledge the significant concerns raised by reviews, which overshadow positive highlights for some prospective residents:

  • Condition of Infrastructure: Criticisms include "dilapidated" conditions and "outdated electric wiring" leading to damaged appliances and electrical issues.
  • Management Responsiveness: Issues with management "doesn’t want to deal with you" and reliance on private contractors rather than utility companies for critical repairs are major concerns.
  • Unconventional Utility Setups: The complex method for internet access described in a review highlights potential challenges with basic utility provisions.

Prospective residents should weigh these points carefully and conduct personal assessments.

Promotions or Special Offers

Information regarding specific promotions or special offers for Center Manor is not publicly available in the provided reviews. Given the nature of a mobile home park, particularly one that may cater to transient workers, typical "promotions" often revolve around availability and rental terms rather than traditional discounts. It is strongly recommended that any interested individuals contact Center Manor directly to inquire about current lot availability, rental rates, and any specific terms for long-term or temporary stays. Potential considerations might include:

  • Lot Availability: The primary "offer" would be the availability of lots for mobile homes or RV trailers.
  • Rental Rates: Information on monthly rental fees for lots, and whether these rates fluctuate based on market demand, especially concerning local industrial projects.
  • Lease Terms: Details on short-term (e.g., weekly, monthly for RVs) or long-term (e.g., annual for mobile homes) lease agreements.
  • Utility Inclusions: Clarification on which utilities, if any, are included in the lot rent versus those that are the resident's responsibility. This is especially important given the concerns raised about electrical issues.

Prospective residents should approach inquiries with a list of specific questions regarding the current condition of utilities, maintenance protocols, and the management's responsiveness to issues. A direct conversation is essential to obtain accurate and up-to-date information before making any commitments.

Conclusion: Why Center Manor is Suitable for Locals

For Pennsylvanians, particularly those in the Monaca area who are transient laborers or seeking very short-term, affordable RV parking near industrial worksites, Center Manor might serve a functional purpose. Its location in proximity to the "cracker plant" makes it geographically convenient for workers on temporary assignments, potentially offering a very basic place to stay near their job site. The presence of "old towed RV trailers" suggests it caters to a demographic that might prioritize location and low cost over extensive amenities or pristine conditions.

However, it is critically important for any local considering Center Manor to be fully aware of the significant concerns raised by past residents. Issues like "dilapidated" conditions, "outdated electric wiring" leading to appliance damage, unresponsive management regarding electrical problems, and unconventional solutions for basic utilities like internet, are serious considerations. While the park might provide a basic functional need for highly transient workers, for anyone seeking a stable, safe, and comfortable long-term home in a mobile home community, these highlighted issues present considerable drawbacks. Prospective residents are strongly advised to conduct thorough personal inspections, verify all utility connections, and engage in detailed discussions with management regarding maintenance and issue resolution before considering Center Manor as a suitable living option in Monaca, PA.

If this were Europe this place would be reminiscent of a transient Gypsy caravan park. This place is filled more with old towed RV trailers, that I didn't know people actually lived out of. You would figure if you can afford one of these you should make enough to actually own a real home. Perhaps these are transient laborers who work at the cracker plant. 🤔 Anyway I would would not want to live this way.

Worst place, dilapidated is how I can only describe this mobile home park that got so money hungry because of the plant going in locally that they chased the residents out so they could charge the travelers ,(and those who could afford to stay) an inflated price to stay here. The electric wiring is out dated, which a neighboring RV’er had to replace his air conditioners, then we started having electrical problems, and of course the office really doesn’t want to deal with you, nor have the local electric company come out when you can’t resolve an electrical issue. They instead send out a private local guy, we ended up with our refrigerator, and furnace on the fritz and our electric cord along with our surge protector fried. One end being burnt and melted. The cable wiring has to be ran from a lot down at a pole, up and down a tree to our RV then a neighbors had to be ran from his lot through our yard around our RV and connected to a splicer just so he could have internet. I would think twice maybe even a third or fourth time before giving my money to a place that puts ZERO money into the park.

Very Close to the Shell plant and to the Pittsburgh Airport! Traveling all the time makes it nice and easy to leave my RV and hop on a plan to go home. Kylie will go above and beyond to help you and make sure you have all the necessary tools to get into the lot. The laundry room is a bonus way cheaper than heading over to a laundry mat. The mailboxes need work but alot of parks dont even offer them so i cant complain. The deposit kinda sucks but if you dont make a mess or leave without payment Kylie sends it back to you. Overall good place to stay.

Pretty rough trailer park. Converting to RV park but charging just as much for a lot as if you were renting a trailer not living in your own. Clearly taking advantage of the situation of large construction project within 5 minutes. As mobile homes are torn down the bugs are running to the nearest RV.
