Forest Green Mobile home park About
For those in the Georgia region considering a mobile home as their next residence, understanding the local options is paramount. Forest Green Mobile Home Park, situated in the charming city of LaFayette, Georgia, offers a glimpse into community-focused living. Unlike temporary RV campgrounds, mobile home parks like Forest Green are designed for long-term residency, providing a stable environment for individuals and families looking for a more permanent dwelling. These communities often foster a strong sense of neighborhood, where residents establish roots and enjoy a quieter lifestyle.
Mobile home parks serve as a vital component of the housing landscape in Georgia, often presenting a more affordable alternative to traditional stick-built homes while still offering the benefits of homeownership (for the mobile home itself) and community living. This distinction is crucial for prospective residents in Georgia who are seeking a stable and established place to call home, rather than a transient living arrangement.
This article aims to provide a clear, engaging, and informative overview of Forest Green Mobile Home Park. We will delve into its location, the services it typically offers, key features, and important considerations based on available public feedback. Our goal is to equip local users in Georgia with factual information to help them make an informed decision about their potential future in this community. It’s important to note that while we strive to be informative, the provided customer feedback highlights some significant challenges with current management that potential residents should be aware of.
Forest Green Mobile Home Park is conveniently located at 368 GA-151, LaFayette, GA 30728, USA. LaFayette, the county seat of Walker County, is a city in Northwest Georgia, known for its small-town charm and proximity to natural attractions and historical sites. The park's address on Georgia State Route 151 suggests a location that offers relatively easy access to local amenities while maintaining a residential feel.
For residents, this location typically means access to essential services within LaFayette, including grocery stores, local businesses, dining options, and healthcare facilities, all within a reasonable driving distance. LaFayette provides a welcoming community atmosphere, often appealing to those who prefer a less urbanized environment. The surrounding region of Northwest Georgia is rich in natural beauty, offering opportunities for outdoor activities like hiking, fishing, and exploring historical landmarks. While public transportation options might be limited, residents typically rely on personal vehicles for commuting and accessing services, which is common for areas outside major metropolitan centers in Georgia. The accessibility to GA-151 also allows for connections to larger towns and cities in the broader North Georgia area for more extensive shopping or entertainment needs.
As a mobile home park, Forest Green Mobile Home Park primarily provides land lots for the placement of manufactured homes. While the specific level of service can fluctuate, typical offerings in mobile home parks generally include:
-
Lot Rentals: Residents typically lease individual plots of land where their mobile homes are situated. This includes access to essential utility hookups, such as water, sewer, and electricity. However, critical feedback indicates significant issues with utility provision, specifically with "water lines break and they will not call anyone to fix it until they are rdy. They leave residents without water for days at a time." This is a crucial point for prospective residents to consider, as consistent access to utilities is fundamental.
-
Community Management: A management team is theoretically responsible for overseeing the park's operations, addressing resident concerns, and enforcing community rules. However, reviews highlight severe communication issues with the current management, "Homes of America," stating, "They NEVER answer the phone. They will NEVER return a call even if it's an emergency." This suggests a significant challenge in receiving timely assistance or resolution for issues within the park.
-
Maintenance of Common Areas: The park management is typically responsible for the upkeep of shared spaces, including internal roads and any communal landscaping. While not directly mentioned in the reviews, the general sentiment regarding a lack of responsiveness implies that common area maintenance might also be a concern. A previous owner was noted for doing "decent things around here and took care of the residents," contrasting sharply with the current management.
It is imperative for prospective residents to understand that, based on current public feedback, the level of service, particularly concerning responsiveness and utility maintenance, appears to be a significant challenge under the current management, "Homes of America."
Despite the reported management challenges, Forest Green Mobile Home Park does possess certain characteristics that might appeal to potential residents in Georgia.
-
Quiet Environment: One resident noted that the park is "nice and quiet," indicating a peaceful living atmosphere that can be appealing for those seeking a reprieve from noisier urban environments. This suggests a serene setting conducive to relaxed living.
-
Growing Community: The observation that there are "not too many neighbors honestly but lots of homes getting ready to be sold/rented!!!" suggests that the park is in a phase of expansion or revitalization. For new residents, this could mean an opportunity to join a developing community and potentially find a suitable home as more units become available.
-
Potential for Improvement: While challenges with maintenance, such as getting AC fixed, are noted ("its taken forever to get my a/c fixed"), the phrase "Definitely on the come-up so to speak" suggests a perceived potential for the park to improve in the long term, despite current issues. This might appeal to individuals who are optimistic about future changes.
-
Affordable Living Option: Mobile home parks generally offer a more cost-effective housing solution compared to purchasing traditional homes. While the "rent to live here in the past 2 years" has "more than doubled," indicating significant cost increases, it might still remain a relatively affordable choice compared to other housing types in the LaFayette area for certain budgets, though this must be carefully evaluated.
Information regarding specific promotions or special offers directly from Forest Green Mobile Home Park is not publicly available in the provided reviews. Given the stated challenges with communication, it is highly unlikely that any special offers would be widely advertised or easily accessible without persistent direct contact. Potential residents interested in current availability or any possible incentives would need to make a direct inquiry. However, based on the customer feedback about management not answering or returning calls, obtaining this information might prove difficult. It is advisable for interested parties to be prepared for potential difficulties in communication.
For inquiries about lot availability, rental rates, or any other questions regarding Forest Green Mobile Home Park, you would typically reach out to the park management. However, based on customer reviews, potential challenges in contacting "Homes of America" (the current management company) should be anticipated.

Forest Green Mobile Home Park in LaFayette, Georgia, presents a complex picture for prospective local residents. On one hand, it offers the appeal of a "nice and quiet" environment, a hallmark of many mobile home communities that value a serene, settled lifestyle. The indication that "lots of homes getting ready to be sold/rented" suggests a dynamic community with potential opportunities for new residents to find a home. For Georgians seeking an affordable housing solution, mobile home parks often fill that need, providing a path to homeownership (of the mobile home itself) without the significant upfront costs associated with traditional real estate.
However, it is crucial for local users to acknowledge the very significant challenges highlighted by current residents regarding the new management, "Homes of America." Issues such as unreturned calls, lack of responsiveness during emergencies (like water line breaks leading to multi-day outages), and substantial rent increases are serious concerns that prospective residents must weigh. While the park might be "on the come-up" in terms of physical availability, the reported decline in tenant support and basic services under the current management significantly impacts its immediate suitability.
Therefore, while the concept of Forest Green Mobile Home Park offers the promise of quiet, community living in LaFayette, local users considering this option must proceed with caution. It is suitable for those who prioritize a quiet setting and the general affordability of mobile home living, and who are prepared to potentially navigate significant communication and maintenance challenges with the current management. Due diligence, including attempts to contact management directly and speak with current residents, is strongly advised before making any commitments.
Customer Reviews
I've lived here for about 4 years. The first company that owned the park really did decent things around here and took care of the residents. This new company has taken over called "Homes of America". It really seems they try to do as little as possible. They NEVER answer the phone. They will NEVER return a call even if it's an emergency. Water lines break and they will not call anyone to fix it until they are rdy. They leave residents without water for days at a time. They more than doubled the rent to live here in the past 2 years. An absolute scumbag of a company. DO NOT RENT FROM THESE PEOPLE.
Definitely on the come-up so to speak... Its nice and quiet, not too many neighbors honestly but lots of homes getting ready to be sold/rented!!! I only gove three stars because its taken forever to get my a/c fixed and the weather is getting warmer!!
