Freeland Mobile Home Park About
For many Michigan residents, mobile home parks can represent an appealing pathway to more affordable living, often fostering a sense of community that differs from traditional housing. Freeland Mobile Home Park, located in the charming town of Freeland, Michigan, presents itself as one such community. When considering a move, especially into a manufactured home community, it's essential for Michigan locals to gather comprehensive information to ensure it aligns with their expectations for comfort, convenience, and peace of mind. This article aims to provide a factual and informative overview of Freeland Mobile Home Park, drawing directly from available public information and, crucially, from the experiences shared by its residents.
The promise of a quiet and community-oriented environment is often a significant draw for those exploring manufactured home living. Freeland Mobile Home Park, being relatively new with homes built in 2023, might initially appear to offer modern amenities and a fresh start. Its location in Freeland, within the broader Tri-Cities area, adds to its perceived desirability, offering access to various local conveniences and larger city amenities. For individuals and families seeking a more economical housing solution, manufactured homes can indeed offer a viable alternative to the conventional housing market.
However, an honest assessment requires addressing the full spectrum of resident experiences. While some aspects of community living might be positive, several detailed reviews from current residents highlight significant and recurring challenges, particularly concerning maintenance, management responsiveness, and safety. One resident, who has lived there for almost six months, noted: "I’ve lived here for almost 6 months. It started out great. I love the community, very quiet. The place was nice at first, built in 2023. Don’t let looks fool you. Our trim was falling off because it was glued on, our front doors glass/screen fell out and the door never shut to begin with, a doorknob fell off, bedroom door never shut, drawer faces came off, etc. These all occurred with little to no touch from us. The place was falling apart when we moved in and just continues. Anytime me or my significant other can get to the office no one is there. Also, I was just informed, only because I asked, that our landlord doesn’t even work here anymore. Overall, this place is horrible and is overpriced for what you get."
Further concerns regarding communication and pet safety were raised in an update from the same resident: "Office is always closed when the posted hours says it’s open and they don’t return voicemails or calls. No way to contact them. UPDATE: There are dogs who are attacking my dogs when being let around off leash, yet still very little way to contact them due to them only having one office person who is dealing with other properties himself (according to him when I was able to get to someone) to deal with their tenants. The dog came and attacked my dogs who were on leashes in their own yard." These direct accounts are critical for any Michigan local considering this community, as they point to potential discrepancies between initial appearances and actual living conditions, particularly concerning safety, property upkeep, and management’s ability to address tenant concerns.
Freeland Mobile Home Park is located at 10340 Midland Rd, Freeland, MI 48623, USA. Situated in the charming community of Freeland, this location places residents within convenient proximity to the broader Tri-Cities area of Midland, Saginaw, and Bay City. This means residents can enjoy the quieter pace of Freeland while having relatively easy access to a wider range of urban amenities, employment opportunities, and services in the surrounding cities.
Freeland itself offers various local amenities, including grocery stores, retail options, and local schools, which contribute to the convenience for residents. The park's address on Midland Road provides direct access to key transportation routes, facilitating commutes to work or travel for leisure throughout Michigan. For instance, Midland is typically within a 20-25 minute drive, Saginaw is also about 20-25 minutes away, and Bay City can be reached in approximately 25-30 minutes, depending on traffic conditions. MBS International Airport is also conveniently located nearby, offering regional and national travel options.
The presence of parks and recreational areas in Freeland and the surrounding region adds to the accessibility for outdoor enthusiasts. While specific park amenities directly within Freeland Mobile Home Park are not extensively detailed in positive public information, the general location allows residents to enjoy the natural beauty and recreational opportunities that Michigan is known for. However, it is important to balance this geographical convenience with the management and maintenance concerns raised in resident reviews when assessing overall accessibility and liveability of the community.
Based on general expectations for mobile home parks and limited available public information, Freeland Mobile Home Park likely offers the following services, though residents' reviews indicate significant issues with their execution and accessibility:
- Lot rentals for manufactured homes.
- Basic utility hook-ups (e.g., for electricity, water, sewer, natural gas).
- Trash pickup (often through communal dumpsters, though cleanliness has been an issue according to some generalized reviews of similar parks).
- Maintenance of common areas (though concerns about responsiveness to individual home repairs are noted in reviews).
- Office hours for resident inquiries and support (though reviews indicate the office is frequently closed and unresponsive).
- Pet-friendly policy (though reviews highlight severe issues with off-leash dogs and lack of management intervention).
It is critical for prospective residents to verify the exact scope and reliability of these services directly with park management, particularly in light of the negative feedback regarding unaddressed repairs and communication breakdowns.
Based on the provided information, the advertised and resident-perceived features and highlights of Freeland Mobile Home Park include:
- Community of relatively new homes, with some built in 2023, suggesting a modern aesthetic initially.
- Quiet community atmosphere, as noted by a resident (though this tranquility may be disrupted by other issues).
- Location in Freeland, Michigan, offering proximity to the Tri-Cities of Midland, Saginaw, and Bay City.
- Pet-friendly policy, allowing residents to live with their pets (though concerns about adherence to leash laws and management's handling of incidents are noted).
- Potential for affordable housing solutions compared to traditional stick-built homes.
- Established address at 10340 Midland Rd, making it easily locatable.
However, it is crucial to temper these potential highlights with the significant concerns raised by residents. While the homes may appear new, reports of "trim falling off," "front doors glass/screen fell out," and doors not shutting correctly shortly after moving in suggest underlying quality control issues. The lack of consistent office presence and unreturned calls also indicates a major deficiency in customer service and resident support, which are fundamental features of a well-run community. The serious issue of off-leash dog attacks further undermines the "quiet" and "pet-friendly" highlights, pointing to significant safety concerns and a lack of effective management enforcement.
Based on the provided information and general public data, there are no specific promotions or special offers widely advertised for Freeland Mobile Home Park. Manufactured home communities typically do not engage in the same type of promotional activities as apartment complexes (e.g., "first month free" or move-in bonuses). Instead, their appeal often lies in the overall affordability of manufactured home living compared to traditional housing, and potentially lower monthly lot rents.
Listings for mobile homes for rent within Freeland, MI, show that properties at 10340 Midland Rd (the address for Freeland Mobile Home Park) have been advertised for rent, with one recent listing on Realtor.com showing a "For Rent - Other" category for $1,149. This suggests that the park might offer both lot rentals for owner-occupied homes and potentially rentals of park-owned homes, or homes managed by a third party. However, direct "promotions" are not evident.
Prospective residents considering Freeland Mobile Home Park should directly contact the management to inquire about current home availability, specific lot rent costs, and what is included in those fees (e.g., water, sewer, trash). Given the negative reviews regarding communication, persistence in reaching management via the provided phone numbers (888) 223-9231 or +1 888-223-9231 would be essential to obtain accurate and up-to-date information on pricing and any potential incentives, if they exist.

Please note: Resident reviews indicate significant difficulty in contacting management, with reports of the office being frequently closed and voicemails/calls not being returned. Prospective residents should be prepared for potential challenges in communication.
For Michigan locals considering Freeland Mobile Home Park, it is absolutely crucial to approach this decision with a heightened level of caution and to prioritize personal verification of all claims and conditions. While the concept of affordable, quiet living in Freeland might initially seem appealing, the overwhelming and consistent negative feedback from current residents paints a concerning picture that directly impacts the suitability of this location for a comfortable and secure home.
On the surface, the park's location in Freeland offers geographical advantages, providing access to local amenities and a reasonable commute to the larger Tri-Cities area of Midland, Saginaw, and Bay City. The idea of living in a newer home, with some reportedly built in 2023, could also be attractive, suggesting modern features and reduced maintenance initially. The community is described as "very quiet" by some, which is often a key desire for those seeking a peaceful living environment.
However, the significant and recurring issues reported by residents fundamentally challenge the suitability of Freeland Mobile Home Park. Problems with the physical integrity of new homes (trim falling off, doors not closing, doorknobs detaching), indicate serious construction quality control deficiencies that would lead to immediate frustration and unexpected repair burdens for any new resident. For Michigan locals, investing in a home that "was falling apart when we moved in and just continues" represents a major financial and logistical risk.
Even more critical are the concerns about management. The consistent inability to reach the office during posted hours, the lack of returned voicemails and calls, and the reported high turnover of key personnel are red flags. Effective communication and responsive management are non-negotiable for a well-functioning community, especially when issues arise. Furthermore, the severe safety concerns, specifically "dogs who are attacking my dogs when being let around off leash," and the apparent lack of management intervention, pose a direct threat to the safety and well-being of residents and their pets. Recent news reports about residents' concerns regarding the lack of accessible storm shelters during tornado warnings further amplify safety issues, highlighting a critical vulnerability in a state prone to such weather events.
Therefore, while the geographical location and the concept of newer homes might initially be appealing, the numerous and serious deficiencies in home quality, management responsiveness, and resident safety, as reported by those living there, significantly diminish Freeland Mobile Home Park's suitability for Michigan locals. Prospective residents are strongly advised to exercise extreme caution, conduct extensive due diligence including direct observation and attempts to communicate with management, and carefully weigh these critical concerns before considering this as a place to call home.

Lived here for over 5 years and the new management is terrible. My floor has been broken for almost a month to their knowledge. Told multiple times they were going to fix it. Now I’m late for rent because I can’t even talk to a person from the company other than the maintenance guy. Poor guy.
