Run !!! Worst rental experience I’ve ever had been a headache since day one would give negative stars if possible
This place is a joke. Homes are rent to own new homes- you would think great.WRONG. Management is hard to get in touch with. Appt only in daleville. They won’t tell you what your lot lines are and residents just drive through your spot, walk through it like they own it ( even campground people show more respect). Mobile homes are packed in here like sardines. When you call about a maintenance issue - oh that’s on you as you are buying the mobile home- but you find out the mobile home is registered in a different name not yours - supposed to be a 1 year warranty good luck. Front door is bowing has never closed properly, house was placed in a hole that they tried to say was correct but the pad was done ass backwards . 3 months to get our skirting done. There is another mobile home that they have been here longer than me and skirting isn’t completed yet. No true places to park vehicles as you end up parking in your front yard. Cats everywhere. A few dogs that are off leash and no one seems to care( my dogs are kept on leads). My advice stay away. I can say so much more but this is just the tip
A new owner has made numerous improvements to the property. Gone are the trashy mobile homes and the remaining unoccupied homes are being cleaned up and repaired on the outside and modernized on the inside. Landscaping around the park has been spruced up and potholes in the streets have been filled. The property manager lives in Opp and is at the park daily working to make it a nice place to live. If you need a place to live in Opp, check out the park. I think you'll like.
I was a former tenant, plus I have friends who still live there. The mobiles available for rent are shoddy and falling apart. The whole park has a roach infestation, the sewers are not connected correctly. The septic tanks tend to overflow, and a friend of mine who lives there still says her toilet and sink water run straight-out underneath the mobile home onto the ground. They go through a lot Park managers, a good portion of them either stealing rent or being on drugs. The park itself is beautiful, the grass is kept mowed and there's a lovely pond with fish in it. It needs better mobile homes, and better management.
This is not a place to raise kids. Been here for a year and there has been nothing but drama and filth spread around. There is trash surrounding the lake and the park manager will tell everyone your business. Some of the neighbors like to watch your home and look in windows.
