Glenbriar Mobile Home Park About
For many Arkansans, finding an affordable and stable place to live is a significant consideration. Mobile home parks often present a cost-effective housing solution. If you're exploring options in the beautiful Mountain Home area, you might come across Glenbriar Mobile Home Park, located at 1202 Glenbriar Ct. As a local, it's essential to have a clear and factual understanding of any potential living situation, which is why we’re providing an overview based on publicly available information and recent resident experiences.
Glenbriar Mobile Home Park is situated in Mountain Home, a popular area in Baxter County, known for its natural beauty and proximity to the lakes and rivers of the Ozarks. Like many mobile home parks, Glenbriar offers lots for residents who own their manufactured homes, providing a space within a managed community.
However, it's important for prospective residents to be aware of the feedback from current tenants. Recent reviews suggest some significant concerns regarding the park's operations and value. For instance, one resident shared, "This place is a very bad choice! BEWARE!!!!that keeps raising the rent! For no reason! It was $177 for a mobile home I own! Now it’s $369 starting May 1st! They don’t mow, the surrounding tenants are loud, throw big parties etc! Includes no maintenance at all. Hence why they claim they keep raising rent😡 I don’t recommend living here at all! As soon as I have the means to do it, I will be leaving here!!! Everyone is already!"
Another review echoed these sentiments, stating, "The park raises rent for improvements, that have yet to happen in the last 3 years! In 3 years lot rent went from $177 to now $369. First one was for lawn care, that wasn’t done. Second increase was for park improvements, which have never happened at all. Now for maintenance, which we all do ourselves since we own the mobile homes. I wouldn’t recommend at all to anyone. Paying almost $400 a month to have a place sitting on a lot that stays flooded most all winter long. Out of state greed is definitely ruining this place."
This feedback indicates a pattern of significant rent increases without corresponding improvements in services such as lawn care or general maintenance, and concerns about noise levels and property conditions, including flooding. While the concept of mobile home park living offers a unique blend of affordability and community, it's crucial for any Arkansan considering Glenbriar Mobile Home Park to weigh these reported experiences carefully. It is always recommended to conduct thorough due diligence, including visiting the property and speaking with current residents if possible, before making any housing decisions.
Glenbriar Mobile Home Park is located at 1202 Glenbriar Ct, Mountain Home, AR 72653, USA. Mountain Home is a well-known city in Baxter County, situated in the beautiful Ozark Mountains region of North Central Arkansas.
The city of Mountain Home is a hub for the surrounding area, offering various amenities, services, and recreational opportunities, largely driven by its proximity to popular lakes like Norfork Lake and Bull Shoals Lake, as well as rivers like the White River.
The park's address on "Glenbriar Ct" suggests a dedicated and identifiable internal road within the mobile home community itself. Its location within Mountain Home generally provides residents with access to local infrastructure, including roads, emergency services, and some local businesses.
However, as noted in resident reviews, there are concerns about the physical conditions within the park, such as potential flooding during winter months. This implies that while the general geographic location in Mountain Home is desirable for its regional amenities, specific site conditions within the park may vary and warrant careful inspection. Access to and from the park itself would likely be via standard paved roads in Mountain Home. Prospective residents should assess the specific lot they are considering for any environmental concerns.
Based on the nature of a mobile home park and direct resident feedback, the primary "service" offered by Glenbriar Mobile Home Park is the rental of land lots for manufactured homes. Residents typically own their homes but lease the ground on which they sit.
However, customer reviews explicitly highlight a reported lack of expected services, despite rent increases. This indicates a discrepancy between what might be implicitly expected or advertised and what is actually delivered. Based on the reviews:
- Lot Rental: Provides a designated space for residents to place their manufactured homes.
- Utility Connections (implied): As with any mobile home park, sites would typically include hookups for essential utilities such as water, sewer, and electricity, for which residents are usually responsible for their individual usage bills.
- Management Oversight (disputed effectiveness): While park management exists to set and enforce rules and collect lot rent, residents report a lack of effective maintenance or "park improvements."
Services NOT Reported as Offered (and a source of complaint):
- Lawn Care/Mowing: Residents explicitly state, "They don’t mow" despite rent increases supposedly covering this.
- General Maintenance: Residents report that "we all do ourselves since we own the mobile homes," indicating a lack of maintenance provided by the park.
- Park Improvements: Rent increases were reportedly justified by "park improvements, which have never happened at all."
It is crucial for any potential resident to clarify what services are explicitly included in the lot rent agreement and to seek written confirmation of these before committing to a lease.
Based on the provided customer reviews, the "features" and "highlights" of Glenbriar Mobile Home Park are unfortunately presented more as areas of concern rather than positive attributes from the perspective of current residents.
- Location in Mountain Home, AR: The park's geographic location in Mountain Home is a general advantage, as the city itself is in a desirable area of Arkansas known for its natural beauty and outdoor recreation opportunities (lakes, rivers).
- Individual Home Ownership: Residents own their mobile homes, which can be a highlight for those who prefer ownership over renting an entire unit.
However, the reported negative highlights/features from resident reviews include:
- Frequent and Significant Rent Increases: Lot rent reportedly increased from $177 to $369 in three years "for no reason" or for "improvements, that have yet to happen."
- Lack of Promised Services/Maintenance: Despite rent increases, residents claim there is no mowing, no general maintenance from the park, and no visible "park improvements."
- Flooding Issues: One reviewer states, "a lot that stays flooded most all winter long," indicating potential drainage problems on some lots.
- Noise/Disruptive Tenants: Reports of "loud, throw big parties etc!" among surrounding tenants suggest a less-than-peaceful living environment.
- Resident Dissatisfaction: Strong negative sentiment from current residents, with calls to "BEWARE!!!!" and declarations of planning to leave.
- "Out of State Greed": A resident attributes the issues to "out of state greed," hinting at potential changes in ownership or management priorities.
It is critical for prospective tenants to thoroughly investigate these reported concerns during their due diligence process.
Based on the provided customer reviews, there is no indication of any positive "promotions" or "special offers" being extended by Glenbriar Mobile Home Park. Instead, the feedback highlights a concerning trend of significant and frequent rent increases, which is the opposite of a promotional offer.
- Reported Rent Increases: Reviews explicitly state that lot rent has nearly doubled in three years (from $177 to $369), with residents feeling these increases are "for no reason" or for promised improvements that have not materialized.
Given this feedback, it is highly unlikely that the park would be offering any incentives or discounts for new residents. In fact, the reviews suggest a potential challenge for existing residents regarding rent stability and value for money.
Prospective residents should be prepared to:
- Inquire Directly About Current Lot Rent: Call the park at (501) 301-4204 to get the exact current lot rent and understand the frequency and nature of past increases.
- Understand Lease Terms: Clarify the length of any lease agreement and what provisions exist for rent increases during the lease term.
- Request Written Documentation: Ask for written details of all fees, services included (or not included) in the rent, and any policies regarding maintenance or improvements.
It is essential to approach any potential tenancy with a full understanding of the financial commitment and what to expect in terms of park services, especially in light of the resident feedback.

While its geographical location in Mountain Home, a popular area known for its natural beauty and recreational opportunities, might initially seem appealing, recent resident feedback introduces significant considerations that locals should carefully weigh.
The primary suitability of any mobile home park for locals often hinges on stability, affordability, and a positive living environment. Based on the provided reviews, there are reported challenges in these areas at Glenbriar. Residents describe substantial and frequent rent increases that are not perceived to be matched by improvements in park services, such as mowing or general maintenance. This raises questions about the long-term affordability and value proposition for those on a fixed income or seeking predictable housing costs.
Furthermore, concerns regarding the living environment, including reports of loud parties and potential flooding on some lots, suggest that the peaceful atmosphere often sought in mobile home communities may not be consistently present. For locals looking for a quiet, well-maintained place to call home, these aspects warrant thorough investigation.
In essence, while Glenbriar Mobile Home Park offers a location in a desirable part of Arkansas, the recent experiences shared by residents indicate a need for extreme caution and comprehensive due diligence by any prospective tenant. For an Arkansan considering this park, it is imperative to directly confirm all current lot rent figures, understand the lease terms and any provisions for future increases, and critically assess the park's condition and living environment firsthand. Speaking with current residents, if possible, can provide invaluable insights into daily life within the community. Ultimately, a suitable home is one that offers both a desirable location and a stable, comfortable, and well-managed living experience.

My grandma lives in this park. They lease to own their trailers and do not turn over the title. They charged a 30.00 ground maintenance fee which was to include mowing of the lawn and did not mow. Now, they removed the 30.00 and upped the rent to $300.00 for a TINY lot and they will no longer mow. My grandma has had her trailer paid off since 2021 and we are now hiring a lawyer to get the title. She can't even sell and move if she wanted to because she does not have a title. Very unprofessional and poorly managed. Find a different property.
This is not a good park to live in the park manager is hardly every here, the grounds look like hell, the edging needs to be done around the park grounds, things only seem to get done when the residence get together and put their grievance in a registered letter to the company that owns the park and that's when things get done for a while by the manager. When you come into the park you will see a few of broken-down cars in lots. when I first moved in the park 5 years ago the rules were no large dogs will that is no longer a rule with the new manager and now people that do have dogs here don't even pickup after their large dog, I lived next to the manager and he didn't even pick up after his dogs, so why should the other residences, and also with our monthly statement I've ask the manager not to put my monthly park statement on my vehicle because sometime were out of town and I really don't want anyone seeing our statement ON our vehicle I've asked Manager not to do this and Bill the manager said fine he won't do it and guess what he did any way so management didn't care about OUR safety here at Glenbriar Mobile Home Park, so before you move in make sure this is the park you want to live in because 5 years ago it was for me, but now with this new management it's going downhill fast, just to let you know no one here in the park wanted the manager job so we got what we got for a manager. So do I get a $50.00 rent credit for not leaving a 5 star review and for just saying the truth. When Bill became Manager, he wanted to put in a small grocery store in the park, and then he wanted to put a storage unit so you could store your boat, I guess that idea didn't go anywhere. Park Rule Automobiles, Truck, and Other Vehicles B. No uninspected or unlicensed vehicles will be permitted in the park for more then 10 days. Vehicle not removed by owner is this time period will be removed by the management at the owner's expense. IF THIS RULE IS NO LONGER INFORCED ALL RESIDENCE SHOULD BE NOTIFIED SO WE CAN STOP BITCHING ABOUT THE BROKEN-DOWN CARS ON THE LOTS.
It is a well kept respectable mobile home park. With a few opportunities to rent to own .
