Glenn Heights Town & Country About

When considering housing options in the dynamic Texas landscape, many individuals and families look for solutions that balance affordability, community, and personal space. Mobile home parks, like Glenn Heights Town & Country, represent a unique segment of the housing market that aims to provide just such a balance. For Texans navigating the varying costs of living across the state, especially within the bustling Dallas-Fort Worth metroplex, mobile home communities can offer an appealing alternative to traditional homes or apartments, potentially providing a path to homeownership or stable rental at a more accessible price point.

The concept of mobile home living has evolved significantly. Modern manufactured homes are built to federal safety standards, offering comfortable, well-designed living spaces that can accommodate a wide range of needs. Beyond the structures themselves, the appeal often lies in the community aspect. Many mobile home parks strive to create environments where residents can connect, children can play, and a sense of neighborhood camaraderie flourishes. This can be a significant draw for those looking for more than just a place to live, but a place to belong.

The decision to choose a mobile home park often comes down to value. Typically, costs associated with manufactured homes—whether purchasing the home outright and leasing the lot, or renting a park-owned unit—are lower than those for traditional site-built homes. This can free up financial resources for other needs, allowing Texans to enjoy a comfortable lifestyle without overextending their budgets. Glenn Heights Town & Country, situated in the thriving community of Glenn Heights, aims to provide such an opportunity for residents seeking flexible and cost-effective living solutions within the North Texas region.

Location and Accessibility
Glenn Heights Town & Country is located at 101 Maple St, Glenn Heights, TX 75154, USA. This address places the mobile home park within the city of Glenn Heights, a growing community that bridges Dallas and Ellis Counties. Glenn Heights is part of the larger Dallas-Fort Worth metroplex, one of the most dynamic and rapidly expanding urban areas in the United States.

The park's location on Maple Street provides residents with access to local roads and connectivity to major highways that serve the wider metroplex. This is a significant advantage for those who commute for work, require access to extensive shopping and dining options, or utilize the comprehensive healthcare and educational facilities available in the Dallas-Fort Worth area. Being in Glenn Heights means residents can enjoy a slightly more suburban feel while still benefiting from the vast opportunities and amenities of a major metropolitan area. This balance of local community and regional accessibility makes Glenn Heights Town & Country a potentially convenient place to call home for Texans seeking proximity to urban centers without being directly in the midst of city bustle.

Services Offered
Based on the provided resident reviews, Glenn Heights Town & Country offers foundational services typical of a mobile home park, but with some notable areas where residents have experienced challenges.

  • Lot Rentals: The park provides spaces for mobile homes, with residents paying lot fees (rent).
  • Home Rentals: It appears the park also rents out mobile homes that it owns, as indicated by a reviewer waiting for a new appliance for a rented unit.
  • Maintenance Services: The park is intended to provide maintenance for its rental units and potentially assist with some communal aspects, although one review highlights significant delays and perceived lack of responsiveness regarding appliance repair and pest issues.
  • Utility Access: Basic utilities like water are available, though a recurring issue of unexpected water shut-offs was mentioned.
  • On-site Management: The park has management, although the quality of communication and responsiveness has been a concern for residents.

Features / Highlights
Glenn Heights Town & Country aims to provide a living environment for its residents, but it’s important to acknowledge the mixed feedback from current and former tenants.

  • Community Living: The park offers a setting for mobile home living, which inherently fosters a sense of community for some residents.
  • Affordable Housing Option: Mobile home parks typically represent a more budget-friendly housing solution compared to traditional homes in the Dallas-Fort Worth metroplex.

However, it's crucial to address significant concerns raised by multiple residents, which indicate potential areas for improvement and should be considered by prospective tenants:

  • Inconsistent Water Supply: Residents report frequent, random, and unannounced water shut-offs that can last for the majority of the day, creating significant inconvenience.
  • Subpar Grounds Maintenance: The grounds are described as "not kept up as well," suggesting a lack of consistent maintenance of common areas.
  • Unresponsive Maintenance for Rental Units: Significant delays and lack of communication regarding essential repairs, such as a broken dishwasher that remained unfixed for two months, and persistent pest issues (possums under a home) that were not adequately addressed.
  • Management Concerns: Multiple residents express dissatisfaction with new management, citing a lack of care, poor prioritization of tenant needs, perceived attitude in communication, and a failure to address issues like loud music or excessive visitor towing.
  • Rising Rent with No Benefits: Residents report multiple rent increases without corresponding improvements in services or amenities (e.g., no park area, pool, or designated play areas for children).
  • Pet Policy Issues: Concerns about stray cats and unclear or problematic pet fee policies.
  • Strict and Problematic Visitor/Parking Rules: Visitors' cars allegedly get towed, with claims of vehicles being damaged during towing and management blaming residents.
  • Lack of Amenities: Explicitly noted absence of common amenities like a park or pool for children, despite rent increases.
  • High Turnover: Implied by the significant number of complaints, suggesting residents are not staying long-term.

Promotions or Special Offers
At this time, no specific promotions or special offers for Glenn Heights Town & Country are publicly advertised. Given the feedback regarding increasing lot fees and a perceived lack of added benefits, it is especially important for prospective residents to inquire directly about all costs involved. When contacting the park, be sure to ask about any current move-in incentives, potential discounts, or details on how lot fees are structured and whether they include any utilities or services beyond the basic land lease. Understanding the full financial commitment is key before considering a move.

Conclusion: Why this place is suitable for locals
For Texans exploring mobile home living in the Dallas-Fort Worth metroplex, Glenn Heights Town & Country is a property to consider, but with significant due diligence. Its location in Glenn Heights offers a balance between a suburban feel and accessibility to the vast opportunities of a major urban area, which can be appealing for those seeking more affordable housing options within the region. The very concept of a mobile home park provides a pathway to a form of homeownership or stable rental that is often more budget-friendly than traditional housing.

However, it is crucial for locals to be fully aware of the experiences shared by current and former residents. Recurring issues such as unannounced water shut-offs, reported challenges with maintenance responsiveness for rental units, concerns regarding grounds upkeep, and criticisms about management's communication and prioritization of tenant needs are significant factors. The reported lack of common amenities like a park or pool, despite rent increases, might also be a deterrent for families with children or those seeking a more amenity-rich community.

While the appeal of affordability is clear, prospective residents in Texas should carefully weigh these points. Before committing to Glenn Heights Town & Country, it would be highly advisable to visit the park multiple times at different hours, speak with current residents if possible, and engage directly with management to seek clear, written commitments regarding maintenance, utility reliability, and all fee structures. By taking these proactive steps, Texans can make a fully informed decision about whether Glenn Heights Town & Country aligns with their expectations for a stable, comfortable, and well-managed home.

I have been here going on 3 years. In the beginning, it was fine. I never had personal issues. However, they do randomly shut off the water alot and its off majority of the day. There are a ton of stray cats as well. The grounds are not kept up as well. I did not start having issues until there was new management. This last year here has been HORRIBLE. I had an animal scratching underneath my home for so long and they barely acted as if they cared. The animal sounded like it could get in at any moment. They came and set traps but I do not feel that due diligence was done to thoroughly inspect under the home to determine the proper way to rectify the situation. I found out from neighbors that it was a family of possums because they were ALSO dealing with the same issue. The scratching didnt stop due to their help, its because it has gotten warmer outside so the animals arent trying to get in. Additionally, my dishwasher has gone out and its been going on 2 months without use and its standing water in there which can attract bugs and can mold! They keep telling me different dates that a maintenance person will come to install the new one, but they claim they have to borrow him because we dont have a maintenance person currently. So the maintenance guy other properties take precedence over this one. Which, okay, I can understand that but its unacceptable to have a tenant waiting for a new appliance for almost 2 months with no real communication. Most communication is initiated by me and sometimes I am met with attitude. It doesnt seem like they care or try to prioritize tenants needs. They have gone up on rent several times with no real benefits to the tenants. We dont have a park area, pool or anything for the kids. They barely want the kids to play outside. Other neighbors have shared their complaints with me also. Anywho, I have never been a problem tenant, never withheld rent, always paid on time or within grace period, always quiet and to myself. I have given no issues but my issues are placed on the back burner. I do not recommend living here. It has gone downhill.

This place is the worst place to live. The management here does not care about the people who live here. A few months after we moved in the air kept messing up off and on the last technician they called said a part had to be ordered. He told us he would be back the following week never came back. The air finally went out a couple weeks ago and management did nothing about. We had to buy window units. They shut off water with out notice when a an issue occurs. And let me tell you they claim they have water issues in this trailer park a lot. Also she doesn’t care if people play loud music till 4 am on the weekend a. If you complain about it she says there is nothing they can do. So please if you are looking for a place to live with your family do not move here. And you can’t have people visit or their cars will get towed. And when their tow truck driver comes to tow you they will mess up your vehicles. Then when you try to talk to the manager about it they get mad and try and blame you.

This property manager harasses tenants on a regular. Her name is Heidi, she take pictures of your property non-stop. Constantly giving you lease violations about parking on the street or grass. You can’t even have visitors at your home and then said you cannot have more than 2 vehicles parked in front of your house. Please report this business to the BBB. If I give it 0 stars, i would. Please save your money and look elsewhere!!

My husband and I have lived here for over 6 years. We love the little community we feel extremely safe to where sometimes we don't even have to lock our doors. Just recently we have gotten New Management, Miss Heidi and Mr. Eric are extremely helpful courteous kind and care about the community. There's many other places in Glenn heights to live but we choose to stay in our little home in Town & Country. Thank you so much sincerely Anthony and Tammy Smith
