Greenlawn Estates About

Hello, Ohio residents! When considering housing options in the Zanesville area, mobile home parks often come into the conversation as an alternative to traditional single-family homes or apartment rentals. Greenlawn Estates in Zanesville, Ohio, is one such community that provides manufactured home living. For many in Ohio, mobile home parks can represent a more accessible entry point into homeownership or offer a different rental dynamic, often with varied cost structures.

The decision to choose a mobile home park involves understanding the unique operational model and community environment. Typically, residents in manufactured home communities either own their home and lease the land (lot rent), or they rent both the home and the lot. This structure can sometimes lead to different financial considerations and resident-management relationships compared to other housing types. Greenlawn Estates, located in Muskingum County, is part of this housing landscape in Ohio.

It's important for prospective residents to gather comprehensive and factual information to determine if a particular mobile home park aligns with their personal needs and expectations. This article aims to provide an overview of Greenlawn Estates, drawing from publicly available data, including direct customer feedback. Services Offered

Greenlawn Estates, as a mobile home park, primarily offers lots for manufactured homes. Based on the provided customer reviews, which discuss "lot rent" and the purchase of a "home," it functions on a model where residents typically own their manufactured homes and lease the land from the park management. While a comprehensive list of explicit services is not detailed in the reviews, typical services offered in such communities generally include:

  • Lot Rental: The core service, providing a designated plot of land within the park where residents can place their manufactured home. This usually includes access to necessary utility hook-ups (such as water, sewer, and electricity), though the cost of these utilities may be billed separately or included in the lot rent.
  • Infrastructure Provision: While a review mentions that the park "Don’t fix the roads into the trailer parks," suggesting potential issues with this service, typically mobile home parks are responsible for maintaining the internal roads within the community.
  • Community Management: The park has management in place to oversee operations, process rent payments, and enforce community rules. Reviews indicate a management presence, with instances of "standard 3 day eviction" notices and charges for "legal fees."
  • Waste Collection: Standard trash removal services are usually arranged for or provided for residents in mobile home parks. Specific details for Greenlawn Estates are not provided.
  • Landscaping/Tree Maintenance (potential issue): A review states, "They don’t trim the trees back," implying that tree maintenance along common areas or roads might be expected by residents but is perceived as not being adequately provided.

It is important for prospective residents to clarify all included services, utility responsibilities, and specific maintenance protocols directly with Greenlawn Estates management, given the feedback regarding road conditions and tree trimming.

Features / Highlights

Based on the provided customer reviews, Greenlawn Estates in Zanesville, Ohio, presents a mixed picture of its features and highlights, reflecting both resident concerns and the fundamental nature of mobile home park living:

  • Affordable Housing Segment: The park provides an option for manufactured home living, which is generally considered a more affordable housing choice compared to traditional stick-built homes, allowing residents to potentially "pay cash" for a home.
  • Established Residential Area: Located on Eastwood Drive in Zanesville, the park is situated within an established community, offering residents access to local amenities and city services.
  • Lot Rental Model: The park operates on a lot rental model, where residents own their home but pay monthly rent for the land. This is a common structure in manufactured home communities.
  • Management Presence: There is a clear management presence that handles billing, rent collection, and enforcement of rules, including issuing eviction notices and levying fines.
  • Rules and Regulations on Aesthetics: Management has implemented rules regarding the exterior appearance of homes, such as fining "people for broken blinds" and requiring changes to "the color of their curtains inside their own home," indicating an effort to maintain a certain aesthetic standard for the park.

However, it is crucial to address the significant concerns raised in the reviews, which highlight potential negative features:

  • Communication and Transparency Issues: A severe concern is the lack of transparency regarding charges, with a resident stating, "I never received any paperwork or anything stating why I was being charged legal fees." There is also a delay in receiving a "title" after a cash purchase.
  • Inflexible Payment Policies and High Late Fees: The park "don't work with people that get paid bi weekly" and "tack on alot of late fees" if rent isn't paid by the 5th, which can be problematic for residents with non-monthly pay cycles.
  • Perceived Rudeness and Lack of Empathy from Management: Residents describe management as "very rude" and express feeling poorly treated.
  • Rising Lot Rent: Rent has "started out at $275.00 per month now it is almost $500 bucks," indicating a significant increase that impacts affordability over time.
  • Maintenance Concerns: Reviews explicitly state, "They don’t trim the trees back. Don’t fix the roads into the trailer parks," suggesting inadequate common area maintenance.

These negative points, particularly concerning management practices and maintenance, are critical considerations for anyone exploring Greenlawn Estates as a potential living option.

Promotions or Special Offers

Based on the provided customer reviews and typical public information channels for mobile home parks, Greenlawn Estates does not explicitly advertise specific promotions or special offers. The reviews focus more on operational aspects and resident experiences rather than marketing incentives.

Mobile home parks, especially those operating on a lot rental model, may occasionally offer various incentives to attract new residents or fill vacant lots. These could potentially include:

  • Reduced lot rent for an initial period for new tenants.
  • Waiver of application fees or security deposits.
  • Assistance with relocation costs for manufactured homes.
  • Special pricing in conjunction with the purchase of a manufactured home from a preferred dealer.

However, given the concerns raised in the reviews regarding rent increases, late fees, and financial transparency, prospective residents should exercise caution and ensure all financial terms are explicitly clear before committing. For the most accurate and up-to-date information regarding any current availability, pricing structures, or potential (though unadvertised) offers, it is essential to contact Greenlawn Estates directly using the provided contact information. It is also advisable to request all terms in writing.

Conclusion: Why this place is suitable for locals

For Ohio locals considering manufactured home living, Greenlawn Estates in Zanesville presents a housing option that merits careful consideration. While mobile home parks can offer a path to more affordable housing compared to traditional homes, the suitability of Greenlawn Estates for prospective residents in Ohio is nuanced and requires thorough due diligence.

On the one hand, Greenlawn Estates does provide manufactured home sites, allowing individuals to potentially purchase a home outright or secure a rental option in Zanesville. Its location within the city offers proximity to local amenities, services, and the broader Zanesville community, which can be convenient for daily living. The presence of management and established rules suggests a structured environment, which some residents might find appealing for maintaining community standards.

However, the provided customer reviews raise significant concerns that directly impact its suitability for many Ohio locals. Issues such as perceived rudeness from management, a lack of flexibility for bi-weekly pay cycles leading to high late fees, unexpected charges for "legal fees" without proper notification, and a substantial increase in lot rent from $275 to almost $500, highlight potential financial and relational challenges. Furthermore, complaints about neglected maintenance, specifically regarding untrimmed trees and un-repaired roads, point to a potential decline in the physical environment.

For Ohioans accustomed to clear communication, fair financial practices, and responsive property management, these factors are critical. While the concept of affordable manufactured housing is appealing, the experiences shared by current and former residents at Greenlawn Estates indicate that prospective tenants and homeowners must proceed with extreme caution. It is suitable for those who are fully prepared to navigate these potential issues, have robust legal understanding of tenant/owner rights in mobile home parks, and are willing to accept the conditions as described. For the majority of Ohio locals seeking a stress-free and transparent living situation, a thorough personal investigation and possibly legal consultation regarding terms would be paramount before considering Greenlawn Estates.

We purchased the home and paid cash. It has now been over 3 months and we still haven't received our title. We were late on the lot rent and received the standard 3 day eviction. I paid the rent and late fee by the 14th of the month. My next months billing had a charge for $395 for legal fees on it. I never received any paperwork or anything stating why I was being charged legal fees. We will be consulting a lawyer

They don't work with people that get paid bi weekly so if your rent isn't paid by the 5th they tack on alot of late fees. I wouldn't recommend renting from them. They are very rude also. They started fining people for broken blinds in their windows and made people actually change the color of their curtains inside their own home! They are a complete joke! Rent started out at $275.00 per month now it is almost $500 bucks. They don’t trim the trees back. Don’t fix the roads into the trailer parks. It’s horrible how they treat people renting from them.

Really sad when my gf flatlines at the hospital and I send my dad to check on my property and let the manager know that rent will be a day late I’m sorry my significant other passing was more important than me coming in and to have the so called maintenance man tell my dad bills are due regardless or deaths or not no kidding? Really hoped with new management it would be better than that but still a slap to the face as one is planning on how to tell her kids their mom died. If I had another place to stay I’d leave here and never look back. I’m well aware bills are due regardless of people passing away so no need to insult my intelligence. Would leave a 0* if I could
