Grinnell Manufactured Home Community About
Are you an Iowan considering diverse pathways to homeownership, particularly in the charming city of Grinnell? The Grinnell Manufactured Home Community offers a specific type of housing solution for individuals and families looking to purchase a manufactured home and lease a lot within a community setting. Understanding the nature of manufactured home communities is key to exploring this option, as they operate differently from traditional rental properties or single-family home purchases.
Manufactured home communities provide a unique opportunity for homeownership that can often be more accessible financially than traditional stick-built homes. In these communities, residents typically own their homes but lease the land beneath them. This structure can lead to lower initial purchase costs and potentially more manageable monthly expenses compared to conventional housing markets.
It is important for prospective residents to be fully informed about the specific operational model of any community they are considering. Some past feedback regarding Grinnell Manufactured Home Community indicates potential misunderstandings about its primary focus on home sales rather than rentals. Reviews mention, "Miss leading, I went with my daughter to look at one to rent. We were never told it was buy only, they didn't say lot rent, and had to buy the unit. They hand you a rental form and you think it's fir the unit until you show up to hand in the paperwork. Even on the website when looking for places to rent it is listed. 🙄" Another review describes difficulty in getting in contact, stating, "Pretty much a giant scam. They post their listings on Facebook marketplace, and when you go to get in contact with someone, they pretty much ignore you. Plus, multiple people are posting about the lots, so good luck trying to find the ACTUAL person who is supposed to run this place. Your best bet is finding some place else, especially a place that actually cares about potential buyers. And, from judging by other people’s reviews, some place that misleads people with false advertising."
Given this feedback, it is absolutely essential for any Iowan interested in Grinnell Manufactured Home Community to engage directly and clarify all terms, particularly whether the property is for sale or rent, what lot rent entails, and how to properly initiate contact. A proactive and direct approach will help ensure transparency and prevent any miscommunications regarding the nature of the housing opportunities available.

The park's location on 1st Avenue suggests it is situated along a main thoroughfare or easily accessible street within Grinnell, contributing to its overall convenience for residents. Manufactured home communities typically offer a core set of services focused on providing and maintaining the infrastructure for residents who own their homes and lease the land. While specific, comprehensive details for Grinnell Manufactured Home Community are best obtained directly from management, common services in such communities generally include:
- Leasing of individual lots: Residents typically purchase a manufactured home and then lease the specific lot on which their home is situated.
- Utility connections: Each lot is generally equipped with hookups for essential utilities such as water, sewer, and electricity. (Note: The cost of these utilities is typically separate from the lot rent, though this should always be confirmed with park management).
- Maintenance of common areas: This usually covers upkeep of shared roads within the community, common green spaces, and general park infrastructure.
- Community management: Overseeing park rules and regulations, handling resident inquiries, and striving to maintain a desirable living environment.
- Garbage and recycling services: These are often provided or arranged for by the community, though specific details should be verified.
Given the feedback about communication issues and clarity regarding the home-buying versus renting model, it is critically important for interested parties to directly contact the Grinnell Manufactured Home Community. This direct communication is necessary to obtain precise information on what services are included in the lot rent, what responsibilities fall to the homeowner, and any specific terms and conditions of residing in the community. Relying solely on external listings or dated information may lead to misunderstandings.
The features and highlights of Grinnell Manufactured Home Community primarily revolve around its core offering as a pathway to homeownership in a structured community setting within the city of Grinnell. For Iowa residents, understanding these aspects is key to evaluating if this community aligns with their housing goals.
- Pathway to Homeownership: The community provides an opportunity to own a manufactured home, which can be a more affordable entry point into homeownership compared to purchasing a traditional stick-built house.
- Community Living: Residing in a manufactured home community often fosters a sense of neighborhood and camaraderie among residents, with shared spaces and a managed environment.
- Fixed Location in Grinnell: The park’s address at 1510 1st Ave places it firmly within Grinnell, offering residents access to the town's amenities, schools, employment opportunities, and cultural attractions.
- Individual Homes: Unlike apartment living, residents own their manufactured homes, allowing for a greater degree of privacy and the ability to personalize their living space.
- Managed Environment: While specific details on current management responsiveness should be confirmed directly, the existence of a management structure aims to ensure consistent community standards and maintenance of common areas.
However, it is crucial to address the significant feedback provided by previous customers, as these aspects directly impact the "features" from a resident's perspective:
- Communication Challenges: Reviews indicate difficulty in contacting management and receiving clear information, which is a critical factor for prospective buyers/residents.
- Clarity on Sales vs. Rental: There appears to be a consistent issue with misleading advertising or unclear communication regarding whether units are for rent or for sale, with residents expecting rentals but finding only purchase options. This highlights the importance of direct and explicit verification.
- Transparency Concerns: The sentiment of "misleading" and "false advertising" from multiple reviews suggests a need for extreme caution and thorough verification of all information directly with the community's management before making any commitments.
For any Iowan considering this community, the primary "highlight" will be its potential as an affordable homeownership option in Grinnell, but this must be weighed carefully against the reported communication and transparency issues, necessitating diligent personal investigation.
Information regarding specific promotions or special offers at Grinnell Manufactured Home Community is not publicly available through the provided data. Typically, manufactured home communities focus on the sale of homes and the leasing of lots, rather than offering short-term rental promotions akin to apartments or hotels.
It's important for prospective homebuyers to understand the financial structure, which primarily involves:
- The purchase price of the manufactured home itself.
- Monthly lot rent for the land the home sits on.
Any "promotions" would likely involve:
- Home Sales Incentives: Such as a reduced purchase price on certain models, financing assistance options, or included upgrades for new home purchases.
- Lot Rent Specials: Potentially a reduced rate for the first few months of lot rent for new residents, or a discounted rate for longer-term lease agreements.
Given the feedback about communication issues and misleading advertising, it is absolutely paramount that any Iowan interested in Grinnell Manufactured Home Community directly contacts them for the most accurate and current information on availability, pricing (both for homes and lot rent), and any specific offers. Do not rely on external listings or third-party information without direct verification. Be prepared to ask very specific questions regarding the total cost of ownership, what is included, and the terms of any lease agreements or sales contracts.

Miss leading, I went with my daughter to look at one to rent. We were never told it was buy only, they didn't say lot rent, and had to buy the unit. They hand you a rental form and you think it's fir the unit until you show up to hand in the paperwork. Even on the website when looking for places to rent it is listed. 🙄
Not a big fan of this mobile home park. It used to be different some years back, but the area has gotten more and more sketchy. Would love to see our family member move her trailer out of this park and into a nicer one. Crime has gone up and our family member has been effected by this several times.
Terrible place to live. Rent keeps going up and I got a write up for yelling at my 3 year old son from trying to not run into the road when cars in the park don’t pay attention. Mind you it was 3:30pm in the afternoon. So they don’t care and will do anything to write people up.. not just that but they tell everyone to not go in everyone’s yards but when I turn in that this kid is using a riding lawnmower in circles in my yard mowing the next door neighbor and he wouldn’t stop and I turned it in and they didn’t do anything let the kids get away with it.
Was able to get accepted and moved in right away. Lived there for 2 years. Moved out and got my deposit back within a week. Cammie and Jeff did a hell of a job cleaning up the park as a whole. They were great to work with, very responsive and quick to fix whatever I needed. They also have put in so many nice and updated places! Only complaints are that parking was pretty tight sometimes. people let their kids run around in the roads with no supervision and they would refuse to get out of the way for traffic or try to chase down the cars Trailers have thin walls so you can hear EVERYTHING going on next door.
