Terrace Manor Mobile Home Park About

For many Iowans seeking affordable and community-oriented living, mobile home parks offer a viable and often appealing option. In our local landscape, Terrace Manor Mobile Home Park in Le Grand, Iowa, stands as one such community that has been part of the fabric of Marshall County for years.

Mobile home parks, or manufactured home communities as they are increasingly known, provide a setting where residents can often find more spacious living arrangements at a lower cost than comparable site-built homes. They frequently foster a sense of neighborhood, with shared common areas and a close-knit feel. Understanding the nuances of such a community is important for anyone considering making it their home, and Terrace Manor Mobile Home Park offers a real-world example of this housing option in our state.

This article aims to provide a factual and informative overview of Terrace Manor Mobile Home Park, drawing on publicly available information and community feedback. We will delve into its location within Le Grand, discuss the services one might expect, highlight any notable features, and provide practical contact information. Le Grand, while small, provides essential local services and a close-knit community atmosphere. For residents of Terrace Manor, this means easy access to local businesses, community events, and the everyday conveniences that a town provides. The mobile home park's address on W Main St indicates it is situated along a primary thoroughfare in Le Grand, suggesting straightforward access for residents and visitors alike.

From Le Grand, residents can typically reach larger cities like Marshalltown in a short drive, which offers a broader range of shopping, dining, medical facilities, and employment opportunities. This accessibility to both local charm and regional resources makes Le Grand, and by extension Terrace Manor Mobile Home Park, a potentially attractive location for Iowans looking for affordable housing options without sacrificing convenience. Services Offered

Based on the general model of mobile home parks and limited specific information available for Terrace Manor, the primary service offered is the leasing of land lots for manufactured homes. Residents typically own their mobile homes but pay a monthly lot rent for the space it occupies within the park. Beyond this core service, mobile home parks often provide a range of utilities and maintenance, though the specifics can vary greatly from park to park. For Terrace Manor, the following services would generally be expected in a mobile home community:

  • Lot Leasing: Providing individual plots of land where residents can place their manufactured homes.
  • Utility Connections: Ensuring availability of hookups for essential utilities such as water, sewer, and electricity to each lot. The provision of these services (e.g., whether included in rent or paid separately by residents) would be determined by the specific lease agreement.
  • Road Maintenance: Upkeep of internal roads within the park for safe access.
  • Trash Removal: Common waste collection services for residents.
  • Common Area Maintenance: Maintenance of any shared spaces or infrastructure within the park, such as lighting or communal grounds.

It is crucial for prospective residents to inquire directly with the park management about which specific utilities and services are included in the lot rent versus those that are the responsibility of the resident. This clarity is vital for understanding the full financial commitment of living in a mobile home park.

Features / Highlights

The features and highlights of a mobile home park often revolve around its community atmosphere, management, and the overall quality of life it provides. For Terrace Manor Mobile Home Park, public feedback offers a mixed but insightful picture of its key characteristics:

  • Community Living: As a mobile home park, Terrace Manor inherently offers a community living environment where residents are neighbors. This can foster a sense of belonging and mutual support, a common positive aspect of such communities.
  • Affordable Housing Option: Mobile homes, and by extension mobile home parks, are often highlighted as a more affordable housing solution in comparison to traditional homeownership or even apartment rentals, particularly in areas like Le Grand.
  • Established Presence: Terrace Manor has been a part of the Le Grand community for some time, suggesting an established presence within the local housing market.
  • Individual Home Sites: Residents typically enjoy the benefit of having their own dwelling with a small yard space, offering more privacy and autonomy than apartment living.

It is important to acknowledge that public reviews for Terrace Manor Mobile Home Park present a polarized view. One review states, "My son lives there. It's seems to be a well maintained place," suggesting a positive perception of the park's upkeep. However, another review heavily criticizes the park, stating, "It's a dump!!! The owner lives in NY and doesn't spend a penny on upkeep!! Refuses to cut trees down that need to go, and ended up losing my home in a storm because of damage from falling branches in a storm!!! Manager does nothing at all. Rent goes up, that's the only thing that the owner cares about! He's nothing but a trailer park slumlord that buys up older parks and just lets them get run into the ground!! Stay far away from this place and any other one like it!!!" This stark contrast indicates that experiences can vary significantly. For potential residents, it underscores the importance of thorough due diligence, including visiting the park, speaking with current residents, and reviewing the lease agreement in detail before making any commitments. Issues such as tree maintenance and communication with management are crucial aspects to investigate.

Promotions or Special Offers

Mobile home parks, particularly those not part of larger corporate chains with standardized marketing, typically do not advertise widespread promotions or special offers in the same way retail businesses might. Any "promotions" would likely be related to specific available homes for sale within the park, or perhaps incentives for new residents if the park has vacancies. These could include:

  • Move-in Incentives: Occasionally, a park might offer a reduced first month’s lot rent or waiving of certain fees to new residents, especially if they are bringing in a new home.
  • Referral Programs: Some communities offer small incentives to existing residents who refer new, qualified tenants.
  • Home Sales: If the park management facilitates the sale of homes on-site, they might offer financing options or price adjustments on specific units.

Since information on specific promotions for Terrace Manor Mobile Home Park is not publicly available, it is always recommended to contact the park management directly. Inquire about any current availability, rental terms, or potential incentives for lot leases. This direct communication is the best way to uncover any specific offers that might be applicable to your situation.

Contact Information

To learn more about lot availability, current rental terms, or to address any specific questions about Terrace Manor Mobile Home Park, direct contact with the park management is essential.

Address: 605 W Main St, Le Grand, IA 50142, USA

While a widely published phone number for the specific park management is not readily available through general searches, prospective residents can often find contact details (phone numbers or email addresses) through local real estate listings that feature homes for sale or rent within the park. In smaller communities like Le Grand, local residents or the Le Grand city office might also be able to provide general direction on how to reach park management. When you visit the location, there may be signs or a management office with contact details clearly posted.

Conclusion: Why this place is suitable for locals

Terrace Manor Mobile Home Park, like many manufactured home communities across Iowa, presents a housing option that can be particularly suitable for locals seeking affordability and a distinct style of community living. For many Iowans, the cost of traditional homeownership continues to rise, making manufactured housing an attractive alternative. By owning their home and leasing the land, residents can often achieve a sense of homeownership and stability at a more accessible price point.

The park’s location in Le Grand, a small and quiet Iowa town, offers a peaceful living environment away from the higher costs and faster pace of larger cities. This can be ideal for individuals or families who appreciate a strong sense of community, where neighbors often know each other and local services are easily reachable. The town’s size fosters a close-knit atmosphere, which is often a key appeal for residents of mobile home parks.

While public reviews highlight a varied experience, the potential for affordability, combined with the personal space offered by individual home sites (complete with small yards), distinguishes mobile home park living from apartment complexes. For Iowans specifically, this type of housing can provide an entry point into homeownership, offer a comfortable retirement option, or serve as a practical solution for those seeking a lower cost of living without leaving the state they call home. As with any significant housing decision, thorough research, including personal visits and conversations with current residents and management, is paramount to ensure Terrace Manor Mobile Home Park aligns with individual needs and expectations for a suitable and stable home.
