Grove Point Mobile Estates, located in Georgetown, GA, aims to provide a housing option for individuals and families seeking manufactured home living. Mobile home parks in Georgia typically offer lot rentals, allowing residents to place their homes within a managed community.
It's important for prospective residents to gather comprehensive information and conduct thorough due diligence when considering any mobile home park. The provided reviews for Grove Point Mobile Estates present a challenging picture, highlighting concerns such as "bad sewage," issues with "trees always fall on people's trailers," and "consistent water and road problems." One reviewer also mentioned difficulties with "management cancels those work orders" and a perceived expectation for residents to "act accordingly and if not you will be exiled." Another review described the place as "very booty like it's loud and trash and also everyone is mean and inside the house are so bad the walls are not even walls and the floors are easy to break everything is horrible." These are significant red flags that any potential resident in Georgia should carefully consider.
When evaluating a mobile home park, Georgia locals should be aware of their rights and responsibilities under the Georgia Manufactured Home Park Landlord-Tenant Act. This legal framework exists to protect both residents and park owners, outlining clear guidelines regarding lease agreements, maintenance responsibilities, and eviction procedures. Despite the negative feedback provided, it is crucial for interested parties to conduct their own site visits, speak with current residents where possible, and directly engage with park management to get the most current and accurate understanding of the living conditions and any ongoing efforts to address reported issues. This article aims to provide a factual overview based on available information, encouraging Georgians to perform their own comprehensive research.

From this location, residents generally have access to:
While the location offers proximity to significant urban resources, prospective residents should consider how the reported internal issues of the park might impact their overall living experience, despite the external conveniences. Accessibility to the main thoroughfares connecting Georgetown to Savannah is generally good, facilitating commutes and access to city amenities.

Thorough due diligence is paramount to making an informed decision about living in this community.
When considering Grove Point Mobile Estates for living in Georgia, particularly from the perspective of local users, it is crucial to approach this mobile home park with a comprehensive understanding of both its potential advantages and the serious concerns raised by past residents. While mobile home parks often serve as an affordable housing option, the suitability of this specific location is heavily influenced by the negative feedback received.
From an affordability standpoint, Grove Point Mobile Estates, like other manufactured home communities, typically offers a more budget-friendly pathway to housing compared to traditional homes in the Savannah metropolitan area. This can be a significant draw for Georgians seeking economical living solutions. Its location in Georgetown also provides proximity to Savannah, offering access to its diverse job market, extensive shopping and dining options, and cultural attractions. For those who need to commute to Savannah for work or leisure, the geographic placement is a practical benefit.
However, the suitability is severely challenged by the consistent and strong negative reviews. Reports of "bad sewage," falling trees, "consistent water and road problems," and issues with management responsiveness regarding maintenance ("management cancels those work orders") are major detriments to quality of life. Descriptions of the community as "loud and trash" with "mean" residents, and homes with "walls are not even walls and the floors are easy to break," indicate fundamental problems with living conditions and community atmosphere. These are not minor inconveniences but fundamental issues that impact safety, health, and comfort.
For Georgia locals, choosing a place to live means balancing cost with quality of life. While the affordability and location of Grove Point Mobile Estates might initially appear attractive, the severity of the reported problems necessitates extreme caution. It is imperative that any interested Georgian conducts an extensive personal investigation, including multiple visits, direct conversations with current residents, and very specific inquiries with management about how all reported issues are being, or have been, addressed. Without clear evidence of significant improvements and a commitment from management to resolve these ongoing concerns, the park's suitability for a comfortable and stable living environment for locals appears to be highly questionable based on the provided information. Georgians seeking mobile home living options are encouraged to explore all available alternatives and prioritize communities with consistently positive resident experiences and transparent management practices.

Honestly probably the worst place I've ever lived in, everything here always smells like bad sewage. the trees always fall on people's trailers, which people then they'd have to put work orders in then management cancels those work orders. And the consistent water and road problems. With all that being said they expect everybody to act accordingly and if not you will be exiled out of the trailer park as if we the people here weren't struggling enough.

Jun 06, 2025 · tamirra holmesLived here years ago purchased my trailer from Lanier. Too many trees in the park. One day the water stops working and I go down to the well area and see that all the water is leaking out of the tank. It was about 8pm so the office was closed. Called the owner on the property and she told me not to bother her because she was giving her kids a bath. Within the week I was given a notice that I had to move my trailer off there property. This is a place that cares about taking your money as long as you dont bother them. You are below peasants to the owners of this property.
