Hillside Bayou Mobile Home Park About

For residents of Arkansas, finding a reliable and comfortable place to call home is a significant decision. In Jacksonville, a city that serves as a vital community in Central Arkansas, options for housing include various mobile home parks. One such community is Hillside Bayou Mobile Home Park, located on Old Tom Box Road. While mobile home parks often present an affordable and accessible housing alternative, it's important for prospective residents to have a comprehensive understanding of the current situation and resident experiences.

Mobile home parks, also known as manufactured housing communities, traditionally offer a pathway to more budget-friendly living, whether through lot rentals for owned homes or the rental of park-owned units. They can foster a sense of community and provide a more relaxed living environment compared to denser urban housing. However, the quality of life within these communities is heavily dependent on effective management and responsive maintenance. This article aims to provide a factual and transparent overview of Hillside Bayou Mobile Home Park, drawing directly from recent public feedback to offer a clear picture for Arkansans considering this location.

Recent reviews from residents of Hillside Bayou Mobile Home Park indicate some significant challenges, primarily concerning management and maintenance. Comments such as "can't get in touch with anyone to even pay rent," "phone number goes straight to voice mail," and serious issues like "without hot water for 3 months" and non-functional air conditioning, point to critical operational issues. It's also noted that the "owners fired last manager and no replacement yet," which likely contributes to these difficulties. This feedback is crucial for anyone looking to understand the current living conditions and operational status of the park.

This article will detail the park's location and accessibility within Jacksonville, summarize the services typically expected in such a community (while acknowledging current reported deficiencies), highlight any available features, and provide contact information. Our goal is to equip local users in Arkansas with the necessary information to make an informed decision about Hillside Bayou Mobile Home Park.

Location and Accessibility

Hillside Bayou Mobile Home Park is located at 8105 Old Tom Box Rd, Jacksonville, AR 72076, USA. This address places it within the city of Jacksonville, a community situated in Central Arkansas, known for its mix of residential areas and convenient access to regional amenities. For Arkansans, understanding the park's location within the broader context of Jacksonville is key to assessing its suitability.

Old Tom Box Road provides a direct route to the mobile home park. Jacksonville itself benefits from its proximity to major transportation arteries. Highway 67/167, a significant route in Central Arkansas, is easily accessible from the area, connecting Jacksonville to North Little Rock, Little Rock, and other surrounding communities. This connectivity is important for residents commuting for work, school, or accessing services in the wider metropolitan area. While the park is located on a less trafficked road, its connection to the main highways ensures that regional travel is feasible.

Jacksonville offers a range of local amenities, including various shopping centers, grocery stores, and dining options, all within a reasonable driving distance from the park. Essential services, such as healthcare facilities and pharmacies, are also available in the city. For families, Jacksonville is part of the Jacksonville North Pulaski School District, with schools located throughout the area. The general vicinity offers some recreational opportunities, including local parks. However, based on the specific location of 8105 Old Tom Box Rd, most errands and activities would typically require a vehicle, as it is considered a car-dependent area.

The proximity to Little Rock Air Force Base also means that Jacksonville has a dynamic population, and services often cater to this diverse community. While Hillside Bayou is situated somewhat on the outskirts, it still benefits from the general infrastructure and services available in Jacksonville. The overall accessibility makes it possible for residents to engage with both local conveniences and the broader offerings of the Central Arkansas region.

Services Offered

  • Lot Leasing for Manufactured Homes: Hillside Bayou Mobile Home Park typically provides developed lots for lease, where residents can place their manufactured homes. Some information suggests they also offer rental mobile homes, including lease-to-own options for certain units.

  • Pet-Friendly Policy: The park is noted as being a pet-friendly community, welcoming both cats and large dogs. This can be a significant service for residents with companion animals.

  • Utilities: Some information indicates that utilities such as water, electricity, heat, sewer, and air conditioning may be included with certain rentals, although other listings suggest that tenants pay all utilities. This would need direct clarification. Washer/dryer hookups are typically available.

  • Residential Units: The park features a variety of manufactured home units, with sizes ranging from 2-bedroom/1-bath to 4-bedroom/2-bath, offering different layouts and square footage (e.g., 600-2,000 sq ft).

Note on Current Service Levels (Based on Reviews): It is critical to address that recent customer reviews highlight severe disruptions in expected services. Tenants report:

  • Lack of Management Contact: Difficulty in reaching anyone to pay rent, with phone calls going straight to voicemail.

  • Unresolved Maintenance Issues: Instances of prolonged lack of hot water (3 months reported) and non-functional air conditioning, with homes not being repaired.

  • Management Instability: Reports of the owners having "fired last manager and no replacement yet," indicating a significant gap in on-site oversight and responsiveness.

These reports suggest that while the park may conceptually offer certain services and features, the current operational state may prevent residents from actually receiving them.

Features / Highlights

  • Affordable Housing Potential: Mobile home parks generally offer a more affordable housing solution compared to traditional stick-built homes, which can be a key feature for many Arkansans seeking budget-conscious living. Information suggests monthly rents starting from approximately $625 for certain units.

  • Diverse Home Options: The park appears to offer a range of mobile home sizes and styles, including 2, 3, and 4-bedroom units, allowing for choice based on family size and needs. Some homes are described as being in "great condition" with "upgraded electrical service and gas lines."

  • Large Yards: The property is noted for having "very large yards (double size) in country setting," which can be a desirable feature for residents seeking more outdoor space.

  • Pet-Friendly Environment: The explicit allowance of both small and large dogs and cats makes it an attractive option for pet owners, providing a place where their furry family members are welcome.

  • Country Setting: Situated on Old Tom Box Road, the park offers a "country setting," which may appeal to those seeking a quieter environment away from the direct hustle and bustle of city centers.

  • Lease-to-Own Opportunities: For some units, there's a "lease-to-own option," which can be a significant benefit for individuals looking to transition into homeownership without traditional mortgage requirements.

Important Consideration (Based on Reviews): While the above features describe the potential or advertised aspects of the park, recent resident reviews indicate that the current operational challenges, particularly with management responsiveness and maintenance of essential utilities like hot water and air conditioning, severely impact the actual living experience and the ability to fully enjoy these features. Prospective residents should consider these serious concerns.

Promotions or Special Offers

Based on the provided information, specific current promotions or special offers for Hillside Bayou Mobile Home Park are not publicly detailed in the customer reviews. However, manufactured housing communities, particularly those offering rental or lease-to-own options, often implement various incentives to attract and retain residents.

Given the recent negative feedback regarding management and maintenance, it is less likely that the park is actively promoting new resident incentives without first addressing its operational challenges. If the park were to actively seek new tenants or mitigate existing issues, potential promotions could include:

  • Reduced Security Deposits: To lower the upfront cost for new residents.

  • First Month Free or Discounted Rent: A common incentive to help with moving expenses.

  • Lease-to-Own Deals: Offering attractive terms for those looking to eventually own their mobile home on site.

  • Utility Inclusions: Some listings suggest certain utilities might be included, which could be seen as an ongoing offer or value proposition.

However, it is crucial for any interested party to directly contact Hillside Bayou Mobile Home Park to inquire about any current promotions. More importantly, this direct contact would also be an opportunity to verify the current management status, address the concerns raised in recent reviews, and understand what steps are being taken to improve tenant services and property maintenance. Relying solely on past or general offers without confirming the park's current operational state is not advisable.

Conclusion: Why this place is suitable for locals

When considering Hillside Bayou Mobile Home Park as a potential living option in Jacksonville, Arkansas, it is crucial for locals to approach with a comprehensive understanding of both its inherent advantages and its current, publicly reported challenges.

Historically and fundamentally, mobile home parks like Hillside Bayou are designed to offer an affordable housing solution, which remains a significant draw for many Arkansans. The variety of home sizes and the potential for lease-to-own options can provide a valuable pathway to more independent living or even homeownership at a lower cost than traditional housing. The appeal of "very large yards" and a "country setting" can also be attractive to those seeking more space and a quieter environment away from the direct urban sprawl, while still maintaining access to Jacksonville's amenities. Furthermore, its stated pet-friendly policy caters to a large segment of the population for whom pets are essential family members.

However, based on the recent and candid customer reviews, the park is currently facing significant operational and management issues. Reports of a lack of management presence, inability to contact the park for essential matters like rent payment, and critical maintenance failures such as prolonged absence of hot water and functioning air conditioning, raise serious concerns. These issues directly impact the quality of life and safety of residents, which are paramount considerations for any Arkansan seeking a stable home. The reported lack of a permanent manager and general unresponsiveness are critical factors that cannot be overlooked.

Therefore, while Hillside Bayou Mobile Home Park might present an attractive proposition on paper due to its affordability and property features, its current suitability for locals is heavily contingent on a thorough, real-time investigation into its operational status. For Arkansans considering this park, it would be highly advisable to verify the current management situation, inspect any potential rental unit thoroughly, and perhaps even speak with current residents on-site to understand the true extent of the reported issues. Without a clear and immediate resolution to the management and maintenance concerns, the potential benefits of affordability and space are significantly overshadowed by the challenges of daily living. Prospective residents should exercise extreme caution and conduct extensive due diligence before committing to a tenancy at Hillside Bayou Mobile Home Park.

Not me but my daughter rented from them .Will not fix anything. Has been without hot water for 3 months will not replace water heater. Her and my grandbabies have to go else where for showers. Air does not work good so they are living in a hot place. If I could give a zero star I would. Do not rent from this place.

DONT MOVE INTO THIS SLUMLORD RAN MHP!!! IT'S A SCAM! I moved in March 2024 and discovered that my central heat and air didn't work. The site manager kept telling me that a hvac team was coming to fix it. They went through 4 site mangers from March to June. All of them ensured me the same thing and every time it was a lie. I pay $800 in rent at this place. I even emailed the owners which is a realty group in West Virginia who have several of these places across the U.S. and they would only respond to emails about rent and not maintenance and repair even though it is in the lease agreement that the site manager would take care of repairs in a timely manner. My hot water tank went out and flooded my whole bathroom and bedroom. I called and texted the site manager then emailed the owners and never heard back from anyone. It's been over a month now and still nothing. I am moving out to a better place now, but there are several people out here who are on fixed incomes and are not able financially to leave this place. Don't make the same mistake I did. Don't move in here! Worst place ever! Such a scam...these people are con artists. The realty group that owns this place has 11 complaints against them on the BBB for the same issues that I have been having. They refuse to repair anything.

Very poor maintenance. Property managers change every single week. Does not responded to any unit problems. Neglects fixing problems such as water heater and air conditioner. No one is at the office to talk too. I highly recommend not living here for you to just waste your money.

This place is the bus stop rat bag of Arkansas, and their staff can't be bothered to fix anything. They will leave you without AC in the summer and be jerks about it if you dare to complain. Wish I had more thumbs so I could give these parasites 4 thumbs down.
