711 Hamby St lot.32, Athens, TN 37303, USA
For individuals and families in Tennessee exploring diverse housing options, manufactured home parks often present an accessible entry point into homeownership or long-term rental solutions. Holiday Mobile Home Park, located in Athens, TN, has been a part of the local community for many years, providing a place to call home for its residents. As a established community, it offers a distinct living environment that blends individual home space with a neighborhood setting.
Understanding the dynamics of any community is crucial, and Holiday Mobile Home Park is no exception. It represents a living solution that can offer a sense of belonging and a fixed address for those seeking stability in their housing arrangements. Many residents choose mobile home parks for their relative affordability compared to traditional housing, and the sense of community that can develop amongst neighbors.
Real customer reviews provide valuable insights into the recent experiences of residents at Holiday Mobile Home Park. Feedback indicates that the park has undergone significant changes in management and ownership, leading to mixed feelings among long-term residents. Concerns have been raised regarding a perceived decline in maintenance standards, specifically with "lots going not mow" and issues with "trash and clotheslines" from some neighbors. Rent increases, "almost by double," without corresponding improvements, have also been a point of contention. The reviews mention a lack of an "on site manager" and difficulty getting "hold of" the "property manager" who lives "25 miles away," leading to frustrations over "lease rules" not being consistently enforced, resulting in "loud music," "cigarette butts all over our yard," and "dog poop in our yard" from neighbors' pets. While residents express a desire to "keep our place nice," they feel that "the owner and management would do their job" in addressing these issues. The sentiment is one of "wait and watch" as residents hope for improvements under new ownership, lamenting the "losing good renters" due to these challenges.
Holiday Mobile Home Park is situated at 711 Hamby St lot.32, Athens, TN 37303, USA. This address places it within the city of Athens, a well-established community in McMinn County, Tennessee.
Athens, TN, is strategically located in East Tennessee, making it accessible from various parts of the state. It is approximately halfway between Chattanooga and Knoxville, two of Tennessee's major cities, providing convenient access to a wider range of services, employment opportunities, and entertainment options. The park's location on Hamby Street indicates it is likely situated within a residential area of Athens, offering local residents relatively easy access to city amenities.
Residents of Holiday Mobile Home Park would typically have access to Athens' local infrastructure, which includes schools, grocery stores, healthcare facilities, and various retail establishments. The city is served by major roadways, allowing for commuting within Athens and to surrounding communities. While the specific accessibility within the park itself for large vehicles or turning radius is not detailed, mobile home parks are generally designed to accommodate the transportation of manufactured homes. The "lot.32" in the address suggests a specific site within the park, indicating a community layout rather than individual, detached homes on private land. This urban-adjacent location offers the convenience of city living combined with the specific community structure of a mobile home park.
Based on the nature of a mobile home park, particularly one where residents own their homes but lease the lot, the services offered primarily revolve around maintaining the communal infrastructure and providing a framework for community living. However, customer reviews indicate significant concerns regarding the consistency and quality of these services under recent management.
It is important for potential residents to understand that while these services are typically offered by a mobile home park, the provided reviews indicate significant dissatisfaction with their current delivery and enforcement at Holiday Mobile Home Park.
Based on the provided customer reviews, the notable features and highlights of Holiday Mobile Home Park currently revolve more around its established presence in Athens and the efforts of individual residents, rather than consistent positive highlights from management.
It is crucial to acknowledge that the current "highlights" are overshadowed by significant concerns raised in the reviews regarding management, maintenance, and adherence to lease rules. Potential residents should weigh these factors carefully.
Based on the provided customer reviews, there is no information available regarding promotions or special offers at Holiday Mobile Home Park. The reviews primarily focus on operational changes and resident concerns rather than marketing incentives.
In fact, the reviews indicate an increase in lot rent, with one resident stating it "went up almost by double" and another noting "the lot rent doubled." This suggests that current pricing trends are upwards, rather than reflecting promotions or discounts.
Mobile home parks typically operate on a long-term lease basis for the lots, and any promotional offers would likely be tied to new resident incentives, such as reduced first month's rent or waived application fees, but there is no evidence of this here. Given the nature of the feedback, it is unlikely that promotional offers would be a primary focus for the current management. Prospective residents should inquire directly about current lot rent rates and any associated fees.
For inquiries about Holiday Mobile Home Park, including lot availability, current rent rates, and community policies, you would typically contact the park's management. However, based on the provided customer reviews, residents have expressed significant difficulty in reaching the current management.
Given the challenges noted by current residents in contacting management, prospective residents may need to pursue alternative methods to gather information, such as visiting the park in person (if feasible and respectful of current residents' privacy) or attempting to find public listings that might provide contact details for the new owners or property management company. It is imperative to establish reliable contact with management before considering residency to ensure all questions about lease rules, responsibilities, and services can be addressed.
For locals in Tennessee considering a manufactured home living option, Holiday Mobile Home Park in Athens presents a unique case. While it offers a fundamental framework for community living, recent feedback from long-term residents highlights significant challenges that prospective residents should be acutely aware of.
Historically, mobile home parks like Holiday could be suitable for locals seeking an affordable pathway to homeownership or long-term rental stability within a community setting. Its location in Athens provides convenient access to local city amenities, schools, and services, offering an urban-adjacent lifestyle without the potentially higher costs of traditional housing. For individuals or families looking for a more independent living situation than apartment complexes, with their own designated space, this type of park often appeals.
However, the suitability of Holiday Mobile Home Park for new locals is currently impacted by the concerns raised by existing residents. Issues such as unmaintained common areas ("Lots going not mow"), problems with neighborly conduct (trash, loud music, pet waste), and a perceived lack of management enforcement ("not enforcing the 'lease rules' to everyone") are significant. The doubling of lot rent without visible improvements and the reported difficulty in contacting the off-site property manager are major drawbacks that could diminish the quality of life for new residents.
While the existing long-term residents show a strong desire to "keep our place nice" and maintain a pleasant environment, their frustration with management's role in upholding community standards is evident. For locals considering this park, it would be crucial to conduct thorough due diligence beyond just the address. This would include visiting the park in person to assess current conditions, speaking with existing residents if possible, and most importantly, attempting to establish clear and reliable communication with the current property management before making any commitments.
In summary, while Holiday Mobile Home Park's location in Athens and its fundamental offering of manufactured home lots could be suitable for locals seeking this type of housing, the current operational challenges highlighted by residents suggest that potential new residents must approach with caution and ensure that their expectations align with the park's current reality. The community's suitability will largely depend on whether the "new owners" address the raised concerns and restore the level of management and maintenance that fosters a harmonious living environment.

We'll I live here for 35 years since the park sold out it went down hill. Lots going not mow rent went up almost by double, and nothing is improved. This kind of stuff happens when you don't have a on site manager. The new manager rarely comes around to see what is going on and if anything could be done to help improve the place.
Oct 03, 2023 · Dale MooreIt's not so much the place it's the people we try to keep our place nice but the neighbor has trash and clotheslines I get tired of picking up trash and I'm embarrassed to have company over it would help if the owner and management would do their job!!!!! well its been a year since my last post it got a little better but now its back to loud music!!!! We don't smoke yet we have cigarette butts all over our yard we don,t have pets yet we have dog poop in our yard and just let their dogs go wherever and iIthought there was a lease rule you can tell your complaints yet i don't see anything being done unless you do it yourself and then you take a chance of them being a butt hole and making things worse, The owners need to do something!!!!!!!! Well we have new owners with a " property mamager" that lives 25 miles away (that you can't get hold of )the lot rent doubled and the park is not getting any better, losing good renters because they are not enforcing the " lease rules" to everyone, I guess we will just wait and watch,
Sep 03, 2023 · Lorie UnderwoodJust moved here and seems pretty quite for the most part. Lot owner is a really great guy and seems to be on top of things. Trailers are really close together though and a few ppl think it's ok to let their dogs dump in another person's yard. Definitely want cameras on your place if you move here, couple shady individuals hanging around
