Athens Mobile Home Park About

For Tennesseans exploring diverse and often more affordable housing options, manufactured home parks play a vital role in providing a place to call home. Athens Mobile Home Park, nestled in the community of Athens, TN, is one such established residential area that offers manufactured home living. It provides an alternative to traditional stick-built homes, allowing residents to own their dwelling while leasing the land it sits upon, fostering a distinct neighborhood environment.

The choice to live in a mobile home park often stems from a desire for a sense of community, a more manageable living space, and a potentially lower cost of entry into homeownership. These communities can offer a stable base and a fixed address for individuals and families seeking long-term residency. However, like any residential community, the quality of life within can be significantly influenced by management practices and community standards.

Customer reviews provide a mixed perspective on Athens Mobile Home Park. One reviewer expressed a positive experience, stating, "Such a nice place to live. We’ve lived here almost a year. They keep all of the neighbors respectful and clean. Very peaceful. 💕" This highlights the potential for a serene and well-managed environment. However, another review shared significant concerns: "this place has treated my in laws so poorly. my husband's grandmother has stage 4 COPD yet maintenance on the trailer is done months after the request is put in, if at all. you can't drink the water from the faucet or it'll tear your stomach up. I do not recommend living here." This review points to serious issues regarding maintenance responsiveness and water quality, suggesting inconsistencies in resident experience and operational management. The contrast in these viewpoints underscores the importance of thorough investigation for prospective residents.

Location and Accessibility

Athens Mobile Home Park is located at 1809 Velma Rd #1, Athens, TN 37303, USA. This address places the park within the city limits of Athens, a charming and growing community situated in McMinn County, East Tennessee.

Athens, TN, benefits from its strategic position along the Interstate 75 corridor, making it easily accessible from both Chattanooga to the south and Knoxville to the north. This central location in East Tennessee means residents of Athens Mobile Home Park have convenient access to a wider range of amenities, including major retail centers, diverse dining options, healthcare facilities, and various entertainment venues in the larger metropolitan areas, all within a reasonable driving distance.

The park's specific location on Velma Road suggests it is situated in a residential part of Athens, likely offering a quieter environment than areas directly adjacent to major commercial zones. Residents can expect easy access to local Athens conveniences such as grocery stores, schools, parks, and local businesses that cater to daily needs. While the accessibility within the park itself, such as road conditions for maneuvering manufactured homes or personal vehicles, is not detailed in the provided information, mobile home parks are designed to accommodate such movements. The inclusion of "#1" in the address suggests a specific lot number, indicating a structured community layout with individual spaces for homes. This blend of local Athens amenities and regional accessibility via I-75 makes the park's location a practical consideration for those seeking manufactured home living in the area.

Services Offered

Mobile home parks typically provide a set of core services centered around lot leasing and essential infrastructure. Based on the nature of these communities, and factoring in the provided customer reviews, Athens Mobile Home Park would generally offer the following:

  • Lot Leasing: The fundamental service is providing leased land lots where residents can place their manufactured homes. This involves a rental agreement for the specific plot of land.
  • Utility Connections: While residents typically pay their own utility bills, the park provides the necessary infrastructure for connections to essential services such as electricity, water, and sewer at each individual lot. However, a customer review raises a serious concern about the "water from the faucet," stating it "tastes terrible," which suggests potential issues with water quality or taste that residents should investigate.
  • Common Area Maintenance: Standard mobile home park services usually include the maintenance of communal areas, such as internal roads, lighting, and general landscaping within the park. One positive review mentioned, "They keep all of the neighbors respectful and clean," which could imply a level of common area upkeep and rule enforcement.
  • Management and Rule Enforcement: A crucial service of a mobile home park is effective management that enforces lease rules to ensure a harmonious and respectful living environment for all residents. The positive review hints at this with "They keep all of the neighbors respectful and clean." However, the negative review regarding maintenance requests taking "months" or "if at all" suggests inconsistency in management responsiveness for individual home repairs (which may be the tenant's responsibility or fall under park purview depending on lease terms).
  • Community Environment: The park provides the setting for a residential community, which can facilitate neighborly interactions and a sense of belonging. The positive review, "Very peaceful," indicates a successful fostering of such an environment for some residents.

It is important for potential residents to understand that while these services are typically offered, the contrasting reviews highlight that the actual experience of service delivery, particularly concerning maintenance and water quality, may vary significantly.

Features / Highlights

Athens Mobile Home Park, according to customer feedback, possesses a mix of features and highlights that would appeal to some residents, while others point to areas of concern.

  • Peaceful Atmosphere: A significant highlight, as noted by a resident, is the "Very peaceful" living environment. This suggests the park offers a tranquil setting, away from the hustle and bustle, which is a key draw for many seeking mobile home living.
  • Respectful Community & Cleanliness (Perception): One positive review praises that "They keep all of the neighbors respectful and clean." This indicates that for some residents, the park successfully maintains community standards that foster a neat and considerate living space among its residents. This sense of order and mutual respect is a valuable feature for a residential community.
  • Established Community: Having residents who have lived there "almost a year" (as per a review) indicates a degree of stability in the community, and its existence as a mobile home park suggests it's a long-standing housing option in Athens.
  • Proximity to Athens Amenities: Its location in Athens provides residents with convenient access to local shops, services, and community facilities, offering the benefits of city living.
  • Affordable Housing Potential: Mobile home parks generally represent a more affordable housing solution compared to purchasing traditional stick-built homes, making them an accessible option for many in Tennessee.

However, it's crucial to acknowledge the serious counterpoints from another review that mention:

  • Maintenance Responsiveness Issues: Concerns about maintenance requests for trailers taking "months after the request is put in, if at all," are a significant drawback, especially for residents with health conditions.
  • Water Quality Concerns: A particularly alarming highlight from one review is the statement, "you can't drink the water from the faucet or it'll tear your stomach up." This suggests a potential issue with the potable water supply within the park, which is a critical health and safety concern that prospective residents must investigate thoroughly.

Therefore, while the park aims for a peaceful and respectful environment, the actual resident experience appears to be highly varied, and potential residents must prioritize verifying the claims regarding water quality and maintenance service.

Promotions or Special Offers

Information regarding promotions or special offers at Athens Mobile Home Park is not available in the provided customer reviews. Mobile home parks typically operate on a direct rental or lease agreement for lots, and any special offers would usually be related to initial occupancy incentives or long-term lease benefits.

Given the contrasting nature of the reviews, with one highlighting peace and cleanliness and another detailing significant issues with maintenance and water quality, it is unlikely that the park would be actively promoting itself with special offers without addressing fundamental resident concerns.

Prospective residents should focus on directly contacting the park management to inquire about current lot rental rates, any associated fees, lease terms, and the process for addressing maintenance concerns. It is always advisable to get all agreements in writing and understand the responsibilities of both the park management and the resident before committing to a lease. There is no indication of any public promotions currently being offered.

Conclusion: Why This Place is Suitable for Locals

For Tennesseans considering a manufactured home living arrangement, Athens Mobile Home Park in Athens presents a housing option that could be suitable for some, particularly those prioritizing certain aspects of community living. However, it's essential for locals to approach this opportunity with a clear understanding of both its potential benefits and the significant challenges highlighted by current residents.

The park's location in Athens, TN, is a definite advantage for locals. Being situated within an established city offers convenient access to everyday necessities such as grocery stores, schools, healthcare, and local businesses. Its proximity to major roadways like I-75 also facilitates easy commuting to larger employment hubs and recreational areas in East Tennessee, making it a practical choice for individuals and families who work or have ties in the region.

For those who value a "peaceful" residential environment and a sense of community where neighbors are "respectful and clean," as one positive review suggests, Athens Mobile Home Park could indeed offer a desirable living situation. The concept of owning your home while leasing the lot can provide a more affordable entry into homeownership compared to traditional housing, appealing to locals seeking budget-friendly long-term housing solutions.

However, it is crucial for potential residents to heed the serious concerns raised in other reviews. Issues regarding delayed or absent maintenance, particularly for critical home repairs, and especially the alarming claim about undrinkable tap water, are fundamental considerations. For any local considering this park, verifying these claims directly with management and, if possible, speaking with multiple current residents is paramount. Access to clean, safe drinking water and responsive maintenance services are non-negotiable for a suitable living environment.

In summary, Athens Mobile Home Park has the potential to offer a quiet and community-oriented living experience in a convenient Athens location, which can certainly appeal to many Tennesseans. Yet, its suitability hinges entirely on the resolution of the serious operational and quality-of-life issues that some residents have reported. Locals interested in this park should exercise due diligence, using the provided contact information to thoroughly investigate current conditions and ensure that the community can meet their essential living standards before making it their home.

It's not bad when you're neighbors aren't being extremely loud. Anyone who says this place is quiet is just lying on the review plain and simple.

Not a bad place to live if you have to. But some of the kids & parents are horrible and the rent is too high! Not to mention that the rent isn't the same for everyone even if the same exact layout! Plus just raised rent. But it has a few good points

I have called for over a month and have not got a call back. I have even went up there and nothing. No one will call me back. Very unprofessional. Edit: I emailed on June 1st and called and left messages and still have not heard anything back from y'all. Still very unprofessional. If y'all don't have anything a simple I'm sorry but we have no available rentals right now would be great.
