Lake Region Village About
Are you a Floridian seeking a vibrant, affordable, and truly community-driven place to enjoy your golden years? Look no further than Lake Region Village in Haines City, Florida. This 55+ manufactured home community stands out as a "real community," praised for its plethora of activities, stunning grounds, and exceptional facilities. Unlike many parks, Lake Region Village is resident-owned, a unique structure that offers its members more control over their living environment and fees. With its well-maintained surroundings, diverse social opportunities, and a commitment to affordability, it’s an ideal choice for active seniors looking for a fulfilling lifestyle in the heart of the Sunshine State.
Florida has long been a top destination for retirees and those looking for a more relaxed pace of life, and mobile home communities play a significant role in providing accessible and comfortable housing options. Lake Region Village embodies the best of this lifestyle, offering a harmonious blend of independence and community engagement. The fact that it is a resident-owned community (ROC) means that homeowners are also shareholders in the cooperative that owns the land, giving them a voice in how the community is managed and maintained. This model often leads to a higher standard of care and more stable, lower monthly fees, which is a major advantage in today’s housing market.
The sentiment from long-time residents, whose families have enjoyed the community for generations, reinforces its appeal. Reviews highlight that "The grounds are gorgeous, and their facilities range from pretty nice to excellent," alongside the peace of mind that comes from a "very clean, everything works and is well maintained" environment. This article will delve into the specifics of what makes Lake Region Village such a suitable and desirable option for Floridians, examining its strategic location, the comprehensive services and amenities it provides, its unique resident-owned structure, and how it truly fosters a sense of belonging for its residents.
Lake Region Village is strategically located at 31850 US-27, Haines City, FL 33844, USA. This address places it within Haines City, a growing community in Polk County, Florida, known for its beautiful lakes, agricultural landscapes, and convenient access to major Central Florida attractions.
The park's direct frontage on US-27 S provides excellent accessibility, making it easy for residents and visitors to travel throughout the region. US-27 is a primary north-south highway that connects Haines City to a vast network of Florida cities, including Lakeland to the west and the Orlando metropolitan area to the north. This makes daily commutes, errands, and leisure travel straightforward and efficient. While there might be "highway noise up front" due to its proximity to US-27, the internal areas of the park are described as "very quiet."
Within a short drive from Lake Region Village, residents have access to a wide array of essential services and amenities. Haines City offers multiple grocery stores, including Publix and Walmart, a variety of local and chain restaurants, and various retail outlets for everyday needs. Healthcare facilities, pharmacies, and banking services are also conveniently located, ensuring that residents have everything they need close by. The community's strategic location also means easy access to nearby towns like Dundee, Lake Alfred, and Winter Haven, expanding shopping, dining, and entertainment options.
For leisure and recreation, Lake Region Village is perfectly situated. The area is renowned for its Chain of Lakes, offering abundant opportunities for fishing, boating, and enjoying Florida's natural beauty. Furthermore, the world-famous theme parks of Orlando, including Walt Disney World, Universal Studios, and SeaWorld, are just minutes away (approximately 45 minutes to an hour's drive), providing endless entertainment possibilities for residents and their visiting families. The balance of a tranquil, rural setting with immediate access to bustling attractions makes Lake Region Village’s location truly ideal for active seniors in Florida.

- Water, Sewer & Garbage Pickup: These essential utilities are included in the low monthly maintenance fees for members, simplifying budgeting and reducing overhead.
- Private Water Treatment: The park boasts its "own water treatment which is fantastic," ensuring high-quality water for residents.
- Common Buildings & Grounds Maintenance: Maintenance of all common areas, facilities, and roads within the park is covered by the monthly fees, ensuring a consistently clean and well-kept environment.

- Scenic Grounds: Described as "gorgeous" and "very clean," with "huge fields" owned by the park, creating a serene and picturesque environment.
- Affordable Living: The "lowest" monthly service charges and cable/internet packages around, as noted by a resident, demonstrate the cost-effectiveness of living here.
Lake Region Village, as a highly desirable and resident-owned community, offers significant value that can be considered a promotion in itself, given its unique structure and low fees. While specific short-term "special offers" on lot rent might be less common than in traditional rental parks, the core benefits represent substantial long-term savings and value:
- Resident-Owned Model Benefits: The $40,000 Member Buy-In (Share) acts as an investment that is returned upon leaving, essentially a refundable deposit that sets "a bar for entry." This co-op model provides financial stability, resident control over fees, and "lifetime security against unfair eviction," which is a considerable long-term promotion compared to rental communities.
- Low Monthly Fees: Residents highlight that the "monthly service charges and cable/internet packages are the lowest you'll see anywhere around." For members, monthly fees range from $238 for a standard lot to $303 for a lakefront lot, including water, sewer, garbage pickup, and common area maintenance. This is a significant ongoing saving.
- Value-Added Inclusions: The inclusion of water, sewer, and garbage pick-up in the monthly fee, along with access to a vast array of high-quality amenities, offers exceptional value for money without hidden costs.
- New Home Opportunities: Information indicates that brand new homes are available for purchase, offering modern living spaces within the established, well-run community.
Prospective residents are encouraged to contact the Lake Region Village office directly to understand the full financial benefits of the resident-owned model and inquire about current home listings within the community. The long-term financial advantages and community control are truly the park's most significant "promotion."

Customer Reviews
My parents live here, and my grandparents did too in their time. I've spent a lot of time here and helped out with a number of projects my parents have been involved in. The best thing to say about Lake Region is that it's a real community. There's tons of things happening, lots of clubs and events. Lots of opportunity for people to get to know each other and be social. The grounds are gorgeous, and their facilities range from pretty nice to excellent. They have their own water treatment which is fantastic. There is the $35k deposit, but you get that back if you leave so it's really just to set a bar for entry. Beyond that, the monthly service charges and cable/internet packages are the lowest you'll see anywhere around. I looked. The place seems really well run. It's very clean, everything works and is well maintained. And other than the highway noise up front it's very quite with water all around and a huge field that the park owns flanking it.
Don't know too much about it because I'm just building a dock there. But what I seen it's very quiet and clean
A wonderful place to live. So much fun and things to do.
Very friendly people! I was directed by FRWA that there was a meeting here. When I arrived I was told it was last month! The people in the office had me laughing about a 2 hour drive being wasted! Beautiful community too!!
Always love to visit my aunt here
