If I could give minus stars I would!! This place has gone so much downhill that it stinks I can't get out of the park because nobody wants to buy trailer. First of all the music. On any given weekend you will have someone playing Spanish music so loud that you can hear it 2 blocks away. Then when they are done playing someone else will play it. The office does nothing about it!! The only thing the office likes to do is say your place need pressure washing or your yard needs to be cut or you will get written up. Parking- people park there cars all over the place and even in your yard!! Then you have some mobile home resident with there loud cars (music, mufflers) then speed down the road. Wait till July 4th or New Years where they resident thugs will launch fireworks next to your home and doesn't think about the homes are potential easily to catch on fire!!! Management comes and goes (they quit). The maintenance the sewage is bad here you have to call the office about 500 year old sewage pipes are backed up. They might come out they might not!! Update: Every year rent goes up around 50-60 dollars in October.

I wanted to give a shout out and appreciation for Jennifer and the staff! I have been here for about 8 years and I can honestly say the community is looking clean and updated ,everyday they are always working on something different always keeping up with the trash in the area so friendly and I’ve never had a management that was so involve in the community besides just when rent is due ! They are always sending emails of new events and community garage sales and family activities I think it’s nice for the residents that don’t have family too. I thank you guys for all that you do and keep up with the changes you truly shows the difference 🫶🏼

The location is extremely convenient to local businesses and I75, 301 and I4. The park has had many issues in the past and the management has made great strides on improving the situation. When the current manager came into position I told her I would be surprised if she stayed six months. She is currently in her 9th month and has made great improvements to the looks of the park, getting the pool working with improvements that should greatly increase its availability without breakdown, has had the entire pool area redone and improved, provided new pool furniture, installed a new playground for the residents and their children, has taken great strides to have the problem residents who keep destroying things and harassing their neighbors removed from the park and the water issues have greatly improved. The management has also had a few meet and greets but unfortunately not many residents have taken the opportunity to come to the meetings. I hope once the residents stop and realize the improvements that have taken place so far and see the continued efforts for improvement, they will give give the management a chance. We have lived here for five years and been through 5 managers so far. This has been the longest serving manager and she does seem to truly care and is trying to bring about change and improvements. A lot of residents complain about the park and some issues, but even when it is something they can help correct, they take no action and just complain about it.

The location is great with I-75 right outside the park. There are several grocery stores and restaurants close by along with the University of South Florida. The park itself does need some updating as it is around 50 years old. They are working on the updates as they recently put in a new playground for the kids and have been updating the pool area. Rent is a bit steep for the small piece of land we have, however the cost of living in the Tampa Bay area has increased dramatically over the last few years (thanks covid)! The current office manager and assistant manager are very nice and are working hard to get this place back in shape.

Water is shut down like almost every other week, The pool took forever to open, and the main water break is the issue, but they seem to not be able to fix it. With as much money as they make and the hike in the rent come in 2 months, I mean they could replace the whole thing. Community keeps to themselves most of the time. One way in and one way out like there is a way to get put the back making it super easy for driver to miss the super traffic, but why would they help us out.... Still waiting on my reimbursement since I had to call a plumber and they couldn't get a plumber to three days later
