GARDEN SPRINGS FAMILY COMMUNITIES About

Hello, Florida residents. When considering a mobile home park as a potential home for your family, a thorough understanding of the community's environment, amenities, and management practices is crucial. This article aims to provide a factual and transparent overview of Garden Springs Family Communities, located in Tampa, Florida. We will explore its location, what types of services are typically offered in such parks, and, importantly, delve into direct feedback from current residents to give you a comprehensive picture. Our goal is to equip you with the necessary information to help you make an informed decision as you navigate your housing options in the vibrant Tampa Bay area.

A mobile home park, also known as a manufactured home community, is a residential development designed to accommodate manufactured homes on leased land. These communities offer a more permanent and often more affordable housing solution compared to traditional stick-built homes, making them a popular choice for families and individuals seeking cost-effective living in various areas of Florida. Unlike short-term RV parks, mobile home parks generally aim to foster a stable, long-term residential environment. They typically provide essential infrastructure such as individual utility hookups for water, sewer, and electricity. However, the quality of life within a mobile home park is significantly influenced by several factors, including the condition of common areas, the responsiveness of management, the enforcement of community rules, and the overall maintenance standards. For a park like Garden Springs Family Communities, which positions itself for families, these factors are especially critical. Public feedback, such as that provided by current residents, offers vital insights into how these aspects are managed and experienced on a daily basis, helping prospective residents understand what they might "getting urself into," as one reviewer put it.

The customer reviews for Garden Springs Family Communities reveal significant and concerning issues regarding living conditions, maintenance, and management practices. One resident described the place as "Nasty," reporting undrinkable water and a "sewage puddle in the backyard." This reviewer expressed fear of calling maintenance due to a past experience where a neighbor was allegedly charged $40 to have a smoke detector "fixed" by simply having batteries put in it. This suggests a perceived lack of transparency and high charges for basic maintenance.

Another review corroborates these concerns, explicitly stating, "Exactly what the person under neither my comment has said! They are harassing you!" This resident claims the "new landlord is trying to illegally trying to evict me!" and alleges that staff "come to your door every morning to see who’s in your home... and demanded she show her id!" This highlights serious concerns about privacy and potentially aggressive management tactics. The reviewer also mentions unaddressed pest issues, including "ants and rodents," and states they "never got any of the amenities that I paid for!" The review concludes with a strong warning: "If you can run for here run!!!!! If I could post the video of my ac falling out my window I would! The rigged my wall with a extension cord under my trailer threw the walls and made it a outlet! I have many more pictures these are just a few of what your getting urself into! Lot 37" These reviews collectively paint a dire picture of the living conditions and management at Garden Springs Family Communities.

Location and Accessibility

Garden Springs Family Communities is located at 8207 Bowles Rd, Tampa, FL 33637, USA. This address places the mobile home park within the greater Tampa area, offering a suburban setting with proximity to various amenities and major transportation routes.

Bowles Road itself provides local access within its immediate vicinity. However, the park's location in Tampa offers broader connectivity to the city's extensive infrastructure. Residents would typically have access to major thoroughfares such as I-75, I-4, and US-301, facilitating commutes throughout the Tampa Bay region. This includes access to downtown Tampa, with its employment centers, cultural attractions like the Straz Center for the Performing Arts, various dining and shopping options, and professional sports venues.

For families, access to local schools, parks, and community services in the surrounding Tampa neighborhoods would be a consideration. Healthcare facilities and grocery stores are also generally within a reasonable driving distance in such suburban settings. While the reviews highlight significant internal issues within the park, its geographic location in Tampa itself means it benefits from being part of a large metropolitan area, providing access to a wide range of external resources and opportunities that are characteristic of living in Central Florida. Prospective residents would need to weigh this external accessibility against the internal living conditions described in the reviews.

Services Offered

Based on the nature of a mobile home park, Garden Springs Family Communities would typically offer fundamental services required for residential living. However, it is paramount to contextualize these standard offerings with the severe concerns raised in the provided customer reviews regarding their quality and implementation.

  • Lot Leases: The primary service is leasing individual plots of land for manufactured homes. These leases would define the terms of residency, including rent payments and community rules.

  • Utility Hookups: Essential utility connections for water, sewer, and electricity would be provided at each lot. However, reviews indicate serious issues, such as "cannot drink the water" and "sewage puddle in the backyard," which suggest fundamental failures in utility provision and maintenance. The mention of a wall "rigged... with an extension cord" for an outlet also raises electrical safety concerns.

  • Waste Management: A system for trash collection would typically be in place. While not explicitly mentioned in the negative reviews, the broader issues with maintenance could extend to waste management.

  • Maintenance and Repairs (Severe Concerns): Management is responsible for general park maintenance and addressing issues within leased properties, as per typical mobile home park operations. However, the reviews explicitly describe a failure in this regard, with issues like sewage, A/C falling out, and reluctance to address problems without charging residents for basic repairs (e.g., smoke detector batteries). The phrase "They don’t maintain there property" is a direct indictment.

  • Community Amenities (Unfulfilled): One reviewer states, "I never got any of the amenities that I paid for!" This indicates that while amenities might be advertised or part of the lease agreement, they may not be accessible or functional for residents.

  • On-Site Management/Staff (Highly Problematic): The reviews confirm the presence of a landlord/management. However, their conduct is severely criticized, including allegations of "harassing," "illegally trying to evict," demanding ID from babysitters, and general intrusive and unsympathetic behavior. This suggests a highly confrontational and unprofessional management style.

  • Pest Control (Unaddressed): Reviews mention persistent problems with "ants and rodents," indicating a failure to effectively manage pest control within the community.

Features / Highlights

Based on the provided customer reviews, the features and highlights of Garden Springs Family Communities are overwhelmingly negative, pointing to significant challenges in living conditions and management practices. It is crucial to present these findings transparently.

  • Family Community (Designation with Caution): The park's name suggests it is designed as a "Family Community." However, the pervasive issues described in reviews, such as safety concerns, lack of maintenance, and stressful management interactions, would severely detract from a positive family living environment.

  • Location in Tampa: Its address in Tampa offers access to the broader metropolitan area's external resources. However, this advantage is heavily offset by the internal problems of the park.

  • Undrinkable Water (Major Negative Highlight): A resident explicitly states, "you cannot drink the water," which is a fundamental health and safety concern for any residential property.

  • Sewage & Drainage Issues (Major Negative Highlight): The report of a "sewage puddle in the backyard" highlights severe and unsanitary drainage and maintenance failures.

  • Dilapidated Conditions & Substandard Repairs (Major Negative Highlight): References to an A/C unit falling out and walls "rigged with an extension cord" point to dangerous and unprofessional maintenance practices and potentially unsafe living structures.

  • Pest Infestations (Major Negative Highlight): The presence of "ants and rodents" indicates unaddressed pest control issues, contributing to an unsanitary environment.

  • Harassing & Potentially Illegal Management (Major Negative Highlight): Management is accused of harassment, trying to "illegally evict," daily door visits to check occupants, and demanding ID from visitors, which are severe concerns regarding privacy, tenant rights, and professional conduct.

  • Unfulfilled Amenities (Major Negative Highlight): Residents report paying for amenities they never received, suggesting a breach of contract or misleading promises.

  • Lack of Maintenance & Safety Focus (Major Negative Highlight): Staff are accused of caring "more about something you leave outside than the safety of their tenants," implying a disregard for resident well-being and property upkeep.

Promotions or Special Offers

As a professional content writer adhering strictly to factual information, it is important to state that no details regarding promotions or special offers for Garden Springs Family Communities are provided in the available public data. Given the severe nature of the negative reviews, it is highly unlikely that any promotional offers would outweigh the significant concerns raised by current residents.

For mobile home parks, any "offers" typically relate to the terms of the lot lease, such as the monthly rent or security deposit requirements. However, in this particular instance, prospective residents are strongly advised to focus not on potential promotions, but on the fundamental aspects of habitability, safety, and tenant rights, which appear to be severely compromised according to current resident feedback.

The warning from a reviewer to "Always read the fine print in your contracts" is particularly critical in this context. Rather than seeking special deals, any individual considering this park should prioritize legal counsel to understand their rights as a tenant and thoroughly investigate all aspects of the lease agreement, paying close attention to clauses related to maintenance responsibilities, eviction processes, and utility provisions. Direct contact, if pursued, should be for verification of these serious claims rather than for promotional inquiries.

Contact Information

For those seeking to contact Garden Springs Family Communities, the following details are available:

  • Address: 8207 Bowles Rd, Tampa, FL 33637, USA

  • Phone: (813) 829-8669

  • Mobile Phone: +1 813-829-8669

Given the extremely serious nature of the concerns raised in the public reviews, it is highly recommended that any potential resident exercise extreme caution. If contact is made, it would be crucial to ask very specific questions regarding the reported issues such as water quality, sewage management, pest control, maintenance procedures, and management's policies on tenant privacy and evictions. A personal visit to observe the conditions firsthand is absolutely essential, and seeking independent legal advice regarding tenant rights in Florida before considering any lease agreement is strongly advised.

Conclusion: Why This Place is Suitable for Locals

For Florida locals considering a mobile home park as a housing option, the public information available for Garden Springs Family Communities paints a deeply concerning picture. Based on the overwhelming negative feedback from current residents, this mobile home park appears to be unsuitable for anyone seeking a safe, healthy, and professionally managed living environment.

The core reasons for its unsuitability, as detailed by multiple reviews, are critical and fundamental to basic living standards. Reports of "nasty" conditions, "undrinkable water," "sewage puddle," and persistent "ants and rodents" indicate severe public health and sanitation hazards. Furthermore, allegations of structural issues like an A/C falling out and "rigged" electrical wiring point to serious safety risks and a profound lack of proper maintenance and adherence to building codes.

Beyond the physical environment, the described management practices are highly problematic. Allegations of "harassing" behavior, attempts at "illegally trying to evict," demanding ID from visitors, and general unresponsiveness to tenant safety concerns create an extremely stressful and potentially unlawful living situation. The explicit warning, "If you can run for here run!!!!!", is a stark indication of the distress experienced by residents.

While the park's location in Tampa technically offers proximity to urban amenities, this geographical advantage is entirely overshadowed by the internal conditions. For any Florida local prioritizing their health, safety, privacy, and peace of mind, Garden Springs Family Communities, as currently depicted by public reviews, would be highly unsuitable. It is imperative for prospective tenants to thoroughly investigate all claims, perhaps through direct observation and consultation with tenant rights organizations, and to consider the serious risks involved before considering this location as a potential home.

Nasty, you cannot drink the water and currently we have a sewage puddle in the backyard. Scared to call maintenance my neighbor had to spend $40 to have them fixed the smoke detector and just put batteries in it imagine what they would charge for sewage.

It seems all of the tenants are having the same problem. Tubs are flooding back into the tub instead of draining in the water is extremely stinky and will gag you. How is this place legal? I know the main corporate office is on Lumsden in Brandon looking forward to reaching out to them.
