In York, PA, Lawson's Mobile Home Community is one such place, and for locals considering this type of living, it's important to understand what the community entails.

The experience of living in a manufactured home park can vary widely from one community to another, influenced by factors such as management, amenities, and resident demographics. For those in the Pennsylvania region, particularly around York County, exploring communities like Lawson's is part of a broader housing search. This article aims to provide an overview, based on available public information, to help prospective residents gain a clearer picture of what to consider when evaluating Lawson's Mobile Home Community as a potential home.

The accessibility of Lawson's Mobile Home Community benefits from its position within the city. York is well-served by a network of major roads and highways, making commuting and travel across the region manageable. Key routes such as US Route 30 (Lincoln Highway) and Interstate 83 (I-83) are readily accessible from many parts of York. US Route 30 provides an east-west corridor, connecting to Lancaster and Gettysburg, while I-83 serves as a major north-south artery, linking York to Harrisburg to the north and Baltimore, MD, to the south. This connectivity is vital for residents who work in different parts of the region or frequently travel for leisure.

In addition to regional access, living in York means having a wealth of local amenities at one's fingertips. Services Offered

As a mobile home park, Lawson's Mobile Home Community primarily offers lots for lease to residents who own their manufactured homes. The core service is the provision of a designated space within the community. While specific, detailed information on every service provided by the park management is not extensively available in public data, typical services offered in such communities often include:

  • Lot Rental: The fundamental service is leasing plots of land for manufactured homes. This rent typically covers the use of the land and access to the community’s infrastructure.
  • Basic Infrastructure: Provision of connections for essential utilities (e.g., water, sewer, electricity) to individual lots, though the cost of these utilities is usually borne by the homeowner.
  • Trash Pick-up: While some reviews mention concerns about the frequency, general trash pick-up is usually a standard service in mobile home parks to maintain cleanliness.
  • Community Roads: Maintenance of internal roads within the park for resident access.
  • Mailbox Access: Centralized mailboxes for resident mail delivery.

It is crucial for prospective residents to thoroughly clarify with management what services are explicitly included in the lot rent and what additional responsibilities (such as individual lot maintenance, utility costs, and potential fees for specific services) fall to the homeowner. This clarity is essential for understanding the full financial commitment and responsibilities of living in the community.

Bare minimum park, broken mail boxes, empty plots, trailers open for squatters. Don't provide much but keep raising the rent. Weekly smells like sewage. Bare min trash pick up. Harasses some neighbors about grass but let others plots look like trash dumps. Overrun with cats, they take over your porches.

Horrible place not maintained and allows allot of people who can't take care of themselves to live there in a non-maintained community that becomes a large burden on the 911 system as well as their fellow neighbors
