Mc Cook Mobile Estates About
For many South Dakotans, especially those of us in the Siouxland area, finding an affordable and stable living situation is a key priority. Mobile home parks often present an attractive option for homeownership or long-term rental, offering a sense of community and often lower costs compared to traditional stick-built homes. If you're currently exploring your housing options in North Sioux City, you may come across Mc Cook Mobile Estates. As a professional content writer aiming to provide factual and informative insights for local residents, this article will offer an overview of Mc Cook Mobile Estates, based on publicly available information and recent resident feedback, to help you make an informed decision.
It's important for prospective residents to have a clear and unbiased understanding of any community they are considering. Recent reviews from residents of Mc Cook Mobile Estates highlight some significant concerns that current inhabitants are experiencing. One long-term resident, who has lived in the park for six years, noted a decline in conditions, stating, "this place has gone way down hill with each new owner. Rent went from $270 up to $425. with no benefit to the residents. Infrastructure is deteriorating horribly. Concrete parking slabs and sidewalks are cracked, broken and heaved or sunk so bad, it's dangerous to walk on them. It does no good to talk to the manager, because all you get is excuses or promises. Never any results. Dogs and cats have a free run of the property." This individual strongly advised, "Think very hard before you commit to living in this court."
Another resident, Mike Ewoldt, with 22 years of tenure, echoed similar frustrations, describing a significant increase in lot rent of $140 over the past 18 months without corresponding benefits like those found in larger parks, such as swimming pools or playgrounds. He detailed unrepaired infrastructure issues, including a "tripping hazard" driveway and a completely fallen fence separating his yard from a motel parking lot, leading to "all kinds of parties and groups of people in our back yard" and associated messes. Mr. Ewoldt also reported a concerning issue with trash pickup being suspended, speculating it was due to unpaid bills by the owners. He concluded by saying, "We have had a very happy park in the past but many of the people out here are now looking for a new place to live because all we have seen the new management and owners do is raise the rent. I honestly can no longer recommend that anyone move here." These direct accounts provide a candid perspective on the current resident experience at Mc Cook Mobile Estates.
Mc Cook Mobile Estates is situated at 101 Cott's Dr, North Sioux City, SD 57049, USA. This location places it within the greater Siouxland area, offering residents access to the resources and opportunities available in North Sioux City, as well as the nearby cities of Sioux City, Iowa, and South Sioux City, Nebraska. Its address suggests a position that is likely integrated into the residential fabric of North Sioux City, providing convenient access to local roads and potentially major arteries.
Being in North Sioux City, residents would typically have access to local services, such as grocery stores, retail options, and essential businesses within a reasonable driving distance. The accessibility to larger urban centers like Sioux City, IA, means that employment opportunities, advanced healthcare facilities, educational institutions, and broader entertainment options are within reach for those living at Mc Cook Mobile Estates. The ease of navigation to and from the property would largely depend on its specific placement on Cott's Drive and its connection to main thoroughfares in North Sioux City.
Based on the nature of a mobile home park, Mc Cook Mobile Estates would typically offer essential services related to lot rental for manufactured or mobile homes. However, it's crucial to address the current resident feedback when discussing services.
Historically, and as a standard for mobile home parks, the primary service offered is:
- Mobile Home Lot Rental: Residents lease a plot of land where they can place their manufactured or mobile home. This typically includes access to necessary utility hookups (water, sewer, electricity), though the connection and billing for these services are often the responsibility of the individual homeowner.
However, current resident reviews indicate significant concerns regarding the delivery and maintenance of expected services, which include:
- Infrastructure Maintenance: Residents report a lack of maintenance on essential infrastructure, such as cracked and uneven concrete parking slabs and sidewalks, posing safety hazards.
- Property Upkeep: Complaints mention a neglected fence line, leading to issues with privacy and unwanted activity in backyards.
- Trash Collection: A severe concern raised is the suspension of trash pickup services, which is a fundamental and expected utility for any residential community.
- Management Responsiveness: Residents express frustration with management, describing a pattern of "excuses or promises" with "never any results" regarding their complaints about deteriorating conditions.
While a mobile home park is expected to provide a maintained lot and functional infrastructure, the current feedback suggests that residents are experiencing significant shortcomings in these areas at Mc Cook Mobile Estates.
When considering the features and highlights of a mobile home park, one typically looks for amenities that enhance residents' quality of life and foster a sense of community. Based on the provided information, the current resident experiences at Mc Cook Mobile Estates present a challenging picture regarding such highlights.
Historically, and in an ideal mobile home park setting, highlights might include:
- Individual Lots: Providing space for residents to place their mobile homes, offering more privacy and often more outdoor space than apartment living.
- Sense of Community: Many mobile home parks foster a neighborhood feel, with residents building relationships with their neighbors.
- Potential for Affordable Homeownership: Mobile homes can be a more accessible entry point into homeownership compared to traditional housing.
However, based on the recent reviews, the current state of Mc Cook Mobile Estates suggests a significant absence of typical desirable features or highlights, and in fact, highlights negative aspects:
- Lack of Amenities: Residents explicitly state, "We have no benefits like the larger parks have like a swimming pool, playground for the kids or a clubhouse." This indicates a lack of common recreational or community-building features that many mobile home parks offer.
- Deteriorating Infrastructure: Far from being a highlight, the "deteriorating horribly" infrastructure, including "cracked, broken and heaved or sunk" concrete, is a major concern and a negative feature.
- Unaddressed Safety Hazards: Raised driveway concrete posing a "tripping hazard" and a fallen fence leading to privacy invasions are significant negative features impacting residents' safety and quality of life.
- Uncontrolled Pet Activity: The observation that "Dogs and cats have a free run of the property" suggests a lack of enforcement regarding pet policies, which can be a significant detractor for residents who expect a well-regulated environment.
- Rising Costs Without Benefit: A key point of contention is the significant increase in lot rent "with no benefit to the residents," and "very unreasonable" increases, directly contradicting the idea of a positive highlight.
Given the detailed feedback from long-term residents, the current features and highlights of Mc Cook Mobile Estates appear to be significantly overshadowed by concerns regarding maintenance, management responsiveness, and lack of community amenities.
Based on the provided resident reviews, there is no public information to suggest that Mc Cook Mobile Estates currently offers any specific promotions or special offers for new or existing residents. In fact, the reviews indicate the opposite: significant increases in lot rent ("Rent went from $270 up to $425" and "our lot rent went up $140.00 in the past 18 months") without any added benefits or improvements to the property for residents.
In the absence of direct promotional offers, and in light of the resident feedback, any "offer" would simply be the standard lot rental agreement. Prospective residents should clarify all terms, conditions, and costs directly with the management. It is highly advisable to fully understand the current rent structure, any potential future increases, and the park's policies before considering a commitment.
Given the nature of the feedback, it is unlikely that promotional benefits are currently a feature of this mobile home park.

When considering a mobile home park for long-term residency, suitability for locals hinges on factors like affordability, community quality, maintenance standards, and responsive management. Based on the detailed and frank feedback from current and long-term residents, Mc Cook Mobile Estates in North Sioux City, South Dakota, currently presents significant challenges that prospective local residents should be fully aware of before making any commitments.
The core issues highlighted by residents—including substantial and unexplained rent increases without corresponding improvements, deteriorating infrastructure like cracked driveways and sidewalks, neglected communal fences leading to privacy issues, and suspended essential services such as trash pickup—directly impact the quality of life and financial stability typically sought by mobile home residents. The reported unresponsiveness of management to these pressing concerns further diminishes the suitability of the park as a stable and desirable long-term living environment. While mobile home living can often provide a more affordable pathway to homeownership or stable housing for locals, the current state of Mc Cook Mobile Estates, as described by its long-standing residents, suggests that many of the fundamental benefits are currently absent or severely compromised.
Therefore, for locals in South Dakota exploring mobile home park options, it is paramount to conduct thorough due diligence beyond just the address and contact information. While every community has its challenges, the consistent and serious concerns raised by multiple residents about rising costs with no benefit, deteriorating conditions, and unresponsive management indicate that Mc Cook Mobile Estates may not currently meet the expectations for a well-maintained, comfortable, and community-oriented living space that many locals are seeking. Prospective residents are strongly advised to visit the property, speak with current residents where possible, and obtain a clear understanding of all terms and conditions before considering a move to this mobile home park.

I've been here 6 years and this place has gone way down hill with each new owner. Dogs and cats have a free run of the property. Think very hard before you commit to living in this court.
My wife and I have lived here 22 years and over the last year and a half have become increasingly unhappy. In the past 18 months our lot rent went up $140.00. Very unreasonable. We have no benefits like the larger parks have like a swimming pool, playground for the kids or a clubhouse. I have complained for the last 2 years about my drive way. There are cracks in it and part of concrete has come up and there is a raise in it about an inch and a half high. This is a tripping hazard and very dangerous and yet they have not taken care of it. I have also complained this entire summer and fall about a fence the mobile home park owns that separates our back yard from the Super8 motel parking lot. The fence was installed by the mobile home park and it is completely on the ground and they have not fixed it. Now we have all kinds of parties and groups of people in our back yard and they leave a mess that I have to clean up. Now this week we have not had our trash picked up yet. The company that does it has been very reliable and customer oriented. I can set my clock to the time every week when they pick up our trash on Tuesday at 6:30 AM. They are a great company. I did call the garbage company and all they would say is that the account is "suspended and will not currently be serviced". This company has been doing our garbage pick up for years and the only thing I can think of that would suspend the account is the owners not paying the bill. This has been an amazing place to live up until now. We are so disappointed in the owners and management of this park. I am not saying these things to be mean, Just to be honest and let everyone know what is happening here. We have had a very happy park in the past but many of the people out here are now looking for a new place to live because all we have seen the new management and owners do is raise the rent. I honestly can no longer recommend that anyone move here...Mike Ewoldt
The rising cost of lot rent no way reflects any benefit to the community. It started out as $190 12 yrs ago and now $375 if you live on the lake. Mind you any extended property you pay for, is truly more work for the person that owns the trailer. Not for property managers. So it is very confusing that we would pay more. Also, 2 new owners in a year. Constant rumors this property will be sold for lake front housing. There are 150 families here. North Sioux City offers very LITTLE for affordable housing. I would not move here at this point because chances are it will get sold for profit and MORE expensive homes will go up here. Very disappointing of how little the city I've grown up in cares for people in lower/middle class.
We agree with the review of Mike, the lot rent has been raised $140 in the last year, also we chose this park because of the no dog policy, well the new owners don’t enforce it and there are more and more dogs around here. One right across the street from us. We moved from a neighborhood of barking dogs and now here they are! Wish we would have never moved here!
Cleanest Mobile home park ever... Well kept.. Owner is amazing.. Very fair.. Honest.. No dogs.. Nice size yards...
