Mill Race Shores About

For many Michiganders, finding a place to call home that balances affordability with a sense of community and stability is a key consideration. In our diverse state, mobile home parks, also known as manufactured home communities, offer a distinct housing solution. These communities provide lots for manufactured homes, allowing residents to own their dwelling while often leasing the land it sits on, which can present a more accessible and cost-effective alternative to traditional site-built homes.

Mill Race Shores, located in Milan, Michigan, is a mobile home park that has received varied and significant feedback from its residents. It's important to clarify that Mill Race Shores is a mobile home park, not an RV park. This means its primary function is to accommodate manufactured homes for long-term or permanent residency, fostering a community environment for its inhabitants. The provided reviews offer candid insights into the resident experience, highlighting both potential benefits and serious concerns that prospective residents should be aware of.

One recurring theme in the reviews centers around management. One resident states, "Management is terrible," criticizing their failure to "hold up to their end of the bargen," specifically regarding promised repairs that are either not done or done poorly. Another review echoes this, calling them "The worse managers ever," describing them as "nice to your face soon as you turn your back there's the knife." This points to a consistent issue with trust and the reliability of management in fulfilling their commitments to residents.

Concerns about property conditions and inconsistent rule enforcement are also prominent. One reviewer mentions that "certain residents can pile tires and work on junk cars nothing said to them," while others "get letters tapped to there doors" for minor infractions. This suggests a lack of equitable treatment and a potentially frustrating environment where rules are not applied uniformly across the community. Furthermore, the review details severe issues with a specific home, including a "furnace was bad central air never worked the back door would not stay closed... windows was cracked when I leased it they would never replace them." This indicates significant maintenance shortcomings in homes being leased or sold by the park. The practice of selling "20 to 30 year old homes for top dollar which is not worth it" and fixing them "the cheapest they can to get someone in need of a home" also raises concerns about the value proposition and the park's commitment to providing quality housing.

The feedback also touches on transparency and communication, noting that residents are allegedly "rent there home out to people they want in there and they do not get them approve by the park." This, combined with comments about tape on doors that "does not come of the window," paints a picture of a potentially disorganized or confrontational management style that affects residents' daily lives. For Michiganders considering Mill Race Shores, these direct accounts of past experiences are crucial for understanding the potential challenges of living in this community.

Promotions or Special Offers

Given the highly critical nature of the provided customer reviews, which detail significant issues with management, unfulfilled repair promises, accusations of unfair practices, and concerns about the value of homes sold, it is not possible to confidently list or recommend any promotions or special offers for Mill Race Shores. The consistent negative feedback regarding the park's management and the condition of homes suggests that any promotional claims would need to be approached with extreme caution.

Prospective residents considering Mill Race Shores should prioritize extensive due diligence rather than focusing on potential promotions. This includes a thorough independent inspection of any home they are considering, a clear understanding of all terms in any rent-to-own or purchase agreement (preferably with legal counsel), and direct verification of current management's responsiveness and track record. Without a clear and verifiable improvement in the issues raised by current residents, any offers would need rigorous scrutiny to ensure they are genuinely beneficial and transparent.

Conclusion: Why this place is suitable for locals

For Michigan locals exploring mobile home park living, Mill Race Shores in Milan presents a unique set of considerations. While the town of Milan itself offers an appealing environment, the feedback from current residents regarding the mobile home park's operations indicates significant challenges that prospective residents must carefully evaluate. The suitability of Mill Race Shores for locals largely depends on their willingness to navigate these documented issues.

From a geographic standpoint, the location in Milan is certainly advantageous for Michiganders. Milan provides a comfortable small-town atmosphere with the benefit of being part of a highly-rated school district, which is a key factor for families. Its close proximity to major metropolitan areas like Ann Arbor and Toledo via US-23 means residents have access to a wide array of employment opportunities, higher education, extensive shopping, dining, and cultural attractions. This balance of quiet community living with regional connectivity is often highly desirable for locals seeking a convenient lifestyle.

However, the direct experiences shared by residents present serious concerns regarding the park's internal suitability. The consistent complaints about "terrible management" failing to uphold their "end of the bargain" on repairs, alongside accusations of inconsistent rule enforcement and the sale of sub-standard homes at high prices, indicate a potential lack of transparency and resident support. These issues directly impact the quality of life within the community, affecting everything from home maintenance to a sense of fairness and security. For any local considering this option, these are not minor inconveniences but fundamental aspects of a living environment.

While the concept of a "rent-to-own" program might initially sound appealing for young people seeking homeownership, the accompanying warnings about unfulfilled promises underscore the need for extreme caution. A truly suitable community for locals should offer a transparent, well-maintained, and equitable living environment where management is consistently reliable and responsive to resident needs. Based on the provided information, Mill Race Shores appears to fall short in these critical areas.

Therefore, while the Milan location offers many external benefits, the internal operational and management issues at Mill Race Shores necessitate a highly cautious approach for any Michigan local. It is imperative for prospective residents to conduct thorough due diligence, including independent inspections, clear contractual understanding, and direct verification of current conditions, to ascertain if this community can genuinely meet their needs for a stable and positive home environment.

Welcome to the ghetto! Park managers and the owner do NOT care about this place or the residents! Park manager is extremely rude, he will lie to your face and tell you what you wanna hear then when you call him out on whatever it may be he says he never said that and he doesn't keep records of any complaints so the owner don't make him follow through on anything! He needs to retire and let somebody who cares run this place and not run it into the ground! Shady work being done on vacant trailers in here by manager and another guy who are not licensed and trust me you don't want a place they worked on. Many people have learned that the hard way especially when the owner knows it and comes back with a " you bought it as is" The owner and park manager saw this mattress sitting under slide 4 days ago and neither of them removed it!

Horrible place to live!!! Buyers BEWARE! The owners pay their 70 yr old+ park manager who is not licensed to redo these Mobil homes, the plumbing and electrical work are a joke and the construction work they do! When there is and there always is a problem with his work, you call and complain nothing gets done, you call park owner Dan and he tells you, you bought it as is! This has cost me several thousands of dollars to have it fixed properly and these people don't care. The park manger Gail likes to tell everyone in the park everyone else's business, pretty sure that's illegal! Street lights are out and have been for several months, garbage lays all over the so called run down playground which needs to be condemned, not safe for children to play on it! We have the highest rent in the county and NOTHING to show for it! They've tore up several yards and they were never repaired or the 1s that have been are horrible and again telling the manager and the owner is a joke! They want your money but sell you unsafe homes that they should be held accountable for, especially all the decks the manger is building without a builders permit! The work being done is not suitable or safe for anyone! STAY AWAY unless you like ice skating then this is the place for you, they plow once in awhile but NO salt! Cars slide through stop signs, some slide into other people's yards! This place is a rip off, you get nothing but headaches or in the summer months you get huge potholes at the entrance that take months before they are repaired!!!

The mattress is still sitting under the slide at the park after a week of the owner and park manager being down at the park as their walking thru looking at the mess the concrete company has made of the park after being here 10 weeks welcome to the ghetto!
