Services Offered

Mobile home parks typically offer a range of services that contribute to the overall living experience. While specific amenities and services can vary and are often reflected in the lot rent, based on common practices in such communities, Orange City Mobile Homes Park generally provides:

  • Lot Rental: Residents own their manufactured homes but rent the land or "lot" it sits on. This lot rent typically covers access to community facilities and certain maintenance services. The provided review indicates the lot rent was around "$495" when the reviewer was there, which is often considered reasonable for the area.
  • Utilities: While residents are typically responsible for their individual utility connections (electricity, water, sewer, cable/internet), the park management oversees the infrastructure for these services.
  • Community Management: There is typically an on-site or accessible management team responsible for the overall operation and maintenance of the park. While one review expressed dissatisfaction with communication during a power outage, it's important for prospective residents to discuss management's responsiveness and communication protocols directly.
  • Rules and Regulations Enforcement: Management enforces community guidelines, including background checks for residents over 18. As noted in a review, "They don't allow any past evictions or felonies regarding domestic situations or drugs, or multiple domestic misdemeanors," aiming to maintain a safe and stable environment.

It's important for prospective residents to confirm exactly what is included in the lot rent and what additional costs they might incur.

Hurricane Milton came and snapped our power pole in half. No one from this company has reached out to us to ask us how we are, going on 8 days of no power. No one cares in this park, the company only cares about raising rent and receiving their rent period no amenities. Can't wait to move! And I own this home.

Seems like a decent little community. All of the people I interacted with were very friendly. I rode my motorcycle in, so people almost naturally interact with me, almost like walking, but everyone I saw either smiled or waved or both. The lot rent seems reasonable as well, when I was there, the price was $495. They require a background check for all residents over 18. I was told that they don't allow any past evictions or felonies regarding domestic situations or drugs, or multiple domestic misdemeanors.

Supposed to be a 55 n over but it really isnt because there is a wide range of age groups. Parking is horrible, the tenant has a driveway but if they have guests there isnt anywhere to park so your either blocking the roadway or parked in an abandoned driveway if u are lucky to find one close by.

Would be a ok place if u could get the manager lady out n do actual upgrades instead of non licensed and insured contractors that don't even know how to put water meters in. Or how about the electrical. It's 2 inches below the dirt. Lol joke
