Ozark Highlands Homes & RV Resort About

For individuals and families in Missouri considering a long-term or temporary living solution in the Springfield area, mobile home and RV resorts can offer a unique alternative to traditional housing. Ozark Highlands Homes & RV Resort in Springfield, Missouri, aims to provide such an option, blending features for both mobile home residents and RVers. It’s a community designed to offer a comfortable base, whether you're staying for an extended period or just need a temporary home while in the area.

Ozark Highlands Homes & RV Resort presents itself as a versatile community, accommodating both permanent mobile homes and temporary RV stays. The presence of a clubhouse suggests a communal aspect, aiming to foster interaction among residents. For those seeking flexibility in their living arrangements or looking for a more affordable entry into homeownership, such a resort can be an appealing prospect within the Missouri housing market.

However, it is crucial for prospective residents to carefully consider the feedback from past customers. While some initial experiences might have been positive, recent reviews highlight significant concerns regarding management practices, particularly around timely processing of security deposit refunds, communication breakdowns, and consistent increases in lot rent. Issues such as the pool being "out of service for a while" also indicate challenges in maintaining advertised amenities. These points underscore the importance of thorough due diligence and direct communication with management before committing to a stay or residency at Ozark Highlands Homes & RV Resort.

Ozark Highlands Homes & RV Resort is located at 3731 S Glenstone Ave, Springfield, MO 65804, USA. This address places the resort in a highly accessible and desirable area of Springfield, Missouri. South Glenstone Avenue is one of Springfield's primary commercial arteries, known for its extensive retail, dining, and entertainment options. This prime location offers residents and guests unparalleled convenience to a wide range of city amenities.

For locals in Missouri, particularly those from outside Springfield, the ease of access to Ozark Highlands Homes & RV Resort is a significant advantage. Being directly on S Glenstone Avenue means straightforward navigation to major highways and direct access to numerous shopping centers, restaurants, and essential services within minutes. This connectivity makes daily errands simple and provides a wealth of options for leisure and entertainment.

The proximity to Springfield's major medical facilities, educational institutions, and employment centers also makes this location highly practical for those needing temporary housing for work, medical treatment, or extended visits to the area. While the resort itself aims to offer a comfortable living environment, its location ensures that residents are well-connected to all that Springfield has to offer, blending convenience with community living.

Ozark Highlands Homes & RV Resort provides a range of services aimed at making a comfortable living experience for both long-term mobile home residents and temporary RV guests. However, it's important to note that customer reviews have highlighted concerns regarding the consistent delivery and maintenance of some of these services.

  • Lot Rentals for Mobile Homes & RVs: The primary service is the provision of lots for both mobile homes (likely long-term residents) and RVs (for temporary stays).
  • Clubhouse Access: A clubhouse is available, intended for community use and social gatherings, though its specific functionalities beyond basic use are not detailed.
  • Utility Hookups: For RV guests, it is implicit that full utility hookups (electric, water, sewer) are provided with the lots, as is standard for RV parks. For mobile homes, individual utility connections would be standard.
  • Payment System: An internal billing and refund system is in place for payments and deposits, as detailed in the negative review regarding refund delays.

It is critical to address the specific concerns raised in customer feedback regarding the quality and consistency of services:

  • Pool Maintenance: The pool has been "out of service for a while," indicating a significant lapse in the maintenance of this key amenity.
  • Deposit Refund Process: A detailed account highlighted severe issues with the timely return of security deposits, including extended delays (over 3 months), miscommunication, errors in billing (charging for previous tenant's electric usage), and alleged theft by a company employee impacting refunds. This points to a problematic and frustrating refund system.
  • Lot Rent Increases: Residents report that "lot rent goes up every year," causing a "strain on those who have a fixed income," suggesting a lack of transparency or consistency in rental pricing.

Prospective residents and temporary guests should inquire directly about the current status of amenities like the pool and thoroughly understand the deposit and billing procedures before committing to a stay at Ozark Highlands Homes & RV Resort.

Ozark Highlands Homes & RV Resort presents a mixed bag of features and highlights, as indicated by recent customer reviews. While some aspects offer appeal, significant concerns have also been raised.

  • Dual Accommodation: The resort caters to both mobile home residents (likely long-term) and RV guests (temporary stays), offering flexibility for various housing needs in Springfield.
  • Clubhouse: The presence of a clubhouse provides a communal space for residents, fostering a sense of community and offering a venue for potential social activities.
  • Convenient Location on S Glenstone Ave: Its address on a major commercial thoroughfare in Springfield is a significant highlight, providing excellent access to shopping, dining, entertainment, and essential services. This urban integration offers a strong advantage.
  • Temporary Living Option: For those needing short-term housing in Springfield, particularly for reasons like medical visits or work, the resort offers a structured and potentially more comfortable alternative to hotels.

However, it is crucial to address the significant concerns highlighted in the customer reviews, which act as notable "lowlights":

  • Persistent Pool Issues: The pool being "out of service for a while" is a major drawback, especially for a "resort" that implies recreational amenities. This indicates a failure to maintain a key feature.
  • Troubling Refund Process: A detailed account of a customer's experience with a delayed and complicated security deposit refund, involving alleged software errors, miscommunications, billing errors, and even claims of employee theft, is a significant negative highlight. This points to severe issues in financial and customer service management.
  • Annual Lot Rent Increases: The complaint that "lot rent goes up every year causing a strain on those who have a fixed income" suggests a lack of predictable pricing and can be a concern for long-term residents.
  • Lack of Responsiveness/Transparency: The extended period of being "ignored" or given inconsistent information by management regarding the refund status is a major concern about communication and transparency.

Prospective residents and guests should thoroughly investigate these highlighted concerns and consider their potential impact on their stay or residency at Ozark Highlands Homes & RV Resort.

Based on the provided customer reviews, Ozark Highlands Homes & RV Resort does not publicly advertise specific promotions or special offers in the traditional sense. The feedback focuses heavily on the standard operations, pricing structure, and management issues, rather than any temporary discounts or incentives.

The most pertinent financial information from the reviews is that "lot rent goes up every year." This suggests a policy of regular rent increases rather than promotional deals. While the park aims to be a "decent place to live temporarily" at a given rate, there is no mention of seasonal discounts, long-term stay specials, or any other type of promotional offers that might attract new residents or RV guests.

For the most current information regarding lot availability, rental rates for both mobile homes and RVs, and to inquire if there are any unadvertised incentives, it is essential to contact Ozark Highlands Homes & RV Resort directly. Given the concerns raised about billing and refunds, prospective residents should be particularly diligent in understanding all financial terms and deposit policies upfront.

For any inquiries regarding Ozark Highlands Homes & RV Resort, including lot availability, current rental rates, or to address specific concerns, direct communication with the park management is essential. The primary phone number for Ozark Highlands Homes & RV Resort is (417) 881-0066. For mobile users or those dialing internationally, the mobile phone number is +1 417-881-0066. The physical address of the resort is 3731 S Glenstone Ave, Springfield, MO 65804, USA. Given the serious nature of the concerns raised in customer reviews, particularly regarding financial matters and communication, it is highly recommended that prospective residents be very thorough in their questions and consider obtaining all agreements in writing.

Ozark Highlands Homes & RV Resort in Springfield, Missouri, could be suitable for locals seeking a temporary or long-term living solution, provided they approach it with a clear understanding of its strengths and, more importantly, its documented challenges. Its suitability is largely tied to its prime location and the fundamental offering of mobile home and RV lots.

The resort’s location on S Glenstone Avenue is a significant advantage for Missourians. It provides convenient, direct access to Springfield's extensive commercial district, including a vast array of shopping, dining, and entertainment options. This urban integration means residents are never far from essential services or leisure activities, making it highly practical for those who need to be in Springfield for work, medical reasons, or to be close to family.

However, prospective residents must be prepared for potential issues related to park management and maintenance. The consistent complaints about the pool being out of service and, most critically, the detailed account of severe problems with security deposit refunds, billing errors, and communication breakdowns, are substantial red flags. The reported annual increases in lot rent also warrant careful consideration, especially for those on fixed incomes.

For locals, especially those considering an extended stay or placing a mobile home, it is absolutely paramount to conduct thorough due diligence. This includes:

  • Directly inquiring about the current status of all amenities, particularly the pool.
  • Obtaining clear, written documentation of all financial terms, including lot rent, utility charges, and a detailed security deposit refund policy, with explicit timelines.
  • Asking pointed questions about how management addresses tenant concerns and resolves billing disputes.
  • Considering speaking with current residents to gain firsthand insight into the daily living experience and management responsiveness.

While Ozark Highlands Homes & RV Resort offers the convenience of a central Springfield location and the concept of a multi-purpose community, its suitability for locals will largely depend on their willingness to navigate and clarify the reported management issues to ensure a secure and comfortable living experience.

Decent place to live temporarily, the club house is ok but they definitely don’t seem to be in any rush to get their pool fixed. It’s been out of service for a while. Also lot rent goes up every year causing a strain on those who have a fixed income

(previously 5 stars) I hate to leave a negative review because our stay here was actually really nice. However, I’m afraid the positives don’t extend to how the management handles business. For context, when you have a short-term stay here, your final electric bill comes out of your deposit and then you are issued a check for the remainder. (or at least you're supposed to) Timeline: 6/26/24 - we had a conversation regarding our departure date, etc. I was asked to leave a Google review, which I did and was more than happy to do! (See screenshot 0) -- 6/30/24 - we left Ozark Highlands and our stay ended -- 7/1/24 - I provided management with my forwarding address for the refund check and it was confirmed. (See screenshot 1) -- 8/1/24 - I sent a text asking about the status of the refund -- 8/2/24 - Received a reply saying they were looking into it (See screenshot 2) -- 8/15/24 - I asked about the status again and said if it hadn’t been sent, they could hold off as I was coming back to the area and could just swing by for it. -- 8/16/24 - I received a reply from management indicating that they were still looking into it and hoped to have an update soon. (See screenshot 3) -- 8/18/24 - I physically went to the management office where I was told a huge story about how one of their software systems had an error and this held up a lot of checks that went out, including mine. I get it, stuff happens…I was understanding and told them no biggie. They also told me that they’d try to just Fedex the check to me there at the park that week, instead of it going to my forwarding address. Also, due to an error* on their end, there were now two separate checks. *simply put, they left the previous tenant’s electric usage on my bill. So they were going to have to refund that separately. -- 8/23/24 - The day I was set to leave the area again, I circled back to see if they were indeed able to re-route the check to me here. I was ignored. (See screenshot 4) -- 8/30/24 - I asked about the status of the check and was told they were looking into it. (See screenshot 5) -- 9/3/24—9/10/24 - After not hearing anything back, I once again inquired about the status. I was told it had been resent and the address was confirmed. I asked for them to clarify which one had been sent and if there was tracking information. I was ignored. 6 days later, I let them know that I still hadn’t received them and asked if they could track them. I was told this wasn’t possible. I asked to verify the date they were sent and was ignored. (See screenshot 6) -- 9/12/24 - I told them that I’m getting tired of chasing their lies and were giving them the opportunity to do the right thing before I update my review. (See screenshot 7) Less than one hour after sending this message, I got a call from someone else in the management office. This was their version of what happened: Apparently someone in the company had been stealing from the company and my check was part of what had been stolen. On top of that, they sent the check to the park rather than my forwarding address because “I had never sent them my forwarding address” (omg see screenshots 1 and 6). On top of that, they had a completely different number for the total and I had to walk them through the errors management had made in order to get the correct total. (Mind you, I sat in the management office on 8/18/24 where all this was allegedly sorted out) So after multiple phone calls on this same day, everything got straightened out and this person told me the payment had been approved (weird how it was just now getting approved despite the fact that it had already allegedly been sent out multiple times) I was told I would receive the check in 7-14 days. “Corporate”, who actually issues the checks, had approved the amount and were going to send the check on 9/19/24 (Screenshot 8 shows the call log) -- So as of updating this review, we are 18 days past when I was told 7-14 days. But worse than that, we’re over 3 months after I left the place and I still don’t have a refund.

Decent place in Springfield! We’ve stayed here twice since our daughter lives in Springfield. Our most recent visit we arrived after office hours and our reservation info was on their board. We go to what was suppose to be our assigned spot and couldn’t believe they wanted us to park in that spot. We did try but unable to even get in the spot due to our scooter hitch! Since we’d been here before we knew there was a lot on back end of property so we just went down there for our visit! No other issues! Seems pretty quiet for being in a city. Decent shower house. Lots of stores/restaurants convenient around the park.

I have a friend who lives there. When we camped there, we couldn't get any help repairing the water hook-up so my husband had to pay to repair their system. The residents there have no-support on weekends no matter what happens with trees, water supply or sewers.

This place is a hidden gem! I've lived here for 10 years and couldn't be happier. We're like a little community of our own within the community of Springfield. I've "survived" several management changes, and honestly, life DOES go on. Our current management team is responsive, friendly and helpful. I've seen them encouraging greater community involvement from us as residents and view this as a plus! And.........where else can you live that you can WALK to your local WalMart? (In A BIG shopping center directly south of the park and yes, within walking distance!) I'm looking forward to many more years here.
