This suggests a commitment from the owner to improving the living conditions and overall environment.

For those in the Texas region, particularly around Port Arthur, who are looking for an RV park that offers the necessities and is actively working towards betterment, Packard's Trailer Park is a place to consider. It represents a work in progress, with a focus on providing foundational services while management strives to elevate the park's standards.

Location and Accessibility

Packard's Trailer Park is situated at 2201 Memorial Blvd Lot/Space #55 and #56, Port Arthur, TX 77640, USA. This address places it along Memorial Boulevard, a significant thoroughfare in Port Arthur, Texas. Port Arthur is a major city in Jefferson County, part of the Beaumont–Port Arthur metropolitan area in Southeast Texas, renowned for its shipping industry and proximity to the Gulf of Mexico.

The location on Memorial Boulevard offers straightforward accessibility for RVs. Memorial Boulevard connects to other key roads in the Port Arthur area, allowing relatively easy navigation for incoming and outgoing residents. For those traveling with larger rigs, direct access off a major boulevard is a considerable advantage, simplifying arrival and departure.

The park's setting within Port Arthur means residents have access to the city's amenities, including grocery stores, dining options, retail shops, and healthcare facilities. While the immediate vicinity might not offer a "quiet neighborhood" as some other RV parks boast, its location on a main road often implies convenience to essential services. For locals in Southeast Texas, it offers a pragmatic option for RV parking, particularly for those working in the industrial plants of the area or needing a long-term base without venturing too far from urban conveniences. The address specific to Lot/Space #55 and #56 suggests individual lot designations, which is typical for mobile home and RV parks, aiding in direct guidance to a specific site.

Services Offered

Based on the provided customer reviews, Packard's Trailer Park offers the essential services required for RV and trailer accommodations, focusing on the fundamental utilities:

  • Basic RV Hookups: The park provides the core utilities necessary for RVs, explicitly mentioned as:

    • Water: Connection to a potable water supply at each site.
    • Electric: Access to electrical hookups for RV power needs.
    • Sewer: Direct sewer connections for wastewater disposal.
These are considered the "basics of what you need" as per customer feedback, indicating that these fundamental services are functional and available.

  • Long-Term Parking Needs: While one review expresses strong discouragement for "lengthy parking needs" due to past issues, another indicates a resident's "2nd time living here," suggesting that the park does indeed cater to and has residents who choose it for extended periods. This implies an offering of long-term site rentals.

  • On-Site Management: The presence of a "new manager" and "owner, Mr. Ivan Packard" actively trying to "get it back up to specs" indicates that there is on-site or readily available management responsible for the park's operation and improvements. The manager is noted as "trying to get it back up to specs" and "taking care of this place much better," suggesting an active role in maintenance and oversight.

  • Direct Communication: The provision of phone numbers ((409) 853-8840 and +1 409-853-8840) indicates that potential and current residents can reach out directly for inquiries, concerns, or assistance. One review mentioned issues with receiving electric bills, suggesting that while services are provided, residents should clarify billing procedures upon arrival.

It is important for prospective residents to understand that while the "basics" are covered and improvements are underway, any additional amenities beyond these core utilities (such as laundry facilities, restrooms, or common areas) are not explicitly confirmed in the provided data. Direct communication with the park management is recommended for a comprehensive understanding of all available services.

Features / Highlights

Packard's Trailer Park is a property in transition, and its current features and highlights reflect both its foundational offerings and the ongoing efforts to improve its condition:

  • Basic Essential Hookups: The park reliably provides the absolute essentials for RV living: water, electric, and sewer. For many RVers, especially those seeking an affordable or long-term base, having these core utilities is the most critical feature.

  • Active New Management/Owner Efforts: A significant highlight is the acknowledged effort by the "new manager" and owner, Mr. Ivan Packard, to "get it back up to specs" and take "care of this place much better." This demonstrates a commitment to improving the park, which is a positive indicator for future residents. The owner is described as "a blessing to many people who live here," suggesting a supportive presence despite past criticisms.

  • Established Location in Port Arthur: Being situated on Memorial Boulevard in Port Arthur means convenience to local services, businesses, and potentially work sites for those employed in the area's industrial sector. This accessibility is a practical feature for long-term residents.

  • Potential for Improvement: The acknowledgment that the park "needs a lot of work" but the new management "is trying" presents a unique highlight for those who understand and are willing to be part of a community undergoing revitalization. It offers the potential for future enhancements as improvements continue.

  • Community Atmosphere (for some): One reviewer mentioned it being their "2nd time living here" and getting "to know the owner," indicating that for some residents, a sense of community or familiarity has developed, which can be a valuable feature in itself for long-term stays.

It's crucial to consider that while these are highlights from the perspective of active improvement and basic functionality, the park has faced challenges, as indicated by past negative reviews regarding upkeep, pest issues, and billing. Prospective residents should balance these acknowledged improvements with past concerns when making a decision.

Promotions or Special Offers

Based on the provided customer reviews and general information, there are no specific promotions or special offers explicitly advertised for Packard's Trailer Park. Mobile home and RV parks typically operate on a rental model for lots, and any pricing incentives usually relate to the duration of the lease or rental agreement rather than seasonal discounts.

Given that the park appears to cater to "lengthy parking needs" as well as potentially shorter stays, it is reasonable to infer that it likely offers:

  • Tiered Pricing for Length of Stay: Most parks of this nature provide different rates for nightly, weekly, and monthly stays, with monthly rates typically offering the most significant cost savings. This acts as an inherent "special offer" for those committing to longer periods.

One review mentions issues with "demand catch up payments" for electric bills, which suggests that prospective residents should thoroughly discuss and clarify all billing procedures and payment schedules when inquiring about rates. This proactive approach can help avoid any misunderstandings regarding costs.

For the most accurate and up-to-date information on current rates, available sites, and any potential long-term rental benefits, it is highly recommended to contact Packard's Trailer Park directly using the phone numbers provided. Engaging directly with the "new manager" or Mr. Ivan Packard himself would be the best way to understand the current pricing structure and any available options that suit your specific needs.

For many Texans, particularly those in the Southeast Texas region or those seeking affordable and functional RV parking solutions, Packard's Trailer Park in Port Arthur holds a unique suitability. While acknowledging past challenges and the ongoing need for "a lot of work," the critical takeaway for locals is the clear indication of active improvement under the "new manager" and owner, Mr. Ivan Packard. This signifies a commitment to progress, which can be a compelling factor for those willing to consider a park in transition.

The park provides the "basics of what you need" – water, electric, and sewer hookups. For residents who prioritize these fundamental utilities over extensive recreational amenities, Packard's offers a practical and accessible option. This is particularly relevant for individuals working in the Port Arthur area's industrial sector who need a convenient and functional place for their RV, or for those seeking a longer-term, more affordable living solution than traditional housing. The explicit mention of the owner being a "blessing to many people who live here" also suggests a supportive, if stern, management presence that is invested in its residents.

While a previous review cautioned against "lengthy parking needs," the fact that a resident returned for their "2nd time living here" underscores that for some, the park meets their long-term requirements and the improvements are tangible enough to warrant a return. For locals, especially those who value direct communication with management and are looking for a community that is actively striving for betterment, Packard's Trailer Park could be a pragmatic choice. It offers a no-frills, functional base with the promise of ongoing improvements, making it a viable consideration for RVers in the Port Arthur area.

Nothing close to what it was years ago but the new manager is trying to get it back up to specs. It needs a lot of work but it has the basics of what you need. Water, electric and sewer. The owner has let the place run down to very substandard conditions. It is infested with mice, roaches and straycats. He does NOT provide the lawn service or needs. He WILL not provide electric bills until months later and demand catch up payments. I cannot wait to leave this place as soon as rent is finished. It is NOT the place I stayed in years ago. The owner will constantly come to gatherings and stay until you leave to go to another spot to enjoy your company. He has higene issues that are GROSS at best. DO NOT CONSIDER THIS PLACE FOR ANY LENGTHY PARKING NEEDS!!!!

My 2nd time living here at Packards RV Park. My 2nd time has been an eye opener and a blessing to get to know the owner, Mr. Ivan Packard. He is stern but he has also been a blessing to many people who live here and to his workers here. He's taking care of this place much better. It's a great area to live in as well.
