Lot rent goes up every 6 months on the dot. Absolutely no amenities either. They won't fix billing issues either, they continuously change managers, they don't communicate with residents only though their lawyer. They charge fees that aren't legal in MN. They charge for utilities now, which would be fine if they didn't just make up the amount used. We dont have a water meter and they just charged us whatever they felt this month. They also installed the sub water meters illegally and VERY against code. They had unlicensed individuals instal the submeters instead of a licensed plumber. They didn't pull permits. And if you see them they are simply incased in a few pieces of Styrofoam. They're also up and supported by loose Styrofoam pieces to hold em up off the ground. Our storm shelter is a concrete hut and the lights dont even work. So when sirens go off be prepared to be stacked like sardines in the pitch black. And get there first because it doesn't hold everyone. They don't plow in a timely manner in winter, don'tsand or salt at all, not unless you complain for days. If you have an issue there's no one to call. You can text but if they respond its generally hostile and basically reads that your problem isn't a problem and you wasted their time. Billing issues forget it. Its never getting corrected. This park is over $300/a month more than any other area park (minus goodhues because they own that one too) yet they claim to be on par with other parks in the area as far as rent goes. Which currently sits at a whooping $630 for a tiny plot of land and to be harassed by management to be sure to pay lot rent on time. Just greedy and dont give a crap about their residents. Trust me research this company. Read what they're "investors". Have to say. Overall I wish I would have known how bad this corporate company was before I moved in and if you're thinking about living here please look up the laws because the first one they will break is the mn law that states they can only charge a $25 application fee max per site. They charged us 50 per person.
So far so good. Friendly and quick to respond and answer my questions.
