Rocky Creek Estates MHC About
For Minnesotans seeking a distinctive and established residential option in Rochester, Rocky Creek Estates MHC offers a community-focused approach to mobile home living. Located in the vibrant city known globally for the Mayo Clinic, this park provides a unique housing solution where residents typically own their manufactured home and lease the land it occupies. This model often presents a more accessible entry point into homeownership compared to traditional stick-built houses, making it an appealing choice for many individuals and families in our state.
Rocky Creek Estates MHC is situated in a city that balances world-class medical facilities with picturesque parks, art galleries, historical sites, theaters, excellent dining, and nightlife. The community itself boasts a swimming pool and comprises 92 home sites, suggesting a moderately sized neighborhood where residents can potentially build connections.
Reviews from residents offer a varied perspective on life at Rocky Creek Estates. One long-term resident shared a very positive experience, stating, "I live here for more than 20 years, this place is really clean everyone is taking care of there property. Neighborhood is really nice and friendly." This feedback highlights key desirable aspects: cleanliness, residents' care for their properties, and a friendly neighborhood environment. A stable, long-term residency of over two decades speaks volumes about the comfort and satisfaction this individual found within the community.
However, another review details extremely serious and concerning allegations regarding past management and living conditions. This review, from a former resident, mentions a "horrible manager named Diane," and a later "drunk named JENN IN WHOM Left to Florida and STOLE OUR BELOVED CAT PUFFER !!! YEAH SHE STOLE AND TOOK OFF WITH OUR CAT PUFFER!!!" It also describes the park as having "went down hill" with "new management is thee worst possible." The review also mentions issues of "mold issues" and a "new trailer ya and it rained inside almost every room for 9 months...sewage problems another bonus." It's crucial to acknowledge that these are severe accusations of misconduct, theft, and neglect against specific past individuals and alleged conditions. Such strong negative feedback, particularly regarding management and habitability, necessitates extreme caution for prospective residents. It is imperative to note that the positive review refers to the current state, suggesting improvements, while the negative one details historical issues and general dissatisfaction with recent management changes.
For us Minnesotans, mobile home parks can offer a practical and often more affordable housing alternative, especially in a growing city like Rochester. The reported positive attributes, such as cleanliness and a friendly neighborhood, align with what many seek in a community. However, the negative historical feedback underscores the critical importance of thoroughly vetting the current management (ALS Properties is listed as a contact, with Jen or Matt as current property managers, and Shannon also mentioned), understanding current policies, and inspecting any potential home and lot very carefully. It is vital to ensure that the park's current operations and conditions meet acceptable standards for a comfortable and secure living environment.
Prospective residents should always prioritize direct communication with the current management, obtain all lease agreements and park rules in writing, and consider speaking with current residents if possible, to gain a contemporary and accurate understanding of life at Rocky Creek Estates MHC.
