Introduction / Overview: Finding Your Natural Escape at Peaceful Valley
For generations of New York residents, the Catskill Mountains have been the definitive sanctuary for rest, recreation, and reconnecting with nature. Located deep within this treasured region, the Peaceful Valley Campsite in Downsville offers an expansive and traditional camping experience. Operated by the Banker family for over 40 years, this site is a truly vast property, spanning approximately 300 acres, offering a remarkable blend of forest, open space, and over a mile of frontage on the pristine East Branch of the Delaware River.
Peaceful Valley is designed for those looking to genuinely "escape the busy city and disconnect," as noted by long-time visitors. The focus here is on authentic outdoor living, from tent camping to fully-serviced RV sites and rental cabins. Its sheer size and the dramatic mountain backdrop provide the perfect setting for families to leave their phones aside and immerse themselves in the quiet beauty of Delaware County. Whether your goal is world-class fly fishing, a cooling dip in the pool, or simply sitting by a crackling fire, Peaceful Valley Campsite offers a rustic and amenity-rich environment to build those cherished family memories. It should be noted that the experience is highly valued by its long-term, seasonal guests who appreciate the stability and community of the site, while new or transient visitors should anticipate a traditional, large-scale, family-run atmosphere that leans more towards a rustic setting than a luxury resort.
Location and Accessibility: A Convenient Catskills Basecamp
The Peaceful Valley Campsite is situated in Downsville, NY, a quintessential Catskills town known for its superb access to the region’s best fishing and hiking. Its location is a manageable and scenic drive for millions of New Yorkers, making it an ideal destination for a weekend or week-long trip without the extensive travel time required for more distant wilderness areas.
The official address positions the campsite conveniently off a main route, yet deep enough into the valley to ensure a feeling of complete seclusion:

For those traveling from the greater New York metropolitan area, the drive typically involves navigating up through the Southern Tier, utilizing major highways before transitioning to the scenic state routes that wind through the mountains. This accessibility ensures that you can quickly move from the urban environment to the mountain air. The campground’s setting along the East Branch of the Delaware River means you are immediately adjacent to premier fishing and water-based activities, and close to major state lands like the New York State Game Management Area and the Bear Spring Mountain trail systems. Guests should be aware that the sheer size of the grounds means that essential facilities, such as the main restrooms, showers, and the pool, might be a short drive or a considerable walk from some of the more secluded sites, as confirmed by customer feedback.
Services Offered: Catering to Diverse Camping Needs
Peaceful Valley Campsite strives to accommodate a wide range of campers, offering everything from primitive sites to full-service options, particularly for the many seasonal RV guests.
Features / Highlights: Recreation and Natural Beauty
The true allure of Peaceful Valley Campsite lies in its natural surroundings and the wealth of recreational opportunities they support.

Conclusion: Why Peaceful Valley is Suitable for New York Locals
Peaceful Valley Campsite remains a fundamentally strong option for New York residents who prioritize an affordable, rustic, and geographically convenient escape to the Catskills. Its greatest strength lies in its stunning natural setting, particularly its 300 acres of land and the priceless access to the East Branch of the Delaware River, an internationally recognized resource. Locals looking for a venue to disconnect and spend quality time with family, enjoying simple pleasures like campfires, fishing, and swimming, will find the natural beauty here truly restorative.
However, prospective transient campers (non-seasonal) from the New York area should approach the booking process with an informed perspective. While the location is exceptional, the infrastructure and administrative services for short-term guests may not align with the polished customer service standards of city businesses. Transparency regarding payment methods (avoiding systems like Venmo for official bookings and confirming reservation details) and being prepared for potentially inconsistent maintenance of communal facilities, especially during large events, is advised. The campsite truly shines for those seeking a "back-to-basics" experience and for seasonal visitors who have established a long-term presence. By managing expectations and focusing on the core attraction—the unspoiled Catskills environment and the wealth of river-based recreation—Peaceful Valley Campsite offers a memorable and worthwhile nature retreat close to home.

My family and I really enjoy Peaceful Valley. It’s ideal for those looking to escape the busy city and disconnect. It’s perfect for families to reconnect, leave their cellphones aside and enjoy the beautiful nature. We stayed in tents with access to water and electricity. Showers and bathrooms were only a short drive to the main area, 5 minutes from our site. The bathrooms were kept clean. They also have a pool, the area was also clean. We have been visiting for quite a few years and seen the improvements the family made to the site.
Jul 06, 2025 · Carolina RodriguezWebsite lies: “clean restrooms with hot showers” - nope “picnic tables and fire rings” - at some sites, not all “no organization too large for us to handle!” - you should never use Venmo here. They frequently have no record of it and refuse to refund. To protect yourself, you must print a form and mail your credit card number. No guarantee they’ll keep your reservation, but you’ll have a way to contest the charge if they don’t. - the cabin rental prices on the web site are not actually the rental prices during special events or other times set by whim and you won’t know until you check in and are forced to pay double - Special events do not have enough bathroom capacity. Extra portajohns overflowed in Sept 2025 - it’s unclear if the Banker family that runs this place is incompetent or dishonest. I think perhaps both. Bottom line: this place seems set up for campers that park their RV here year round. The facilities and service provided to transients is horrible
Sep 14, 2025 · Jeff CashmanWe rented a Dear Den. Was nice to be there. Really recomend it. Reason for 4 stars only is because the pool is not open. No signal area to have a break from internet. Remember you going to spend time at nature don't expect everything shinning clean. And insects are going to be every where. My husband said that a women screamed at them for driving on the grass when going for the fire wood. IN SOME AREAS YOU CAN NOT DRIVE OVER THE GRASS. The woman that checked me in was nice.
Aug 24, 2025 · Nid AguilarAvoid this place like the plague! Owner is extremely rude, very confrontational, he could care less about his paying customers since he makes enough $ from his seasonals. Public bathrooms and pool are disgusting when functioning. Prices have close to doubled in the past few years. Owner will overcharge unsuspected guests as well! Horrible businessman, horrible human being! 🤬
Aug 13, 2025 · Joe mahoneyWe had a great time during 4th of July weekend. I will want to return again someday. It was awesome camping right next to the river and swimming in the river a few times.
