Mobile home parks typically offer a foundational set of services designed to support long-term residents and provide a stable living environment. While specific, detailed service lists for Ricks Trailer Park are not publicly itemized, based on industry standards for mobile home parks in Louisiana and common expectations, residents can generally anticipate the following:

  • Mobile Home Lot Rentals: The primary service provided is the leasing of individual lots where residents can place their manufactured or mobile homes. These lots typically come with utility hookups.

  • Utility Connections: Residents can expect designated hookups for essential utilities such as electricity, water, and sewer services at each lot. Tenants are typically responsible for setting up accounts with utility providers and paying for their consumption.

  • Property Management: An owner or manager is typically on-site or readily available to address resident concerns, oversee park maintenance, and manage leases. Reviews suggest the owner is a "nice man" and "easy to work with," indicating a responsive management style.

  • Waste Management: Access to trash collection services, either through individual bins or a communal dumpster, is a standard offering for residents.

  • Maintenance of Common Areas: The park management is generally responsible for the upkeep of common areas, such as roads within the park and any shared green spaces, contributing to a clean and safe environment.

  • Affordable Rent: As highlighted in a review, affordability is a key service, indicating that the park aims to provide a budget-friendly housing option for residents.

  • Peaceful Environment: While intangible, fostering a "peaceful place" is a core offering, contributing significantly to residents' quality of life within the community.

It is important for prospective residents to contact Ricks Trailer Park directly to confirm the exact services provided with the lot rental, as well as any responsibilities that fall to the resident.

Ricks Trailer Park offers several key features and highlights that make it a compelling option for those seeking a specific type of living arrangement in Louisiana:

  • Affordable Living: A significant highlight, as noted by a past resident, is the affordable rent. In today's housing market, finding cost-effective living solutions is crucial for many Louisianans, and Ricks Trailer Park appears to cater to this need.

  • Peaceful Atmosphere: The park consistently receives praise for being a "peaceful place" and a "nice quiet place." This is a major draw for individuals and families who prefer a tranquil living environment away from urban noise and congestion.

  • Supportive Owner/Management: The positive feedback regarding the owner, described as "a nice man" and "accommodating and very easy to work with," is a strong highlight. A good relationship with park management can significantly enhance the living experience, fostering a sense of security and community.

  • Established Community: While not explicitly detailed, the existence of a mobile home park implies an established community of residents. This can offer a sense of belonging and neighborly interaction for those seeking it.

  • Rural St. Francisville Setting: The location in St. Francisville means residents benefit from the charm of a historic small town with access to local amenities and natural beauty, without being in an isolated area.

  • Accessibility: Despite its peaceful, rural feel, the park's address on LA-965 ensures reasonable accessibility, making it convenient for daily commutes or trips to nearby larger towns.

  • Suitability for Long-Term Residency: The nature of a mobile home park implies it's designed for long-term residency, providing stability for those looking to settle down in a specific location.

It is crucial to acknowledge that one review described a negative experience involving a home health worker and a perceived threat of trespassing/eviction. This indicates that potential residents should always conduct their due diligence, speak directly with management, and understand all park rules and policies clearly to ensure suitability for their individual circumstances.

For specific promotions or special offers at Ricks Trailer Park, it is highly recommended to contact the park management directly. Mobile home parks, particularly smaller, privately owned ones, often do not advertise promotions widely through public channels like websites. Instead, they manage available incentives or special rates internally, based on current occupancy, market demand, or the specific needs of prospective residents.

However, based on general practices within the mobile home park industry, and considering the park's focus on affordability and long-term residency, potential promotions or offers might include:

  • Move-in Specials: Sometimes, parks offer incentives for new residents, such as a discount on the first month's rent or waived application fees, especially if they are looking to fill vacant lots.

  • Long-Term Lease Discounts: Signing a longer lease (e.g., 12 months versus month-to-month) might come with a slightly reduced monthly rate or other benefits, encouraging stability for both the resident and the park.

  • Referral Bonuses: If the park has existing residents who refer new tenants, they might offer a credit or discount as an incentive.

  • Seasonal Offers: While less common for long-term mobile home parks than for RV campgrounds, occasional seasonal specials might be offered during slower periods.

Given the strong emphasis on direct interaction with the owner, as noted in customer reviews, a phone call is the most effective way to inquire about any current availability, pricing structures, or special offers that could apply to your potential residency. This direct approach will allow you to get the most accurate and up-to-date information.

Awful. I am a home health worker. Went to see a patient who lived on the grounds. The owner/manager threatened to call the police on me for trespassing and threatened to evict the resident if I ever came back. I service 4 parishes and this address is the only one I refuse to return to.
