Location and Accessibility

Ridgeview Mobile Home Park is situated at 114 Ridge View Way, Strawberry Plains, TN 37871, USA. Strawberry Plains is a community located in East Tennessee, straddling parts of Knox and Jefferson counties. This positioning often provides a blend of rural charm and relatively convenient access to larger urban centers, making it a common choice for those seeking a balance between peaceful living and access to amenities.

The address on Ridge View Way suggests a location within a local road network. Strawberry Plains itself is generally accessible via major state routes and is relatively close to Interstate 40, a significant east-west highway that traverses Tennessee. This proximity to a major interstate facilitates travel to nearby cities such as Knoxville, which offers a wide array of employment opportunities, shopping, dining, entertainment, and healthcare facilities.

For residents of Ridgeview Mobile Home Park, this location means that while they might enjoy a more relaxed pace of life within their immediate community, they are not far from essential services and amenities. Access to schools, grocery stores, and other daily necessities would typically be found within Strawberry Plains or neighboring communities. The rural-suburban blend of the area can be appealing to those who prefer a quieter environment while still maintaining connections to urban conveniences. As with any specific address, prospective residents would benefit from reviewing the exact route to ensure it meets their personal commuting and access needs.

Services Offered

Based on the general nature of mobile home parks, Ridgeview Mobile Home Park primarily offers the foundational services required for residents to place and occupy their manufactured homes. While specific, detailed service lists are not provided in the public information, the core offerings typically include:

  • Lot Rental: The fundamental service provided by Ridgeview Mobile Home Park is the rental of individual plots of land (lots) where residents can place their manufactured homes. These lots are designed to accommodate various sizes of mobile homes.

  • Utility Hookups: Each lot is generally equipped with the necessary hookups for essential utilities, including water, sewer, and electrical connections. Residents are typically responsible for setting up and maintaining their individual accounts with the respective utility providers for their usage.

  • Property Management: As with any residential community, there would be a management entity or individual responsible for overseeing the park's operations. This typically includes managing lease agreements, collecting rent, enforcing park rules and regulations, and addressing general resident inquiries or concerns. The reviews indicate that interactions with management are a significant part of the resident experience.

It is crucial for potential residents to thoroughly inquire about all services included in the lot rent, as well as those for which they will be directly responsible (e.g., specific utility costs, maintenance within their rented lot, waste disposal practices). Direct communication with the park management is essential to gain a comprehensive understanding of all service provisions and expectations.

Features / Highlights

Based on the provided customer reviews, the highlights and features of Ridgeview Mobile Home Park present a mixed perspective, with certain aspects being particularly notable for potential residents.

  • Management Responsiveness (Initial Interaction): One review mentions that the property manager initially "came and looked at" an AC issue. This suggests some level of initial responsiveness to maintenance concerns, though the follow-through is contested.

  • Accommodation for Urgent Needs (Temporary Solution): The arrangement for a "window unit 'borrowed from a neighbor'" indicates a temporary solution was offered for an urgent maintenance issue, demonstrating an attempt to address a pressing resident need, albeit without a long-term fix.

  • Safety Concerns (Entrance and Pets): A significant highlighted concern is the "extremely dangerous" park entrance, which suggests potential issues with road safety or visibility. Additionally, the presence of "poor mama dog with pups wondering in the road" highlights a need for better animal control or tenant responsibility, impacting safety within the park environment.

  • General Property Maintenance/Cleanliness (Opportunity for Improvement): The comment "Really it could be nice if they Fixed The Entrance Maybe Clean up/Clear Up Some Tenants" indicates that while there's potential, there are perceived deficiencies in overall property maintenance and cleanliness that could enhance the living experience.

These points offer a critical perspective on the living conditions and management practices at Ridgeview Mobile Home Park, underscoring areas where residents have experienced challenges. Potential residents should consider these highlighted features carefully as part of their decision-making process.

Promotions or Special Offers

Based on the provided customer reviews and typical information available for mobile home parks, there is no public data suggesting specific promotions or special offers at Ridgeview Mobile Home Park. Mobile home parks generally operate on long-term lease agreements for their lots, rather than offering transient promotions similar to short-term rental properties like hotels or campgrounds.

In the mobile home park industry, "offers" often manifest in the form of:

  • Competitive Lot Rent: The primary value proposition is often a competitive monthly lot rental rate, which is intended to be an affordable housing solution compared to other forms of housing in the local market.

  • Lease Terms: Instead of discounts, parks might offer varying lease terms (e.g., 6-month, 12-month) that could have different pricing structures, though specific details are not available for Ridgeview Mobile Home Park.

Given the nature of the feedback provided, which points to significant concerns from former residents, it is unlikely that the park would be actively advertising special promotions without first addressing the core issues raised regarding maintenance, safety, and tenant relations.

For any inquiries about current lot availability, rental rates, lease terms, or any other financial aspects of residency at Ridgeview Mobile Home Park, prospective residents would need to contact the park management directly. It is highly advisable to clarify all terms and conditions, and to thoroughly understand the park's policies before committing to a lease agreement.

Conclusion: Why this place is suitable for locals

When considering a mobile home park for local living in Tennessee, suitability often hinges on factors like community environment, management responsiveness, and overall quality of life. Based on the provided public data, including direct customer reviews, Ridgeview Mobile Home Park presents a complex picture for potential residents from Tennessee.

While the location in Strawberry Plains offers proximity to East Tennessee amenities and a potentially more rural setting compared to urban centers, the suitability for locals needs to be carefully evaluated against the specific feedback from past residents. The core of mobile home park living is often the balance between affordability and a comfortable, well-managed community.

The reviews highlight significant concerns regarding maintenance, specifically a prolonged issue with air conditioning in hot weather and an eviction process that left a resident feeling unheard. Furthermore, serious issues with bed bugs and reports of the property manager carrying a firearm during home entries raise substantial questions about resident safety and comfort. Concerns about the "extremely dangerous" park entrance and unmanaged pets wandering into the road also point to potential safety hazards and a lack of general upkeep that would impact daily living for any local resident.

For Tennesseans seeking a place to call home, these are critical considerations. A suitable living environment typically involves consistent maintenance, clear and fair management practices, and a safe community. While the park's existence provides a housing option, the public feedback suggests that prospective local residents should exercise extreme caution. It is imperative for any interested individual to conduct thorough personal due diligence, including visiting the park, speaking with current residents if possible, and obtaining explicit, written agreements on all terms and conditions before making any commitments. This will allow them to assess whether the living environment aligns with their expectations for a suitable and safe home in Tennessee.

Avoid this place at all costs. We dealt with bed bugs from day one. Any maintenance issues are met with suspicions and accusations...not to mention the property manager walks around and enters your home with a gun on his hip. We reported our air conditioning being out in February when it was in the 90's here. He came and looked at it. He arranged for a window unit "borrowed from a neighbor" which was, according to the property manager, for "as long as it was out". Almost 3 weeks passed and we never saw a HVAC service tech or him for that matter. Due to this we withheld rent on the due date. The night the rent was due they came and said they had to have the window unit back. We assume the AC is getting fixed. All is good. Nope! The next day we got an eviction notice. We moved out 2 weeks later. I understand he had grounds to evict us for non-payment of rent but I wanted to put the real story out here so you all really know. DON'T RENT FROM THIS PLACE PLEASE!
