Rent is raised every year. This year, trash is being raised along with rent. Lawn privileges have been taken away. We all are now having to buy individual lawn equipment and nowhere to store it. No real improvements are being made. Half the time we don't have running water. Sewers are always backed up. Drug deals are going on everywhere. Trees are not maintained and are hazards. Poor lighting all through the park, which results in a lot of bad mischief. Scary! Requests for approval to improve my lot go unanswered. Boarded up windows, mold, & weeds up to knees with neighbors. Residents now parking in their yards and grassy areas. If I'm going to be charged this much rent, then we should have amenities, running water all the time, and maintained homes and yards.
I've lived her since October 2023. Since the short time I've been her there has been a lot improvements. The grass in the common areas always cut and well maintained. Management changed shortly after I got here which definitely helped. This property is right on the Alafia River with a nice dock to fish from and docks to store your boat.
The new park manager, Julia is beyond amazing. She is very responsive, good communicator, has done a lot to improve the community and grounds. Her people skills are admirable. It’s a lot better place to live now that she’s here. I hope she never leaves.
I have lived in this mobile park community going on 2 years the first year was rough with the management, but after Julia took over this place has transitioned into such an amazing place to live peaceful, family oriented, just a great environment overall I highly recommend it here. Julia has been such a wonderful asset, exactly what we needed :)
MANAGER AT RIVERLAWN HAD THE AUDACITY TO CUT ME OFF WHILE IM EXPLAINING TO HER THE DAMAGE THAT HAPPENED TO MY TRAILER WAS THROUGH THE TREE REMOVAL COMPANY THAT SHE HIRED NOT THE HURRICANE, INSTEAD OF LISTENING TO ME SHE TOLD ME TO GET OFF MY PROPERTY.. THE PROPERTY I PAY FOR EVERY MONTH. IF YOU ARE NOT PEOPLE FRIENDLY DONT APPLY TO WORK WITH PEOPLE. CONSTANTLY SHUTS WATER OFF THEN SENDS NOTICE HOURS AFTER ITS ALREADY OFF HECK SHE EVEN SENDS THEM OUT DAYS AFTER THE FACT, NEVER FIXS THE SEWAGE ISSUES BUT HAS NO ISSUE UPPING THE BILLS FOR OTHER STUFF. I HAD SUCH HIGH HOPES LIVING HERE. CHRISTMAS WOULD BE ONE YEAR AND NOW IM READY TO LOOK FOR SOMEWHERE ELSE. THIS IS NOT OKAY. DO BETTER. SERIOUSLY. Updated 10/24 in response to Park Manager comment: Please provide the insurance information for the tree company and this will resolve allot of unnecessary headaches. You refusing and them refusing is dragging this out.
