While the park’s owners and managers aim to provide a desirable living environment, prospective residents are encouraged to note that, as in any residential setting, some residents have reported ongoing maintenance and management communication challenges, alongside annual rent increases.
Introduction / Overview
Rolling Hills Mobile Home Park is a long-standing manufactured home community situated in Selkirk, a suburban town in Albany County, New York. The park is characterized by its peaceful, natural landscape, which offers a quiet environment for residents looking to escape the immediate hustle of the city center. It is an all-ages park, making it particularly attractive to families, as evidenced by the inclusion of amenities geared toward children. The community is generally described as being "off of 9W," which underscores its slightly tucked-away location while still being connected to a major regional route.
The homes available in Rolling Hills typically include 2- to 3-bedroom models, offering options for both sale and lease to accommodate various budgets and needs. When residents purchase a home, they lease the land it sits on, which involves a monthly lot rent. New and modern manufactured homes in the community often feature contemporary open floor plans, well-appointed kitchens, and private master suites, providing comfort and quality that rivals many conventional homes. The community is managed by a regional property company that specializes in manufactured housing, with the expressed intention of offering a family-friendly and well-maintained residential option in the Capital Region.
Location and Accessibility
Rolling Hills Mobile Home Park is located at 148 Old Ravena Rd, Selkirk, NY 12158, USA. This location offers a convenient balance between rural tranquility and suburban access. Situated in the Ravena-Coeymans-Selkirk area, the park is less than a 20-minute drive from the center of Albany, making it a viable commuter base for those working in the state capital or surrounding employment centers.
The park's location provides excellent road connectivity. It is positioned just off US Route 9W, a main north-south route that offers direct access to Albany to the north and the lower Hudson Valley to the south. This allows for simple travel throughout the Capital District. However, public data indicates that the location is considered car-dependent, with a minimal Walk Score. This means that residents will generally rely on personal vehicles for transportation, shopping, and errands.
Families living in Rolling Hills are served by the Ravena-Coeymans-Selkirk Central School District, which includes local schools such as the Albertus W. Becker School (PK-5) and the Ravena-Coeymans-Selkirk Senior High School. The convenience of being part of an established local school system is a significant factor for many New York families choosing a residence in this part of Albany County.
Services Offered

It is important to clarify that electric and heating fuels (such as propane or natural gas), as well as cable and internet services, are typically paid for directly by the resident. While the lot fee does include essential infrastructure, residents have noted that annual rent increases, sometimes around 6%, do not always correspond with visible capital improvements to the park.
Features / Highlights
The community highlights of Rolling Hills are focused on its suitability for family life and its quiet setting near the Capital Region.
While the playground is a noted positive, it is important to mention that some residents have observed an increase in noise and "party central" behavior since the loss of a dedicated on-site manager, and there is a reported lack of overflow parking.

Conclusion: Why this place is suitable for locals
Rolling Hills Mobile Home Park is a suitable choice for New York locals, particularly those in the Albany area, who prioritize affordability and a sense of community in a semi-rural setting. The core attraction is the opportunity for stable, detached housing within a short drive of a major metropolitan area. For families, the presence of a well-liked playground and inclusion in the Ravena-Coeymans-Selkirk Central School District are significant benefits. Furthermore, the supportive relationship among neighbors is frequently cited as a major positive, indicating a true sense of belonging within the community.
The financial structure, with lot rent consolidating several utility costs, offers a clear budgeting advantage. While there are noted concerns regarding management responsiveness, annual rent increases, and home maintenance follow-through, the fundamental value proposition remains strong: a relatively peaceful, affordable home base just minutes from the economic and social opportunities of New York's Capital District. For a local user seeking a quiet place "off of 9W" where they can "Love my house" and "Love my neighbors," Rolling Hills offers a compelling, practical, and community-focused alternative to traditional housing in the region.

Pros: A good playground Cons: When you meet Gene, Lucy or John they are overly nice. They will certainly violate fair housing laws when they tell you more families come to Rolling Hills steering you away from the other park up the road. Once you get your home- even if you purchase it, management is kind enough to remove your axels and then sell them for scrap. In fact once every so often the tractor trailer pulls up and you can watch them do it. The management is sometimes even kind enough to allow the driver to sleep in the truck, in our parking lot over night. Rent in raised annually 6% with no capital improvements. There is no longer an on site manager and since then, this place has become party central. There is no overflow parking. Be prepared to also have multiple photographs taken of your home by someone in a car or a truck, this will happen regardless of the appearance of your home. To sum it up, if you like a playground and don’t mind the other stuff this is a great place to rent/own. If you want peace of quiet, a relaxing place to live and to feel proud of where you come to rest your head at night- this isn’t it.
Apr 03, 2023 · Jesse MCcormickLove my house! Love my neighbors! Management….. first one was awful, and stealing from company. Cops were called on her multiple times by multiple residents. New management…. Wendy, Dorota…. Who knows who the manager is?! No one responds! Raised lot rent 6% which is fine if they actually fixed things, and we’re still claiming it’s for the playground that the put in 5 years ago, or claiming that the basketball “court” aka HOOP was $8700 😂 I honestly believe the owner has taken on way too much at his age, and just hires the wrong people to run his company. I think him and his sons have great intentions…. But they’re so overwhelmed with all their parks that this one gets put on the back burner. Maintenance people are slowing working, don’t come to fix/ finish things when asked…. But you get what you pay for right? They have to provide their own tools, and probably aren’t paid much so why would you go above and beyond?! Which then makes residents unhappy. The positives; like I said neighbors are work full! I love my house. Playground is nice for kids. Quiet park off of 9w.
Jan 26, 2023 · Jenna AndersonThe lack of pressure in the water. Can barely ever take a full shower/ bath for my kids. Have reported the issue. Said it was fine. Yeah, sure.
