College Mobile Home Park About

For Wisconsin residents exploring mobile home park options in the Milwaukee area, College Mobile Home Park, located at 6160 S 6th St, Milwaukee, WI 53221, is a community that prospective residents might encounter during their housing search. Mobile home parks can offer a unique housing alternative, often with a different set of considerations compared to traditional apartments or single-family homes. When making a significant decision about where to live, especially for an extended period, it is crucial to gather as much factual information as possible and understand the experiences of current and past residents.

Public feedback regarding College Mobile Home Park suggests a challenging living environment for some residents. Reviews consistently highlight significant concerns regarding property management, maintenance, and overall resident satisfaction. Comments such as "If you want to have peace don't come here. If you dont want to waste your money throwing it down a drain I REPEAT DO NOT COME HERE!" and "Don't waste your time nor your money run!!" are indicative of a deeply problematic experience for those individuals. Issues cited include prolonged periods without essential services like water, unfulfilled promises from management, poor communication, and inadequate maintenance of common areas like garbage removal and snow removal.

While this article aims to be informative and professional, it must also be factual and transparent about the publicly available data. For Wisconsin locals considering College Mobile Home Park, understanding these reported challenges is paramount. This overview will delve into the location, services (or lack thereof, as per reviews), and features, drawing directly from the provided customer feedback to give you the most accurate picture possible of what living here might entail.

Location and Accessibility

College Mobile Home Park is situated at 6160 S 6th St, Milwaukee, WI 53221, USA. This address places it in a well-established area of South Milwaukee, within the broader Milwaukee metropolitan region. Milwaukee is Wisconsin's largest city, offering extensive urban amenities, employment opportunities, educational institutions, and cultural attractions.

The park's location on South 6th Street generally provides good accessibility to surrounding areas. South 6th Street is a significant thoroughfare, connecting residents to various commercial zones, local businesses, and public transportation routes. Its position within Milwaukee means residents have relatively easy access to major highways, facilitating commutes to other parts of the city or neighboring suburbs. Amenities such as grocery stores, pharmacies, and other essential services are typically within a short driving distance.

However, access within the park and specific services like snow removal have been highlighted as problematic in reviews. Residents mention that "Snow removal doesnt happen its horrible" and that "If people park and block the tow company can't even get ahold of her." While the general geographic location offers urban connectivity, the practical accessibility within the park itself due to maintenance issues could pose daily challenges for residents, especially during winter months or when dealing with improperly parked vehicles. For prospective residents, understanding this distinction between overall city access and internal park accessibility is crucial.

Services Offered

Based on the provided customer reviews, the services offered at College Mobile Home Park appear to be severely deficient and inconsistently managed. While a mobile home park typically provides lot rental and essential utilities, residents at College Mobile Home Park report significant failures in the delivery of these expected services.

  • Lot Rental: This is the fundamental service, where residents pay a monthly fee (stated as "$720 a month" in one review) for the lease of the land their manufactured home occupies. However, the value received for this rent is heavily disputed by residents.
  • Water Service: This is a critical utility. Reviews explicitly state that residents were left "without water for almost 3 months." Furthermore, one resident was "charged for water we did NOT have for almost 3 months!" and expressed concerns that "there is no water anytime it’s cold out!" This indicates a severe and prolonged lack of a basic necessity.
  • Sewer Service: While not as explicitly detailed as water, issues with water service often imply complications with sewer, especially if connected.
  • Electricity: One review mentions that "they only had electric," suggesting that while electricity might be consistently available, it was presented as the only reliable utility.
  • Property Management/Office Hours: A significant point of contention is the accessibility and responsiveness of the "lady in the office." Residents state she is "never here NEVER her hours on the door are never true," making it impossible to "catch her." This lack of consistent presence severely hinders problem resolution and communication.
  • Maintenance: Maintenance services appear to be severely lacking. Residents report paying a "maintenance man out of pocket to cover the pipes for winter he used tape and walked away with my money and she just said I was SOL." This highlights a complete failure in providing adequate property upkeep.
  • Snow Removal: This service is described as virtually nonexistent: "Snow removal doesnt happen its horrible." This poses significant safety and accessibility issues during winter.
  • Garbage Removal: The "Garbage is always full" suggests inadequate or infrequent waste collection, leading to unsanitary conditions.
  • Tenant Support/Communication: Reviews indicate a complete breakdown in communication and support. Management is accused of not following through on promises (e.g., regarding lease), being "rude," and playing "games." The inability of a "tow company" to contact management due to blockages further illustrates poor communication.

In summary, based on resident feedback, the services offered at College Mobile Home Park are profoundly insufficient, unreliable, and indicative of severe management neglect.

Features / Highlights

Based on the provided customer reviews, the features and highlights of College Mobile Home Park are predominantly negative, with residents pointing out significant deficiencies rather than positive attributes. It is crucial to present these as reported to offer a factual overview.

  • Lack of Peace and High Drama: Residents explicitly state, "If you want to have peace don't come here," and mention "lies and drama," indicating a highly stressful and unpleasant living environment.
  • Unreliable Management Presence: A major and consistent "highlight" (in a negative sense) is that "The lady in the office is never here NEVER her hours on the door are never true." This makes it virtually impossible for residents to address issues or obtain assistance.
  • Severe Utility Issues: A critical highlight is the prolonged lack of essential utilities, specifically "without water for almost 3 months," and concerns that "there is no water anytime it’s cold out!" This is a major health and safety concern.
  • Poor Maintenance and Upkeep:
    • Snow Removal: "Snow removal doesnt happen its horrible," leading to hazardous conditions during winter.
    • Garbage Collection: "Garbage is always full," indicating unsanitary conditions and neglect of common areas.
    • Property Condition: The park reportedly consists of "run down, raggedy trailer homes which are overpriand and neglected by the owner." Even residents who maintain their own property are affected by the overall appearance.
  • Unresponsive Management: Management is accused of not following through on promises (e.g., lease agreements, addressing issues), being "rude," and "play games." They reportedly "will honestly just hide and not deal with the problems."
  • High Resident Turnover/Desire to Leave: Phrases like "Everyome is selling and getting away from here fast!!" and "everyone else is getting out of here it's not worth your time" suggest a high rate of residents choosing to leave due to dissatisfaction.
  • Inaccessible to External Services: The difficulty for "the tow company" to reach management when vehicles are blocking access points further underscores the management's unresponsiveness.
  • Lack of Value for Rent: Despite "reasonable" lot rent being mentioned in one review, another explicitly states "$720 a month not worth it" given the severe lack of services and issues.

These points collectively present a picture of a mobile home park plagued by significant management and maintenance problems, leading to a highly unsatisfactory living experience for many residents.

Promotions or Special Offers

Based on the provided customer reviews, there is no information indicating that College Mobile Home Park offers any "promotions or special offers" to attract or retain residents. The reviews are overwhelmingly negative, focusing on severe deficiencies in management, maintenance, and basic services, rather than any incentives for prospective tenants.

The core offering of a mobile home park is the lot rental, and one review does state that "lot rent is reasonable" at $720 a month. However, this same review also strongly advises against moving there, stating it is "not worth your time or money" due to the significant problems encountered.

In environments with such reported issues, the focus for prospective residents would likely be on verifying the very basic provisions of a safe and functional living space, rather than looking for additional promotions. Any "offer" from the park would likely be related to the terms of the lot lease itself.

Given the strong advice to "run!!" and "Don't waste your time nor your money," it is highly improbable that any promotional incentives would compensate for the severe issues reported by current and former residents regarding essential services and management responsiveness.

Conclusion: Why College Mobile Home Park May NOT Be Suitable for Locals

For Wisconsin residents, particularly those in the Milwaukee area, considering College Mobile Home Park, the overwhelming feedback from current and former tenants suggests that this location may be highly unsuitable and should be approached with extreme caution. While mobile home parks can offer an affordable housing solution, the reported conditions at College Mobile Home Park appear to negate any potential benefits.

The core reasons for its unsuitability, as voiced by residents, are:

  • Severe Lack of Essential Services: Prolonged periods without water, unreliable maintenance, and non-existent snow removal are fundamental failures that directly impact the safety, health, and daily quality of life for residents. These are not minor inconveniences but critical deficiencies.
  • Unresponsive and Unreliable Management: The consistent reports of the office being "never here," broken promises, rude behavior, and a general unwillingness to address resident concerns create an incredibly frustrating and stressful living environment. Effective management is paramount in any community, and its absence here is a major red flag.
  • Poor Value for Money: Despite a stated "reasonable" lot rent of $720 per month, residents feel it is "not worth your time or money" due to the pervasive problems. Paying for services not received, coupled with the need to pay out of pocket for basic maintenance that is then not completed, represents a significant financial drain and lack of value.
  • Unstable and Unpleasant Living Environment: The explicit warnings about a lack of "peace" and the presence of "drama" indicate a community where basic comfort and well-being are compromised. The high turnover and the sentiment that "Everyone is selling and getting away from here fast!!" suggest a deeply dissatisfied resident base.

While the geographic location in Milwaukee offers urban access, the internal issues within the park itself appear to overshadow any external advantages. For Wisconsin locals seeking a stable, well-managed, and comfortable living situation, the public data strongly advises against considering College Mobile Home Park. It appears to offer a challenging and potentially costly experience that falls far short of reasonable living standards. Prospective residents are strongly encouraged to heed the warnings from those who have lived there and to thoroughly investigate all aspects of any mobile home park before committing their time and hard-earned money.

If you want to have peace don't come here. If you dont want to waste your money throwing it down a drain I REPEAT DO NOT COME HERE! The lady in the office is never here NEVER her hours on the door are never true. You can never catch her unless she is driving around one time and leaving to go run her other business. She said I was going to be on the lease after 3-6 months never happened. Left me and my family without water for almost 3 months. The tow company that deals with the park can't even get ahold of her. She won't even give the information to speak to the owners because she doesn't want the truth to come out. My fiance wrote a review on her after we went without water she called her so fast to get her to remove it talking about she is going to talk to the owners and bring me a letter to the office Thursday morning with the money order for just rent not the 1400$ we are bring charged for water we did NOT have for almost 3 months! She never did so wasn't even there Thursday morning like she was supposed to be. She will say one thing do another. She has her family living in the park fixed there house while we went without water. The whole time she got back after being gone for weeks saying it was an emergency than truth came out a birthday trip. While the state was at the office multiple times trying to figure out why we are without water. Paid the maintenance man out of pocket to cover the pipes for winter he used tape and walked away with my money and she just said I was SOL. She is rude doesn't follow what she says and will honestly just hide and not deal with the problems. Well definitely tell everyone your business like a high schooler and play games to try and make herself look better when we got approved for state help she would reither deny it and be disrespectful because she doesn't like people who won't deal with the lies. Snow removal doesnt happen its horrible. Everyome is selling and getting away from here fast!! Dont waste y974 time or money!!!

Unless u want lies and drama. The lady is never here I've got proof . She will say one thing do another. Just don't waste your time. The state comes to talk to her she is never here. $720 a month not worth it. Garbage is always full, and snow removal never happens. It's the worst job I've ever seen. If people park and block the tow company can't even get ahold of her. Just don't waste your time.
