Services Offered

As a manufactured home community, Southcrest Estates offers fundamental services necessary for comfortable residential living. Based on general practices for mobile home parks and available information, these typically include:

  • Lot Leasing: The primary service involves providing plots of land for residents to place their manufactured homes, managed through a lease agreement.

  • Utility Connections: Each lot is generally equipped with hook-ups for essential utilities such as water, sewer, and electrical services. Residents are typically responsible for their utility consumption.

  • On-Site Office: The presence of an on-site office (as mentioned in public listings) suggests a direct point of contact for residents to address concerns, make payments, and communicate with management.

  • Maintenance Services: While specifics can vary, mobile home parks generally provide maintenance for common areas and infrastructure like roads within the community. Public information indicates "Maintenance on site."

  • Community Management: This encompasses the enforcement of park rules and regulations, handling resident issues, and striving to maintain a desirable living environment.

It is important for prospective residents to understand the specifics of what is included in the lot rent (e.g., trash service, landscaping for common areas) versus what falls under individual resident responsibility.

Features / Highlights

Southcrest Estates, as a manufactured home community in Bloomington, offers several features that are typically considered highlights for residents in Indiana, alongside some areas noted in public feedback that potential residents should be aware of:

  • Affordable Living Opportunity: Manufactured homes often provide a more budget-friendly pathway to homeownership compared to traditional stick-built houses, making it an attractive option for those seeking cost-effective housing in Bloomington.

  • Established Community: Built in 1993 with 204 units, Southcrest Estates is an established community, suggesting existing infrastructure and a developed neighborhood environment.

  • On-Site Amenities: Public information mentions a "Basketball Court" and a "Playground," indicating recreational amenities designed to enhance community living and provide family-friendly activities.

  • Convenient Bloomington Location: Its address on W Gordon Pike offers excellent accessibility to Bloomington's amenities, including shopping, dining, schools, and Indiana University.

  • Community Feel: While recent management concerns have been noted, some previous residents and the nature of manufactured home parks often foster a close-knit community feel among neighbors, which can be a significant benefit.

Important Consideration: Recent customer reviews specifically highlight significant concerns regarding current management practices, including vehicle towing without warning, website issues with rent payments leading to eviction notices, allegations of wrongful evictions, overcharging for fees, and vague, threatening communications. While the physical maintenance staff and the community itself are described positively by one reviewer, the management aspect appears to be a notable area of concern. Prospective residents are strongly advised to conduct thorough due diligence, including speaking with current residents if possible, to get a comprehensive understanding of the living experience under current management.

Promotions or Special Offers

Specific promotions or special offers for Southcrest Estates are not explicitly detailed in the provided public reviews or general information. Manufactured home communities typically focus on long-term lot leases rather than frequent, short-term promotions common in retail. The "affordable living" aspect is generally considered the primary ongoing benefit.

However, interested Hoosiers should always contact Southcrest Estates directly to inquire about:

  • Current Lot Availability: Information on which lots are currently open for new manufactured homes or for existing homes within the park.

  • Lot Rent Rates: The current monthly cost for leasing a lot, which can vary based on size and specific features.

  • Homes for Sale/Rent: The community may have manufactured homes available for purchase or rent directly through the management, sometimes with financing options.

  • New Resident Incentives: While not advertised, it is always worth asking if there are any specific programs or incentives for new residents, although this is not common for all parks.

Given the concerns raised in recent customer reviews about financial practices (e.g., rent payment issues, random fees, late charges), it is particularly crucial for prospective residents to clarify all fees, terms, and conditions in writing before committing to any agreement.

I was completly wrong in my first review! Moving into this place was fine, the management that was here when I first moved in was great Harvey and Sara I think! These new people that run the office now are awful! They literally stole my car out of the driveway without any notice! They seen me working on it , and I guess figuredit was broke down which it wasn’t I fixed it, and then the next day had it towed without warning! I advise you to stay away from this place! These people are terrible

"New managment" is treating this place like an airbnb slum Started "quarterly inspections". Every couple months they send a vague day schedule but rarely tell you what time they'll be there. It's like waiting for a cable guy in 2005. She's towed several cars without warning. Their website constantly messes up rent payments and then she files for eviction DURING the "warning period" I understand there is JUST the manager in the office now. No other staff to check over her blatantly abusive and antagonistic business practices. People have been getting wrongfully evicted, over charged for random fees, (50$ to mow the lawn and they recently were audited for late charges) regularly getting vague threatening spam emails about "graffiti" or "illegal activity on the grounds" and "charges will be filed". The maintenance staff and community are lovely. The manager is the problem.

We love the new management here. They have been exceptional and very helpful. We love Harvey. He helped us get right into a place when we had nowhere to go. He is quick to respond to anything needed. It is a noisy neighborhood, but a decent place to live.
