Southington Estates About

For many Ohio residents, finding an affordable and comfortable place to call home is a significant consideration. Manufactured home communities, often referred to as mobile home parks, can offer a distinct housing solution that balances personal living space with community benefits. Southington Estates, situated in the quiet town of Southington, Ohio, represents one such option for those exploring alternative housing arrangements in Trumbull County.

A manufactured home park operates on a model where residents typically own their manufactured homes but lease the land, or "lot," on which their home is situated. This structure can present a more accessible entry point into homeownership compared to traditional stick-built houses, appealing to a wide range of individuals and families. While each community has its own unique characteristics and management style, the fundamental premise is to provide a structured living environment for manufactured home residents.

Understanding the specific offerings and operational style of any manufactured home community is crucial for prospective residents. Southington Estates aims to provide a setting for manufactured homes, offering a distinct living experience within the local Ohio landscape.

Location and Accessibility

Southington Estates is located at 4668 Herner County Line Rd, Southington, OH 44470, USA. This address places the community in Southington, a township in Trumbull County, Ohio. Southington is known for its more rural, residential feel, offering a quieter living environment away from the immediate hustle and bustle of larger urban centers.

Despite its more serene setting, the park's location on Herner County Line Road provides reasonable accessibility to essential services and neighboring towns. Residents can typically access local amenities such as grocery stores, schools, and basic services within a short drive. The area's road network connects Southington to larger towns in Trumbull County like Warren, providing access to more extensive shopping, dining, and healthcare facilities. For those commuting for work, the proximity to key roadways (though not directly on a major interstate, regional routes would be accessible) allows for travel to surrounding employment hubs within Northeast Ohio.

The appeal of living in Southington often lies in its ability to offer a more peaceful, countryside-like atmosphere while still being connected to the broader infrastructure of the region. This balance can be attractive to individuals and families seeking a quieter home environment without being entirely isolated from necessary conveniences.

Services Offered

In a typical manufactured home community, the services offered primarily focus on the upkeep and management of the park's infrastructure and common areas, supporting the residents who own their homes and lease their individual lots. Based on the standard operations of such communities, Southington Estates would generally provide:

  • Managed Community Operations: A management team oversees the general functioning of the park, including lot rentals and adherence to community guidelines.
  • Individual Home Sites: Each resident leases a specific plot of land where their manufactured home is situated.
  • Utility Connections: Essential utility hookups, such as water, sewer, and electricity, are typically available at each home site. Residents are generally responsible for their individual utility bills, which are often billed separately from the lot rent or may include certain charges as part of the monthly bill.
  • Road Maintenance: Internal roads within the park are usually maintained by the park management to ensure accessibility.
  • Waste Management: Standard trash collection services are generally provided for residents.

It's important for prospective residents to inquire directly with Southington Estates management regarding the specific services included in the lot rent, how utilities are billed, and any additional fees, as these can vary significantly between communities and may include charges like a "maintenance fee" as indicated by a past review.

The features and highlights of a manufactured home community like Southington Estates are often centered around the benefits of manufactured home living and the community environment it aims to foster. While individual experiences and current conditions can vary, general features often include:

  • Affordable Housing Opportunity: Manufactured homes often present a more cost-effective path to homeownership compared to traditional site-built homes, making it an accessible option for many Ohioans.
  • Community Setting: The park structure aims to create a neighborhood environment, potentially fostering a sense of community among residents.
  • Private Lots: Residents typically enjoy their own leased lot, providing a degree of personal space around their home.
  • Location in Southington: Benefits from being in a quieter, more rural part of Trumbull County, offering a peaceful living atmosphere.
  • Accessibility to Local Amenities: Proximity to essential services in Southington and the broader Warren area is a practical advantage for daily living.
  • Variety of Home Options: Depending on availability, the community may offer various sizes and styles of manufactured homes, catering to different household needs.

However, it is crucial for prospective residents to be aware of and directly assess the current conditions of the park, as some past reviews mention concerns regarding maintenance, particularly related to yard flooding, unplowed streets in winter, and the removal of certain amenities like a playground and basketball hoops. Understanding the existing rules and regulations, especially those pertaining to exterior modifications or plantings, is also important for potential residents.

I wrote a review here about 4 years ago giving it 4 stars. DO NOT, I repeat DO NOT move into this place. Management will lie and try to convince you what a great place this is. My lot rent is 700 dollars a month. FOR A TRAILER. Yard has been flooding for years. Management refuses to fix a single lot. If it rains heavy u better wear your swimming trunks and go barefoot because it will be 6 inches above the concrete pad. Refuse to explain their mystery charges on your bill. Used to be water, sewer, trash, plus base rent for your bill. Then last year they raised rent by nearly 40 dollars and then a mystery 25 dollar maintenance fee was added to our bills. So in reality it went up 65 dollars. What's the maintenance fee for? Been here 6 years and never had that before. It certainly isn't for maintenance because they don't maintain this place at all. On top of that the maintenance guy works more than the manager and not only do they not pay him squat, they don't even offer him a discount on his rent when he lives in the park. Shame on them. If u want to pay 1300 dollars a month to live in a trailer in the next 3 years, this is the place for you! That's right the rent is 700, but u have to buy a trailer to love here, the mortgage is 300. That's 1000 a month or 12000 a year. Will shortly be putting my rent in escrow if the issues with flooding and speeding aren't fixed asap.

I lived here for about 3 years. As a stepping stone, it's not so bad. If you have kids, I wouldn't recommend they remove the playground and basketball hoops. They don't want you to have a hoop or even plant trees or flowers without permission. There are more rules than living in an HOA. The lot rent is higher than any other park around, and when you have an issue and make a report, nothing is ever done about it. All the yards flood everyone it rains, and the streets are barely ever plowed in the winter.

Real nice of this place to take away our so called free cable.funny our lot rent went up a lot when we got our free cable.so now there taking away services, which is the same as another rent increase.i hope to see a deduction from our rent now that we will no longer receive cable that we were paying for through our rent.on top of the rent increase we get once a year.this place is a pure ripoff

Not only can they keep the $25 they offer everyone for a good review, I'd pay $25 to leave this one. I've owned my home here since about 2019-2020. My "Lot rent" is almost $700/month every month. Why? Oh that includes the nasty water that we get to use and sewage. Doug, who is the newly appointed manager with the new company is a complete jerk to deal with. If you already live here, he doesn't give a damn about you. The pad on which my mobile home sits is completely destroyed and it's ruining my home. I've contacted them several times, even corporate to no avail. This place was better before impact and gemstone communities were here. If you want mysterious fees on your rent, and no one to talk to in management, this is the place for you. All I can say is run away, stay away, and save yourself some hassle. And if you speak the truth you will be blocked from their Facebook page. Sounds kinda like what they do in dictatorship countries.

Any five-star review for this park was paid $25 to put that review on here. Our rent is continuously increasing yet we're not able to drink the water because it smells and tastes like mold. We also have to pay for water and sewage despite the fact we cannot drink the water. I think it's crazy they're offering a measly $25 for a positive review in a community where the management talks about how they're going to fix things but nothing changes. Save your money and fix the water. *The water line ownership was retained by the park and does not get flushed yearly like it is supposed to. Trumbull Co supplies the water but is not responsible for maintenance. I have in fact complained about this issue to the previous owners and the new manager. *
