Lot rent has went up over 300 dollars in less than two and 1/2 years with no improvements. Contract states no trailers over 3 years old can be moved in and I have seen 3 old trailers moved in in the last year It is loud with planes and trains. If I could afford to move out I would. Also when I moved in trash pick up was included now we pay 15 dollars a month for 1 trash can. Don't move here I started here with 185 a month now it’s 529 a month and nothing changes. They never answer the phone or call you back when you leave a message.

Trash pick ups really stinks. going on second week with no trash pick up waste management only allows us one can anything over that they don’t pick up so it’s for tenants to have to pay for dumping fees. Previous owners used another trash service that came every Friday and would pick up everything multiple cans it didn’t matter. I think they should let us choose whether or not we want to pay for their trash pick up I’ll be glad to pay for my own if they would give me my $14 a month back but they said no if I choose somebody else I still gotta pay it no manager on site getting Manager to respond to any issues since the previous Manager left is almost Impossible they list amenities, but there is none lack of street lighting I reached out to management not even a year ago about Alma plumbing drain real slow I had pipe wrench come out and there was nothing wrong with mine so the park sent somebody out to snake the sewer line and all they did was pull up my toilet and snake down that way no you need to go to the clean out. I’m retired builder. You cannot sneak it all the way out to the drain. There is a leak in my sewage because during this past snow, there was a patch where the sewer line runs that would never freeze and stay full of water even in freezing temperatures so I know there is a leak and chances are tree roots, or something has grown through the sewer line near the street and I still have poor Drain so getting them to maintain the property. It should be other than cutting the grass that’s it lived here a long time always complied with all the rules and regulations are retired and I figured I’d retire here but that every year they keep raising the lot rent and I’m getting to the point where I have to choose the not pay some bills just so I can make sure they’re paid it used to be all about people in this world and caring but now it’s all about money and how much people can make you can’t take it with you when you go let me pay for my own trash pick up give me my $14 back a

In the Maryville location. I initially selected this community due to its competitive pricing. However, with the recent change in ownership, I've experienced a sudden $100 increase in lot rent, bringing it to a total of $464 per month. I noticed this occurred following a weed killer application aimed at "improving the community". While I appreciate the efforts to enhance the place, the unanticipated increase in costs has been a surprise. In hindsight, I would have considered other communities in the area that maintain cleaner environments and offer more attractive lots at comparable or lower rates. In addition to the lot rent increase, I've noticed an extra $15 charge for trash pick-up that was previously included at no cost. These additional costs have changed the affordability and convenience I initially appreciated in this community.

Trains, planes, motorcycles, and loud cars all day and night. Kids that don't respect anyone's property and will steal anything that isn't nailed down (but down say anything to the property manager about it since most of them are her relatives). All the time trash and glass all over the road and nothing done about it. Speeding cars all over (but again, family of the property manager so don't try to get anything done about it). Strong chemical smells almost every night so who knows what that is. Just glad to be out of that trashy place.
