This article aims to provide an honest and informative overview, drawing directly from publicly available resident experiences, to help prospective Iowans make an informed decision.
Mobile home parks can offer an accessible entry point to housing, but the quality of life within them is heavily influenced by management practices and community upkeep. For those in Iowa exploring such options, understanding the nuanced realities of specific parks like Sunrise Mobile Court is crucial. This overview will delve into reported issues, from communication challenges with management to concerns about property maintenance and utility billing practices, offering a comprehensive perspective for anyone contemplating a move to this location.
Sunrise Mobile Court is located at 5505 6th St SW, Cedar Rapids, IA 52404, USA. This address places it within Cedar Rapids, a major city in Eastern Iowa. While the geographical location itself offers potential access to city amenities, the practical accessibility and desirability of the location are largely impacted by the park's internal environment, as described by residents.
Cedar Rapids generally provides residents with access to various services, including shopping centers, healthcare facilities, and employment opportunities. Depending on the specific area of Southwest Cedar Rapids, there might be public transportation options available, and major roadways would connect residents to other parts of the city and surrounding areas. However, for Sunrise Mobile Court, the immediate surrounding environment and the conditions within the park, as highlighted in resident reviews, may overshadow the benefits of its general city location. Proximity to workplaces or daily routes, while geographically convenient for some, is a factor to weigh against the reported challenges of living within the community itself.
- Residential mobile home lots for lease: Provides space for privately owned manufactured homes.
- On-site management: As reported by residents, there is a park manager overseeing operations.
- Utility billing: Residents are billed for utilities, including water, which is reportedly divided among trailers.
- Maintenance of some common areas: While specific services are not detailed, reviews indicate that general grounds upkeep may be inconsistent or problematic.
- Historical Note: Previous reviews indicate that there have been ongoing management challenges, with new management reportedly struggling with similar issues as the old.
- False Violations: Residents have reported receiving false violations, leading to frustration and potential disputes.
- Complaint Deletion: Concerns have been raised about the park manager deleting complaints posted by residents.
- Run-Down Empty Trailers: Empty trailers within the park are described as being in poor condition, with weeds and debris, contributing to an unkempt appearance.
- Mandatory Meetings with Changes: Mandatory meetings are scheduled but reportedly change dates multiple times, causing inconvenience and leading to harassment for non-attendance if residents make work arrangements for canceled meetings.
- Utility Billing Concerns: Residents report issues with water bills, where single renters pay as much as families, and residents are allegedly charged for water leaks at main lines or empty trailers.
- Inconsistent Pet Policy Enforcement: While a leash policy is mentioned, some residents observe dogs running loose, suggesting inconsistent enforcement.
- Unaddressed Resident Issues: Reports of fighting, breaking windows, and damage to property by neighbors for extended periods, with residents being told they "must not like being an adult" when complaining, indicate a lack of effective resolution for serious disturbances.
- Wildlife Damage: One resident reported a groundhog damaging skirting and burrowing under a trailer for three years before the issue was addressed, highlighting slow response times to property-damaging issues.
- Restrictions on Moving Trailers: A significant concern is the inability to move purchased trailers out of the park, which one resident cited as their "biggest mistake."
- Dilapidated Buildings: A boarded-up building with rotting wood and a tarp on the roof is described as an "eye-sore," indicating neglect of park infrastructure.
- Visible Impaired Driving: A serious safety concern highlighted is witnessing a person driving a lawnmower while appearing intoxicated multiple times.
- General Unkemptness: Many lawns are described as having trash and not being cleaned up, contributing to a poor overall appearance.
- Mold and Rotting: Some trailers are noted as being run down, rotting, and having mold on roofs/windows, suggesting significant deferred maintenance.
Based on the available public data and resident reviews, there is no information indicating any ongoing promotions, special offers, or incentives for new residents at Sunrise Mobile Court. The feedback from current and prospective residents primarily focuses on significant operational and maintenance issues rather than promotional benefits. Mobile home parks typically offer promotions to attract new tenants or fill vacant lots; however, the provided information does not mention any such initiatives for Sunrise Mobile Court. Prospective residents are advised to proceed with caution and independently verify all information regarding fees, lease terms, and any unadvertised offers by contacting the park directly, though the prevailing sentiment from reviews suggests a challenging environment.

Based on the provided extensive customer reviews, Sunrise Mobile Court presents significant challenges that make it largely unsuitable for locals in the Iowa region seeking a stable, well-managed, and pleasant living environment. While mobile home parks often offer an affordable housing option, the multitude of issues reported by residents at Sunrise Mobile Court raises serious concerns about the quality of life and the overall value proposition.
The recurring themes of false violations, deleted complaints, unaddressed maintenance issues (such as dilapidated vacant trailers, unkempt lawns, and even structural damage like mold and rotting), inconsistent rule enforcement (e.g., pets off-leash despite policies), and concerns over utility billing practices paint a picture of a community struggling with fundamental management. The reported harassment over missed, repeatedly rescheduled mandatory meetings, and the unsettling claim of being charged for water leaks not related to one's own unit, suggest a deeply problematic relationship between residents and management.
Furthermore, the serious safety concerns, including unaddressed neighborly disputes and even observations of apparent intoxicated driving of heavy machinery within the park, are alarming. The inability to move a purchased trailer out of the park, as one resident highlighted as their "biggest mistake," represents a significant restriction on property rights and personal autonomy, which would be a major deterrent for any potential homeowner.
For Iowans seeking a community where they can feel secure, respected, and where their investment in a home is protected, the current state of Sunrise Mobile Court, as described by its residents, falls short. The pervasive issues reported indicate a living situation that could lead to considerable stress, financial burden, and a diminished quality of life. Therefore, based purely on the available factual reviews, it is challenging to recommend Sunrise Mobile Court as a suitable place for locals looking for a positive and stable mobile home living experience in Cedar Rapids, Iowa.

Do not come live here!! False violations sent to everyone in the park and if you post complaints the park manger deletes them whenever she chooses. The empty trailers are run down, weeds growing and debris around the trailers. Make mandatory meetings and change the dates 3 different times, and you make arrangements at work to have one of the days off only to find out its been canceled. Then harasses ya for not going to meeting. A single renter will pay as much as a family here for the water bill, and if theres water leaks at a main or empty trailer you will pay for that as well. Park managers dog got loose several times but God forbid if you have to go to the bathroom and your not outside the whole time with your dog even though its tied up, she will threaten you. For 2 yrs I lived next to a couple who would fight and break windows and car windows and breaking things in their trailer but if I complain I get told on message"I must not like being an adult". Groundhog for 3 yrs damaging my skirting and burrowing a den under my trailer, just was taken care of (thank you). I could go on but if I were you, i wouldn't advise it. Oh and if you buy a trailer here you cant move it, thats my biggest mistake!!
This place is awful! From older reviews on here ive seen that the old manger was terrible. The manger seems to be just as bad as the old one basing on the reviews and when I talked her in person a bout a trailer. Ive walked around this trailer court before looking at a trailer I was interested in and I seen the rules of this place and the trailer I was interested went against the property rules (Meaning this place was riddled with holes and when asked about it she said those had to fixed by the owner of the trailer) Other things I seen in this trailer court are dogs out running around ( when I asked about pets she said they had be on a leash) Then I asked about how utilities are paid/dealt with. The manager told me that its divided by each per trailer (utilities) Some of the trailers are run down and are rotting with mold on the roof/windows. some of the lawns have trash all around and never get cleaned up. Ive been by there multiple times and still nothing has been done. 1 building there is complete run down (I dont know whats for) its all bored-ed up with rotting wood and the roof is all rotted out with tarp on top. It is a real Eye sore to look every time I drive by. When I drove by 1 time I seen a guy driving around a lawn mower while drinking beer and he defiantly looked completely smashed. and ive this probably handful of times now from this person. I drive by this place daily ( work near by) I thought this place would be a good location to live. HA I was wrong. This place is awful. I would not recommend this to my worst foe.
Terrible management. The lady creeped through my yard at night looking in windows. Her daughter facebook stalked and harassed me. They spread nasty rumors around. She even had my car vandalized. Its like one of those small towns where you fart and everyone hears about it. Terrible homes. They werent kept up to code. All Yards flood. No salt in the winter times. Power occasionally went out. terrrrible issues with robberys from the place across the street. And to add it all up. Riddled with drug addicts. Until new management i dont recommend at all. Was my first home. The landlord got involved in my relationships. She wouldnt let my fiancé move in with me. Just a mess of nonsense there. She needs some prayers. 🤣
This place is a horrible place to live. I went to visit my brother and was shocked at how much he was paying for a dirty broken down trailor. The day i went to visit a very large woman was in the middle of the road through the park. I waited for her to move for a moment then when she didnt I went around her. Next thing i know an older lady is at the door to my brothers trailor degrading him like a child. She then turned to me and started yelling at me for speeding. I said no. i was waiting for the person to move. She is out right disrespectful to other adults. After that i offered to let my brother live at my house. I knew he would have problems with this tyranical woman. And it only took a few months of her consant harassment for him to thankfully decide to move out. I am glad he made the choice to leave because I couldnt tolerate seeing her or hearing her belittle him any longer. I also could barely visit in the winter time because they dont keep the road plowed or spaces clear to park. NEVER LIVE HERE trust me. Shes a hysterical delusional and intrusive landlord.
The place is okay location wise. The rent isn't bad. My issue with the place is the grounds aren't well kept. It kind of looks like a hillbilly run down court where you would find well hillbilly people. There isn't but that's what it looks like.
