The Haven About

For many Louisiana residents, particularly those in the Southwest region, finding a suitable and affordable place to call home is a consistent and important consideration. Mobile home parks, often referred to as manufactured home communities, present a distinct housing alternative that can offer both community living and a more accessible price point compared to traditional homes. In Lake Charles, a city that continues to grow and adapt, these communities play a role in providing diverse housing options for its residents. Among these is The Haven Mobile Home Park.

Lake Charles, located in Calcasieu Parish, is a city characterized by its significant industrial presence, a vibrant casino and entertainment scene, and its ongoing recovery and development efforts. Within this dynamic environment, The Haven aims to provide a residential setting for those seeking a place to live. This article will offer a factual and comprehensive overview of The Haven Mobile Home Park, focusing on its geographical location, the general services typically offered in such a park, and how it fits into the broader housing landscape of Lake Charles, Louisiana.

It is crucial to approach the consideration of any residential community with a clear and realistic understanding of its current state and operational environment. The provided customer reviews for The Haven Mobile Home Park highlight significant concerns regarding various aspects of the living experience, including flooding, maintenance, lighting, and perceived value for money. We will incorporate these direct insights to provide a balanced and honest perspective, helping prospective residents in Louisiana make fully informed decisions about The Haven Mobile Home Park. Our aim is to present factual information based on available public data, ensuring locals gain a comprehensive and realistic understanding of what to expect.

Location and Accessibility

The Haven Mobile Home Park is located at 8511 Gulf Hwy, Lake Charles, LA 70607, USA. Gulf Highway (LA-87) is a significant road in Lake Charles, extending southwest from the city center towards the Gulf Coast. This location positions the park with direct access to a major route, offering both advantages and specific considerations for residents.

For residents of The Haven, the location on Gulf Highway provides accessibility to essential services in Lake Charles. Within a reasonable driving distance, individuals can find grocery stores, gas stations, and other retail options for daily needs. The convenience of being on a primary highway means relatively straightforward commutes for those working in the Lake Charles industrial corridor or within the city's various businesses and casinos.

Lake Charles is a regional hub for healthcare, and residents would have access to hospitals and clinics within the city. For families, the park’s location would be within the attendance zones for Calcasieu Parish schools, providing educational options.

Beyond daily necessities, the location on Gulf Highway offers proximity to some of Southwest Louisiana's unique attractions. This includes access to the Creole Nature Trail All-American Road, offering opportunities for wildlife viewing, birdwatching, and experiencing the natural beauty of the Louisiana marshlands. The city's casinos and other entertainment venues are also typically within a manageable drive. However, customer reviews specifically highlight issues related to the park's environment, such as "flooding" and being in a "swamp" even with light rain, and concerns about "all types of wildlife." These comments suggest that while the location provides access, the immediate physical environment of the park itself, particularly concerning drainage and natural surroundings, is a crucial consideration for potential residents in this low-lying area of Louisiana.

Services Offered

While a detailed, comprehensive list of every specific service offered by The Haven Mobile Home Park is not extensively detailed in publicly available search results, mobile home parks generally provide a core set of essential services to support their residents. Based on common industry practices for manufactured home communities, residents at The Haven Mobile Home Park can typically expect the following foundational services:

  • Lot Rentals: The primary service provided is the rental of individual lots where residents can place their manufactured homes. These lots are equipped with necessary utility connections.
  • Utility Hookups: Each rented lot typically includes essential utility connections for water, sewer, and electrical service. Residents are usually responsible for setting up their own accounts with the respective utility providers and paying for their monthly consumption.
  • Lawn Care (with caveats): Customer reviews indicate that residents "have to pay for lawn care," suggesting it is a provided service. However, the same reviews critically note that "you only get grass cut once a month only!! And the entire yard is not cut!!" This highlights a significant discrepancy between service provision and resident expectations/needs, especially in a region with rapid grass growth.
  • On-Site or Accessible Management: Mobile home parks typically have a management team or a designated contact person to handle resident inquiries, concerns, and to ensure the enforcement of park rules. The provided phone numbers for The Haven suggest direct communication channels are available. However, reviews indicate challenges with responsiveness, stating, "If you put in a request for something, you have to continuously ask for updates or when they will be able to do this or that. Always some excuse to why they can't or haven't got to doing it."
  • Waste Management Services: Access to waste collection and disposal is a standard offering in mobile home parks, usually through designated pickup schedules.
Features / Highlights

The Haven Mobile Home Park, as a residential community, offers specific features. However, it's critical to present these in conjunction with the significant concerns raised by customer reviews to provide a balanced and factual overview.

  • Residential Lot Availability: The core feature is the provision of spaces for individuals and families to place their manufactured homes, serving as a long-term residential option in Lake Charles.
  • Lake Charles Location: Situated on Gulf Highway, the park benefits from being in a major city within Calcasieu Parish, offering access to employment opportunities, commercial centers, and diverse amenities.
  • Affordable Housing Option (Potential): Mobile home parks generally represent a more affordable housing solution compared to traditional stick-built homes, which is a key driver for many seeking living options in the area.

However, customer reviews highlight several significant challenges and "lowlights" that directly impact the living experience at The Haven:

  • Severe Flooding Issues: Multiple reviews explicitly state the park "floods," with residents having "to put pallets on their lawns due to the water on a light rain day!!" and "have to walk in water when coming in and out of home." It's described as "living in a swamp." This is a major concern in a low-lying state like Louisiana.
  • Poor/No Lighting: Residents report "Poor lighting" and "no night lighting throughout the entire trailer park," leading to "security issue because you can’t see, from one end of your trailer to the next." This raises significant safety and security concerns.
  • Inadequate Lawn Care: Despite residents paying for it, reviews state grass is "cut once a month only!!" and "the entire yard is not cut," resulting in "high grass" and "all types of wildlife is surrounding you!"
  • Unresponsive Management: Residents complain about having to "continuously ask for updates" on requests, with "Always some excuse to why they can't or haven't got to doing it." This points to significant issues with maintenance and tenant support.
  • Safety Concerns: Lack of lighting, high grass, and wildlife contribute to residents feeling they "feared for my safety." There's also concern about unknown individuals "coming in and out the Trailer park!"
  • Value for Money Concerns: Residents express feeling they "pay a arm and a leg for rent but you benefit so much less" and it's a "rip off," with accusations of "false advertising" regarding photos.

Given these severe and consistent concerns, prospective residents are strongly advised to conduct extensive due diligence and physically inspect the property, particularly during or after a rain event, before considering residency.

Conclusion: Why this place is suitable for locals

For Louisiana residents, particularly those in the Lake Charles area, considering The Haven Mobile Home Park requires a careful evaluation of its potential benefits against the significant and recurring concerns highlighted in customer reviews. While it offers a specific type of housing, its suitability is highly conditional.

The primary appeal of The Haven, common to most mobile home parks, lies in its potential to provide an affordable housing option in Lake Charles. In a city with various housing demands, manufactured home communities can offer a more budget-friendly pathway to residential living. Its location on Gulf Highway also provides convenient access to major employment centers in the industrial corridor, as well as to essential services like grocery stores and other retail. For locals whose top priority is a low-cost living solution within Lake Charles, this park might initially seem like an option.

However, it is absolutely paramount for any prospective local resident to critically consider the consistent and severe issues reported by existing residents. The most significant concerns include:

  • Persistent Flooding: Reports of the park "flooding" even after light rain, requiring residents to use "pallets on their lawns" and "walk in water" to access their homes, indicate a fundamental and ongoing drainage problem. In a state like Louisiana, prone to heavy rainfall, this is a critical habitability issue.
  • Inadequate Lighting and Security: The absence of "night lighting throughout the entire trailer park" leading to "security issue" and residents fearing for their "safety" due to inability to see, combined with concerns about unknown individuals entering the park, points to serious safety and security deficiencies.
  • Poor Maintenance and Responsiveness: Complaints about inadequate "lawn care" (only once a month, incomplete cuts, high grass), and management's unresponsiveness ("continuously ask for updates," "always some excuse") suggest a significant lack of upkeep and tenant support. This can lead to a very frustrating living experience, especially given the presence of "all types of wildlife" due to high grass.
  • Questionable Value for Money: Residents feel they "pay an arm and a leg for rent but you benefit so much less" and that it's a "rip off" with "false advertising," indicating a perceived poor return on their investment.

Given these grave and consistent concerns, The Haven Mobile Home Park can only be considered suitable for locals under very specific and cautious circumstances. It would require:

  • Thorough On-Site Inspection: A mandatory personal visit, ideally during or immediately after a rain event, to assess the flooding situation, lighting, and general grounds maintenance.
  • Direct Inquiry with Management: A detailed discussion with management about all reported issues (flooding solutions, lighting plans, maintenance schedules, security measures) and their concrete plans to address them. Documentation of these discussions is advisable.
  • Realistic Expectations: A clear understanding that despite its potential affordability, residents may face significant challenges related to property conditions and management responsiveness.

In conclusion, while The Haven Mobile Home Park offers a spot for manufactured homes in Lake Charles, its suitability for locals is severely compromised by the reported living conditions. It is only suitable for those who have fully investigated these issues firsthand and are willing to accept the potential challenges, making it a highly conditional choice for housing in Louisiana.

Poor lighting and it floods renters have to put pallets on their lawns due to the water on a light rain day!! All renters have to pay for lawn care, but you only get grass cut once a month only!! And the entire yard is not cut!! You are living in a swamp with no night lighting throughout the entire trailer park.. It’s a security issue because you can’t see, from one end of your trailer to the next. The grass is high and all types of wildlife is surrounding you! I feared for my safety because I needed a flashlight or cell phone light just to get to my car. And you don’t know who’s coming in and out the Trailer park! You pay a arm and a leg for rent but you benefit so much less Do your homework before renting from this company Not sure 🤔 what happened but the first photo is mines. those photos on here are lies I’ve never see these photos and it is spam and false advertising. So be careful in choosing this place. Don’t waste your time it a rip off

They talk well to get you in for greed. Floods when rains and have to walk in water when coming in and out of home. If you put in a request for something, you have to continuously ask for updates or when they will be able to do this or that. Always some excuse to why they can't or haven't got to doing it. It's pretty sad.

I thought they would be a great place to work but turns out no one there cares about being time efficient nor being on top of things. It took us over 2 weeks and four calls to our agent Jordan for him to finally tells us we were denied which is perfectly fine. So after finding that out we put in for our refund and no one has gotten back to us about even after a phone call and two in face visits to the office and the phone number on their page is always busy and the other two phones numbers no one will answer.

They have CLEAR WATER!! SO there are pros and cons to every property and having clear water is definitely a plus!! Property and floor plans are very nice (although some units obviously need a face-lift, some need a make over, some may even need plastic surgery but we will get to that in a moment) Get it together!!!! This place has SO much potential, seems that there aren't enough staff to properly manage this property. These units should be turn key, move in ready but they aren't. The amount that the residents pay monthly for these units are a bit intense and when there are particular issues with a unit, management should WANT to more than compensate the NEW resident; You're doing it wrong. They are residents not a paycheck!! This would deserve a 5 star if a majority of the move in process was a smooth transition vs The Oregon Trail.

Trailers are nice but the park still needs some cleaning up. But don't be to harsh because not only was it hit hard for mother nature's hard hitting, but the were robbed of allot of there electrical lines and boxes to allot of their mobile homes. But from what I have seen/noticed, they are slowly but surely making the proper actions and repairs to get back on their feet and get things back up to par.
