Virginia Hills Manufactured Home Community About

For Pennsylvanians exploring diverse housing options in the greater Pittsburgh area, Virginia Hills Manufactured Home Community in Imperial offers a unique residential choice. Manufactured home communities provide a distinct approach to homeownership, often presenting a more accessible and affordable alternative to traditional stick-built homes. At Virginia Hills, residents can experience a sense of community while owning their private dwelling, making it a consideration for those seeking value and a specific lifestyle in Western Pennsylvania.

The landscape of housing in Pennsylvania is varied, and manufactured home communities play a significant role in providing accessible homes for many individuals and families. By typically separating the ownership of the home from the land lease, these communities can offer financial flexibility. Virginia Hills Manufactured Home Community is part of this network, and it's a place that is currently undergoing changes under new management, aiming to improve the living experience for its residents in the Imperial area.

Location and Accessibility

Virginia Hills Manufactured Home Community is located at 200 Falls Church Rd, Imperial, PA 15126, USA. Imperial is a community situated in Allegheny County, Pennsylvania, placing Virginia Hills within the expansive Pittsburgh metropolitan area. This location offers residents the benefit of a more suburban or semi-rural setting while maintaining excellent accessibility to the myriad of employment, educational, cultural, and recreational opportunities available in Pittsburgh and its surrounding communities.

Imperial's position provides a balance between a quieter residential environment and convenient access to major business districts, shopping centers, and entertainment venues. Its proximity to Pittsburgh International Airport is a notable advantage for travelers. While one review described the place as "hot garbage" and highlighted issues with power outages, another, from a long-term resident, stated that the community is "Quiet, safe and nice place to live." This disparity suggests a period of transition, with new management actively "updating and making improvements," which could enhance the overall accessibility and living experience over time. For Pennsylvanians considering a move, Imperial offers a location that balances peaceful living with essential urban connections.

Services Offered

As a manufactured home community, Virginia Hills would typically offer a core set of services and amenities essential for comfortable residential living. Based on general industry practices and considering the mixed reviews about its current state and ongoing improvements:

  • Manufactured Home Lots: The community provides individual lots where residents can place their manufactured homes. These lots are equipped with necessary utility connections for residential use.

  • Utility Hookups: Essential utility connections for water, sewer, and electricity are typically available at each home site. However, one review noted "no back up generators for when the power goes out in the whole site which happens often anymore," suggesting that while electricity is provided, reliability during outages is a past concern being addressed by new management.

  • Community Management: The park has management, and a recent change in "new company recently took over the park," indicating a shift in management focus. This new management is reportedly "updating and making improvements."

  • Maintenance: General maintenance of common areas and internal roads is a standard expectation. However, older reviews indicate issues like "never cutting down trees that'll destroy your home," which new management would likely be addressing as part of their "improvements."

  • Waste Management: Access to waste disposal services is generally provided for residents.

  • Used and New Homes: The park likely facilitates the sale of both new and used manufactured homes within the community, though one negative review claimed "new and used homes are all poorly built and not properly inspected or up kept" – this is a strong claim that prospective buyers should verify directly with the new management and through independent inspection.

Features / Highlights

Virginia Hills Manufactured Home Community offers several features that are often attractive to residents in Pennsylvania, particularly those seeking affordable living and a community environment:

  • Affordable Living: Manufactured homes in communities like Virginia Hills typically offer a more economically viable path to homeownership compared to traditional homes, making them an appealing option for many Pennsylvanians.

  • Community Environment: A long-term resident described "Friendly neighbors as well," indicating a positive social atmosphere within the community, which is a significant highlight for fostering a sense of belonging.

  • Quiet & Safe Setting: Despite some negative reviews, a long-term resident characterized it as a "Quiet, safe and nice place to live." This suggests that for some, the community offers a peaceful and secure environment.

  • New Management & Improvements: The recent change in ownership/management and their active efforts in "updating and making improvements" is a crucial positive development. This indicates a commitment to addressing past issues and enhancing the living experience, making it a forward-looking community.

  • Proximity to Pittsburgh Area: Its location in Imperial provides the benefits of suburban living while maintaining convenient access to the vast amenities and opportunities of the Pittsburgh metropolitan area, including the airport.

It is very important for prospective residents to carefully consider the significant negative feedback, particularly claims of "poorly built and not properly inspected or up kept" homes, lack of communication ("will never even communicate"), and concerns about "trees that'll destroy your home" and frequent power outages without backup. While new management is making "improvements," direct verification of these specific issues and their resolution is paramount. The conflicting reviews ("hot garbage" versus "Quiet, safe and nice place") strongly suggest a community in transition, and personal assessment is vital.

This proactive approach will help ensure that Virginia Hills Manufactured Home Community aligns with their expectations for a comfortable and stable home in Pennsylvania.

Do yourself a favor and never move here. new and used homes are all poorly built and not properly inspected or up kept. They will charge an arm and a leg for crap and they will never even communicate, never cutting down trees that'll destroy your home and there's no back up generators for when the power goes out in the whole site which happens often anymore. This place is hot garbage. Don't waste your time.

Do not buy a used mobile home from them! They told me that my plumbing was new, I had sewage from my toilets emptying under my trailer. They told me that my electric box was new it's not it needs replacing. They told me that the subfloor was new. Most of it was but not in the bedroom there's a draft coming up from the floor. I replaced the carpet with hardwood and my worker said that he could see a large hole in the floor at the bedroom door. I've already replaced one bathroom. The bathrooms looked new. What a laugh!? They painted the bathtubs with paint. It peels off and sticks to your body. It's awful. They did fix the plumbing. I'm on a fixed income and cannot afford this. I'm stuck here. The only upside is theat it's a really nice place to live. To bad they're not honest. They charged me to much for this place. I feel taken advantage of. Management called me today. What a joke! I repeat do not buy used from them! I contacted channel 11 news about this place. I'm not the only one they've ripped off.

Second review in under a year. Rental office is neglectful currently have a tree down in my backyard. The company has the nerve to raise rent when the office workers sitting there never replying to emails and they refused to cut down dead trees cause my neighbors tree to destroy my yard. My home owners insurance provider hasn't even been able to get in contact with them directly. What a joke. Do yourself a favor and never move here.
