Westfield Mobile Home Community About

For many Texans, finding affordable and comfortable housing in a vibrant city like Houston can be a significant consideration. Westfield Mobile Home Community, located at 520 Gulf Bank Rd, Houston, TX 77037, presents itself as an option for individuals and families seeking manufactured home living. Mobile home communities offer a unique blend of independent living within a structured neighborhood environment, often providing a more budget-friendly alternative to traditional stick-built homes, particularly in a competitive housing market.

Westfield Mobile Home Community aims to provide residents with a place to call home, offering the opportunity for homeownership or rental within a community setting. Understanding the nuances of such communities is crucial for prospective residents, especially concerning their location, the services provided, and the overall living experience. This article is designed to give you a factual overview of Westfield Mobile Home Community, based on publicly available information, to help you determine if it aligns with your housing needs and preferences in the Houston area.

It's important for any prospective resident to conduct thorough due diligence, including visiting the community, speaking with current residents, and reviewing all terms and conditions of residency. Our goal here is to present a clear and informative picture to aid in that process.

Location and Accessibility

Westfield Mobile Home Community is situated at 520 Gulf Bank Rd, Houston, TX 77037, USA. This location places it within the larger Houston metropolitan area, offering residents access to the city's extensive amenities and opportunities. For Texans considering this community, accessibility is a key factor. Gulf Bank Road provides direct routes to various parts of the city, potentially connecting residents to major highways, employment centers, shopping districts, and educational institutions.

The address indicates a location that may be on the edge of city limits and county lines, as suggested by some feedback. This positioning can sometimes offer a blend of urban convenience and a slightly less dense environment compared to the inner city. Proximity to local schools, healthcare facilities, and retail outlets would be important considerations for daily living, and a review of the surrounding area on a map can provide more insight into these conveniences.

However, it is also crucial to acknowledge and investigate any potential challenges related to the location. Some public feedback indicates that the community is in a "low lying flood zone." Houston is known for its susceptibility to heavy rainfall and flooding, and this is a significant factor for any property in the region. Prospective residents should research flood maps and historical flood data for this specific area to understand the potential risks and whether flood insurance or mitigation strategies are necessary. Additionally, reports of electricity outages during thunderstorms suggest that the electrical infrastructure or its connection to the grid might be prone to interruptions in severe weather.

Understanding these geographical and infrastructural aspects is vital for Texans considering a long-term residence, allowing them to make an informed decision about the practicality and safety of the location.

Services Offered

Mobile home communities typically offer a range of services to their residents, which often include:

  • Lot Leases: Residents typically lease the land on which their manufactured home is placed. This lease usually includes access to the community's infrastructure.
  • Utility Hookups: Standard services include connections for water, sewer, and electricity to individual mobile home lots. It's important for residents to clarify which utilities are included in the lot rent and which are the responsibility of the homeowner.
  • Waste Management: Most mobile home parks provide regular trash collection services for residents.
  • Community Management: A management team is usually on-site or readily available to address resident concerns, enforce community rules, and manage general operations. Positive interactions with management are often highlighted in good communities.
  • Maintenance of Common Areas: The park management is typically responsible for maintaining shared spaces, such as roads within the community, landscaping of common areas, and any communal facilities.

Based on feedback, residents should clarify the specifics of services like electricity provision, especially concerning reliability during adverse weather, and understanding the nuances of how management operates, as some feedback suggests concerns about management actions related to vehicle parking and potential evictions.

Features / Highlights

While specific amenities for Westfield Mobile Home Community are not extensively detailed in general public information beyond basic contact details and some review comments, typical features and highlights of well-regarded mobile home communities in Texas often include:

  • Proximity to Local Conveniences: As an urban mobile home park, a key feature is often its closeness to everyday necessities like grocery stores, pharmacies, schools, and medical facilities.
  • Affordable Living: For many, the primary highlight of a mobile home community is the potentially lower cost of living compared to purchasing a traditional house, making homeownership more attainable.
  • Community Atmosphere: Depending on management and resident engagement, some mobile home parks foster a strong sense of community, with neighbors interacting and looking out for one another.

It is important to note the specific feedback mentioning "the cars touch the grass just a little bit youre car will be towed." Conclusion: Why this place is suitable for locals

For Texans, especially those in the Houston area, Westfield Mobile Home Community could represent a viable housing option primarily due to its potential for affordability in a major urban center. The cost-effectiveness of mobile home living often makes homeownership or stable long-term residency more accessible compared to the increasingly high costs of traditional housing in Houston. This affordability is a significant draw for individuals and families looking to manage their budgets effectively while still enjoying the benefits of living in a large city with abundant job opportunities, educational institutions, and cultural attractions.

Its location on Gulf Bank Road offers a degree of accessibility to various parts of Houston, providing convenience for commuting, shopping, and accessing city amenities. For those who work in nearby areas or rely on urban services, this can be a practical choice.

However, suitability for local Texans also hinges on a thorough understanding and acceptance of the noted challenges. The mention of the community being in a "low lying flood zone" and experiencing "lights (electricity) will go out" during thunderstorms is critical information. Texans are well-versed in the realities of severe weather, and prospective residents would need to assess their comfort level with these risks and understand any community-level or personal preparedness measures. Similarly, the feedback regarding strict towing policies and concerns about management's perception of ownership ("the maneger thinks hes the owner and after you finish payin youre trailer he will kick you out") highlights the importance of reviewing all lease agreements and understanding resident rights and community rules explicitly before committing.

In summary, Westfield Mobile Home Community offers a potentially affordable entry point into the Houston housing market for Texans. Its suitability will largely depend on an individual's priorities regarding cost versus potential environmental and management-related concerns. For those who prioritize affordability and are prepared to navigate the specific challenges mentioned, it could be a practical place to establish a home in Houston. Careful investigation and direct communication with the community management are essential steps for any interested Texan.
